Very good apartments. High-quality repair, good plumbing, new washing machines, new refrigerator. The complex is clean, garbage is taken out on time. Covered parking. Everything is tidy. The management is very polite, responsible, always at work, always ready to help. They are glad to quickly resolve any issue. My best experience with management in the USA was here! Within walking distance there is a nice place to walk along the river. One minus is the loud noise from the vehicles. The location of the houses is near Fair Oaks Blvd where cars are driving 24/7 and you hear them all the time.

We have come up on our one year and are sad to go. Lourdes has been warm, welcoming, and attentive our entire stay. We appreciate the office staff and maintenance immensely as they have become family. The grounds are stunning, quiet, and serene. Our kids enjoyed the space to play, pools, kind neighbors, and the baby ducks roaming the property. The amenities are always clean and management has done a great job updating the place. We appreciate your kindness during our stay, thank you for all you do🤍

Great apartments and great maintenance team! Antonio is so great at helping me out and being available when I need him! He always gets the job done and knows how to make us feel comfortable asking for help! Our AC wasn’t working and as it started getting hotter we needed it more and more, Antonio was here and fixed it immediately!

Anytime we've put in a work order things are handled quickly and efficiently, if they can't fix the problem initially they keep working until they do. Antonio in particular has been the one to help us out the most and he's always professional and approachable answering any questions or concerns we may have. Very happy with how things are handled, keep up the good work.

I just wanted to take a moment and give my feedback on 98Hundred's maintenance team. Specifically Antonio and Chris.

Every time I need assistance Antonio is right there working closely with me to coordinate the best time to come by my apartment, communicates very well about what the problem is, how it will be resolved, when it will be resolved, and what caused the problem the first place. He is very thorough and kind hearted. You can tell he really enjoys helping others.

More recently I have had the pleasure of meeting Chris who is also on the maintenance team, is very polite, and assisted Antonio on his latest visit to my apartment to fix my dryer. They make a great team! Keep up the good work guys!!!

Really grateful for the 1 year my wife and I lived here. It was an affordable place, it was a nice property, and helped us realize we really liked this neighborhood. So we have since lived in other spots within 0.5 miles of this complex. Total stroke of luck that we stumbled upon living here. And we have loved this area! Thanks for having us for the 1 year we were here!

Behold - the Olympic gold standard of incompetence in leasing offices. Here, your problems are "solved" by denying their existence and waiting until you stop complaining. Service requests are ignored at worst, and tended to several weeks later, at best. My neighbor's AC wasn't working, and his requests to repair were denied through the Sacramento summer.

I wrote this review after I moved out, seeing as my review can no longer affect my security deposit (not like I received any, anyway 😊 ) . In general, everything leaks in here: My upstairs neighbors patio leaking rainwater into my patio? (image attached) Denial. Dishwasher leaking into kitchenfloor? Addressed more than a month later with no improvement in its functioning. Upstairs bathroom flooding into mine? Oh well, this time they did take care of it thankfully. In my one year of stay here, not a single email was responded to. There were days when the leasing office would be "closed for lunch" the entire day, and locked from inside, ignoring residents' knocks from the outside. Residents are simply not a priority for them at all, as long as the rent money keeps coming. Good luck getting any requests through if you approach Vincent at the reception; go to Belinda or Lourdes instead - they actually care and will get things done.

I made the folly of trusting the leasing office too much for my own good. Your requests are never urgent, but their last-minute notices to vacate parking lots for extended periods are urgent and you are liable to be towed if you don't abide. I cannot verbally express how much relief I felt the day I moved out.

This is the absolute worst complex we’ve ever lived in. The day we moved in the apartment was FILTHY and still had some of the old tenants belongings in it. Clearly no cleaning service had been through and management for sure did not do a walk through. The toilet literally had no tank lid, the microwave had old food in it, and best of all the dishwasher had black mold in it. Which the office seems to think wasn’t a problem because they replaced it a few days later after I had to argue with them because the maintenance man put a dishwasher cleaning tablet in it and said it was totally fine. Pictures are at the bottom. Living here for the 13 month lease was just as unpleasant as move in. They’re constantly doing “improvement projects” like repaving the parking areas which actually just means you can park in the complex for a week. I’m glad they do “improvement projects” but they don’t actually care AT ALL about the cars being stolen, broken into, and gas siphoned literally every single night. DONT call security because they fully just don’t exist. Definitely don’t call maintenance to fix anything because if they even decide to show up at all for a broken screen door he’ll just slam it super hard and then say it works fine. If you call about the spider INFESTATION on the patio which makes it completely unusable, since we pay for pest control every month, they’ll just tell you “oh well that’s where spiders live.” The apartment complex’s “amenities” are ALWAYS out of service for one reason or another. The stair stepper in the gym has been broken for well over a year, and most of the gym equipment is trash. When you lose hot water, which you will, they send out a passive aggressive email reminding you you can shower in the gym, because how dare you want to use your own bathroom. The lights on the property are constantly broken so good luck walking around at night and feeling safe.
