Lived there for a year. Moving in was inflexible as elevator had broken during my moving date, which was forced to be earlier cause my monthly rate would increase. This forced me pay for a week of rent without being able to actually moved in. Administration did not care. Management team is very nice but upper management obviously doesn't care much for its residents.

Was also not told how high garbage services would be monthly. Make sure to ask many questions on how much utilities will cost.

We've had our apartment for 10 years, and we're finally leaving. I am thoroughly disappointed about there not being any Security to protect us here. They lied, and said there was. (The Daly City Police department clarified that we didn't have security). Homeless people sleeping in the hallways. Pets peeing, in the elevators. Constant break downs of elevators. Break in the cars reported by many tenants, and cars stolen. I myself have had to regulate homeless people, and would be thugs smoking, and drinking in our halls. Especially the street entrance near the old snap fitness. To get something fixed takes forever, now the audacity to sell parking spots to outsiders from the building. If we wanted to live in the tenderloin we would have done it. The views may be nice, but it is appalling the neglect you receive once you complete your tour. Ten years!!!!! This is crazy!!! It results to let's smile, and give them a tour, and once they're in we can take our time. I know my post won't do much, but it breaks my heart. 💔

I toured 88 Hillside, La Terrazza, and South City Station which is managed by the same management team. I would like to share my personal experience touring here even though I didn’t end up leasing here. The apartments at 88 Hillside were spacious, and the apartment I toured had an amazing ocean view. The retail/guest garage had plenty of parking, which was important to me since I like hosting small gatherings for my friends and families. I ended up choosing South City Station as my new home due to its convenience next to Costco, Trader’s Joe, and Bart. Overall, my experience touring 88 Hillside was great. Vanessa, the leasing consultant, was informative, and I got free pizza because they were hosting a resident event when I toured. I would recommend this location if you’re looking for a townhome layout!

After enduring a series of incredibly frustrating emails with management, I feel compelled to share my experience to warn future tenants.
(Shoutout to the maintenance team—my only positive interaction here.)
I lived at 88 Hillside for over two years, and my move-out experience has been nothing short of deeply disappointing and unprofessional. During the pre-move-out inspection, I was assured multiple times that no deep cleaning or repainting was necessary. Yet, I was blindsided when I later received a bill for cleaning and painting, completely contradicting what was communicated during the inspection.
Under California Civil Code § 1950.5, landlords are restricted in their use of security deposits to specific expenses, such as past-due rent, repairs for damages caused by tenants (excluding ordinary wear and tear), cleaning to restore the property to its original condition, or replacing/restoring the landlord's property as outlined in the rental agreement. Security deposits cannot be used for damages that existed before the tenant moved in, unreasonable or unnecessary expenses, or ordinary wear and tear.
Additionally, tenants have the legal right to an initial inspection before moving out, which allows them to address any potential deductions. Landlords are obligated to notify tenants of this right and provide an itemized statement of deductions, giving tenants the opportunity to rectify issues and avoid charges. Furthermore, within 21 days of move-out, landlords must provide an itemized statement detailing any deductions (if they exceed $125) along with the remaining deposit. If repairs are conducted by the landlord, the statement must specify the work performed, the time spent, and the hourly rate.
When I reached out to General Manager Damion Darling to dispute these unjust charges, his responses were dismissive and passive-aggressive. Despite my multiple requests for clarification, they only provided a detailed invoice after I pressed them, and it was well past the legally required 21-day period. Even with this significant delay, Damion refused to adjust any of the charges, insisting they were entitled to these costs according to California law.
I want to emphasize that I don’t mind paying for legitimate cleaning or painting expenses, but what I truly expected was transparency and honest communication. Unfortunately, that has been sorely lacking from this management team. If the charges had been communicated clearly and in good faith, I would have accepted them without hesitation. Instead, the complete absence of transparency and consistent communication left me feeling misled and questioning the validity of the fees.
Even more concerning, another former tenant recently shared with me that they experienced an almost identical situation. They were also assured during their pre-move-out inspection that no major cleaning was necessary, only to be hit with similar unexpected charges. This pattern raises serious concerns about how move-outs are managed at this property, leading me to believe this may be a tactic to exploit tenants financially.
Additionally, I feel I have been unfairly targeted due to a previous disagreement with management. I raised concerns about potential bias, but Damion’s response was dismissive and unprofessional. Rather than addressing my concerns, he suggested I take the matter to small claims court, which felt more like an intimidation tactic than a genuine attempt to resolve the situation.
Reaching out to corporate has proven to be an uphill battle, as they have been difficult to contact. I have requested that another manager review my case due to the glaring lack of professionalism and transparency I have encountered throughout this process.

I hope my experience serves as a cautionary tale for future tenants.

The property management is always trying to come up with innovative reasons to bill you. What they don’t tell you when touring the units , is that there is a very high utilities bill every month. You end up paying about $450 a month for utilities alone. They also are very slow in responding to emails and maintenance requests . Make sure to get the numbers right before you sign your lease because the management is clever to only advertise about the rent and does not talk about the various fee that follow along

My roommate and I toured here last week and fell in love with the townhouse we seen! The apartment was unbelievably large which is so uncommon in the bay area and definitely in our top two.

Also the pricing was great compared to other apartment complexes in the area. Will definitely check back in next month to see what they have to offer for May.

I must say that they have been exceptional in their management of the property. Carlos has consistently providing a comfortable and enjoyable living experience for years I lived in this property.

Carlos and his team has been very responsive. Whenever I have had a maintenance issue or a concern, they have been quick to address it and ensure that everything is taken care of promptly. They are always available to answer questions and provide support to residents, which has made living in this complex a truly hassle-free experience.

Overall, I would highly recommend this management team to anyone who is looking for a well-managed and comfortable apartment complex.

I did a walk-in tour at 88 Hillside and I really liked it! I never been treated so well by any leasing team! I had the pleasure of meeting Rey one of the managers and even he was so helpful trying to find my wife and I the perfect home. He gave me all the information about near by schools for my boys!
