304 properties is AMAZING! They are extremely responsive, friendly, and always available. From showing me their apartments, to signing my lease, to move- in day, their customer service was spot on! I lived in another apartment last year that was owned by another locally run rental company. And wow, there is no comparison! 304 properties definitely stands out and I’ve heard other people say the same thing. Thanks, 304 Properties for giving me a very positive living experience! I would highly recommend renting from this family owned company.

My experience at 304 properties for the past two years has been exceptional, everything from the apartment to the friendly staff. Before moving to Delta 2 I lived in two other well-known student housing apartment complexes that always had maintenance issues, the amenities, such as the pool were always being worked on, and although it was nice they had a shuttle to get to classes it felt like I was planning my whole day around the 45min-hour one way commute. At Delta 2 I was a 5-minute walk to all my downtown classes, if I had any maintenance requests they were quickly taken care of, and they didn’t try to nickel and dime me for basic ware and tare when I moved out. They treated me like a resident and not just some “tenant” to collect a rent check from. Overall my experience with 304 was a 10/10 and I wish more landlords around the area would take a page out of their playbook.

304 Properties are easily the best landlords I have ever had in Morgantown! I recently graduated in May 2024 and I have had 3 landlords through out my college years and they were by far the best! They are extremely understanding and will do anything to make sure that you have a good experience renting with them. There are so many landlords in Morgantown that are there for just the money but these landlords actually care for you and take the time to make sure they accommodate you. The apartments are well kept up and the landlords are great at communicating. If you are looking for apartments in Morgantown, I would definitely recommend 304 Properties!!!

Truly the best landlords in town! I have lived with 304 Properties for two years now and I have had a great experience at Delta One and Beechfront. Staff is genuinely friendly and easy to get a hold of. If there is a maintenance problem, they are quick to come work on it. Great location, close to campus/downtown. Would recommend living at any of their properties to anyone, especially students!

The people that run it seem nice, don’t get it twisted tho they’re there to make money. Charge a ridiculous amount for the worst parking lot in history that constantly has non tenants parking in it causing no parking for actual tenants car was hit 3x in the 1 year i lived here, they did nothing about it even tho there is cameras in clear view, also kept my apartment in perfect condition, was charged $300 from security deposit for cleaning and regular maintenance (not from any damage, it states for cleaning and maintaining common areas and parking lot so it’s a standard charge every year) so expect half you deposit gone for them to do basic stuff they should already have to do. They also state utilities included but make sure you read the exact amount you’re allowed or you’ll be charged for it at the end of the year. I think if you go over like $1400 a year they charge you for it. I would absolutely never rent of this company again nor recommend it as stated the people seem nice but the lease, parking and lack of effort on there end is atrocious. Also they wanted to show our apartment to about 30 different interested buyers and it got extremely annoying. The apartments also are not good quality every sink leaked the knobs were trash they’d come “fix” it and the same issue would happen 2 days later. The fridge was garbage and the dumpster is constantly overflowing and blocked by people tryin to pick up junk around the dumpster that i assume 304 properties allows to, which blocks the pull in. So yea if you wanna live somewhere that’s a constant headache between parking, stuff breaking and never being fixed correctly and then having them take half your deposit for just basic maintenance then sure be my guest but i’d honestly rather live in a tent then every pay these people a dime again!

The folks at 304 properties are fantastic. Ever since signing at their 512 property, I have been more than satisfied. They offer quality rental properties in great locations at a very reasonable price. There’s nothing hidden, and any of the employees will help you out any way they can. I would recommend 304 properties to anyone that is looking for a quality space in Morgantown.
