4R property management ran the same game on me. Maritza Perez was very communicative during the move out. Friendly emails assure you it’s all legit. Three weeks later she doesn’t return the deposit and I can’t contact anyone at the company anymore . the phone records and email have disappeared. The address listed here on Google maps is not even their legal address. SCAMMERS! My unit was perfectly cleaned, a new tenant has already rented it, they have no reason to steal my deposit ! I Will take them To small claims court !

Also experiencing the same situation! Moved out July 31st, and still have not received any response to my emails or certified demand letter. I will also be looking into small claims court. They were very responsive when I was coordinating my move out, but silent when it came to returning my security deposit.

UPDATE: I went to small claims court and was able to get 2x my security deposit back.

Same exact thing as the previous comment. There seems to be a trend and legal action can be considered for this

Update:
Was able to secure my full deposit back thankfully, after 30+ days (they said 21) and follow ups. Tell them you need a tracking number for when they mail your deposit. Continuing to hear negative feedback from current tenants. Additionally, tenants who email them requests are clearly screened before they choose which ones they reply to; if you tell them you are moving out or ask something about rent money you’ll get a response asap- all others *ignored*.

Absolutely the worst management company I ever came across of. Their manager Maritza have completely ignored me regarding my deposit in over a month (so far) after I moved out via phone number and email, but was very communicative before I moved out. I was able to find their office number online and the lady on the phone just wouldn’t listen to me and kept interrupting saying she’s not the one I should talk to and just advised to keep emailing Maritza, or “do whatever you would like to do”, then hung up on me and never picked up the phone. Shady, incompetent, unprofessional. Will have to take this matter to the small claims court and will edit the review after.

Worst management company ever.

They are unresponsive to any emails about maintenance. It is impossible to get someone on the phone or through email to respond to you.

In the rare case that they do reply, they will tell you the issue you have isn't happening. Do not rent from this company!!

I cannot believe that this company is allowed to exist. there is a horrible rat problem at 602 S Dunsmuir Ave where I rent a unit from them and I have emailed and contacted them multiple times to fix it, but they never respond or do anything. This is criminal and illegal.

DO NOT RENT FROM THESE PEOPLE. Awful maintenance and will literally steal and withhold your security deposit. Same issue as all the others, I have still not recieved my security deposit back. No one answers the phone or emails. Maritza completely ghosted us and stopped responding once we asked for our money back.
