Lived here for almost a year and had a positive experience, so I wanted to leave a review!

Pros:
1.The building is well-constructed with high ceilings and thick walls. Unlike most apartments I’ve rented, you can barely hear your neighbors—huge plus. 2.The maintenance team is super fast, professional, and respectful, usually fixing issues by the next day (really appreciate that!) 3.The gym is well-maintained.

Cons: 1. The leasing office isn’t on-site, so they don’t fully understand the building. But given that rent is slightly cheaper than most SLU apartments (at least when I signed the lease) so it’s a fair trade-off for me. 2. Some neighbors are careless with trash, leaving food scraps and boxes on the floor instead of using the chute.

We have lived in 8th and Republican for 2 months now and we liked the experience so far. Maintenance staff is very responsive. One time our toilet was clogged on Sunday - we didn’t think we would be able to use it till Monday but right after we submitted maintenance request, a staff came to help us fix. The gym facilities are very well-maintained. We also like that the room is very sound proof (once a week we would hear a dog barking but only for a few minutes and we don’t mind). We could hear noise along the corridor if people walk by/talk/open/close their door but this is rare and only if we are in the living room. As you can see, we love this place! Our only complaint would be a slightly high parking fee ($200 for an unreserved spot) and $60 utilities fee per person on top of the rent

8th and Republican has by far been the most unhelpful, unfriendly and cold community I've lived in, especially in Seattle. There is no way to reach them in a timely manner, even about billing concerns. All their numbers go to voicemail. Move out charges are arbitrarily determined, with no rhyme or reason provided as to why they're so high, even after doing everything they've asked for in their lease terms. Again, can't reach anyone to actually talk to about the charges, much less anything else.
Move-in was also a hassle in this community, there is no move-in equipment such as dollys or carts to move your furniture in, a fact that I learned 3 days after moving in, when they decided to get back to me about my many missed calls. Every community usually offers a cart on wheels to make move in easier, but not here! You're on your own to move in, nobody to greet or help with the questions that come with being new to a community. Packages are often left on the floor of the package room, you're lucky if they don't end up getting stolen. Overall, a really inconvenient community to live in, especially if you have concerns or questions. I shouldn't have to walk over to another community to get me questions answered, when I'm paying rent and living in different community. Save your money, rent elsewhere.

Updated: Leasing & I were able to resolve all the ledger discrepancies, and were helpful in getting the charges to a fair amount. Thank you Mila! For anyone looking to move here or is moving out - take a look at your ledger carefully as there are undue charges that may not apply to your unit and situation - as is with any move out process when renting.

I lived here for a year and this is by far the WORST management/apartment I’ve ever lived at.

1. They don’t have a front desk/receptionist so you’d think that they’d be easy to reach over the phone right? Nope. I would call multiple times a day on different days DURING BUSINESS HOURS and my calls would go to voicemail every time. I had to BORROW someone else’s phone and pretend to be interested in leasing an apartment to get anyone to speak with me at all.
2. They said they put me on the parking waitlist when I moved in and never heard back about it the whole year I lived here despite me following up
3. The call box never worked the entire year
4. They entered my apartment over 8 times in the year I lived here for various reasons one time barging in without notice and not leaving when I told them I was it wasn’t a good time.
5. Outrageous move out charges of a strange “painting fee and cleaning fee” of over $500 total as other residents have mentioned in reviews. I left the apartment spotless, took pictures and videos, and have received no response to my attempts to contact them regarding this. The apartment was dirty when I moved in and I left it in better condition than when I moved in.
6. Had packages stolen well over 5 times
7. There was a homeless person camped in the back for a few months
8. There was a swastika graffiti’d on my wall when I moved in. They mentioned they’d send someone to clean it and nobody ever came

Overall, I would recommend to avoid this place at ALL costs. They only care about getting you to sign a lease and after you’re locked in, good luck getting anyone to help you with anything ever again. Will never rent from Essex managed communities again

UPDATE! Just renewed for my third year! Love the team here and couldn't imagine moving. Thanks to Matthew F with the leasing team. Mila with community relations, and Feriz with maintenance! They have been so helpful over the years and always very responsive and kind. Anytime I have submitted a request via app or over the phone, I get a response in under 24 hours. Maintenance is great and almost always resolves my issue within the same day. Anytime I have called the team I have gotten a call back within the same day, and they were able to help me out instantly! Safe place to live and love the coffee shop below. Excited to be here for another year!!

2023 - I’ve lived here for about a year now and just renewed my lease! The team here is amazing and Mila (community relations rep) is AWESOME! So helpful and easy to chat with. Thanks team!!!

I lived at this property for 1-year. The units themselves are nice and the area is good (though there was one morning where 3 cars had their windows smashed). I only have one complaint, and it's a large one.

Essex management is bad. Really bad. For starters, nobody works at this site. I lived here for a year and never saw a single employee. This makes it extremely difficult to get assistance with anything. I had packages stolen more than once and the building overall has a very cold and uninviting aesthetic to it.

I've now moved out and have not received my security deposit back. Despite only residing in the unit for 24-days in March, I was charged rent for the entirety of the month. I was told the difference would be added to my security deposit and returned to me. I moved out 2-weeks ago and have not received any refund. And the property management has refused to respond to any of my numerous emails asking for clarification on when I will receive this. This goes beyond unprofessional in my mind.

You can do worse than 8th and Republican - the area is safe and clean, the residents are nice and the coffee shop on the ground floor is good. But you can also do a lot better. I'm very hesitant to rent from a property managed by Essex again. I'd recommend anyone pay attention to the companies running your building. In general, I've had a much better experience at Holland properties.

You got to love the maintenance team. They are quick to respond and resolve any issues you may have in less than 4 hours!

I moved here 1 month ago and a package of mine was already stolen. I received zero support from the community managers. They said the only way they can cooperate is if there is a police report involved. I asked them to review the security footage, but they don't want to review anything without a police report. Feels like they are hiding something and don't support their residents at all.

Their response: "Per your lease which you acknowledged and signed, Page 8, Section 40, paragraph a states that we're not responsible for your packages...". They might not be legally responsible, but a little empathy and support would have been nice from them.

Very disappointed of the management. I really hope they can bring an onsite person back, at least during the mornings when packages are delivered.
