The property we temporarily leased was in terrible shape. We were all but told no to doing any type of improvements. While we were in the property with our family of 6 we were given little notice they were selling. We were given little notice of 3 different showings of the property. Once a buyer became interested in the property we were living in, we were bombarded with inspectors and contractors. One day I came home to a baseball sized hole in the ceiling of our bathroom with Sheetrock all over the floor. The walls in one of the rooms began to buckle. We were pressured to find a new place to live to allow the new buyer the opportunity to secure a lower interest rate. Luckily for the owner/buyer we were able to find a new home quickly allowing them to sell / buy with a better interst rate. We went through the stress and inconvenience of moving and the additional costs involved all to be sent a letter that they were deducting $1,100 from our deposit for blinds that were broken/inoperable and carpet cleaning. Stay away from Parkway Realty. They aren’t in it to help people, they will get anything they can out of you and say it’s your fault, even when you bend over backwards to help them sell their own property.

As a landlord who has both self-managed and used other property management companies, I can confidently say that the team at Parkway Realty is the best I have ever worked with. Heather knows her stuff. Time and time again she demonstrated not only an in-depth knowledge of the laws, but also vast practical experience in each unique situation.

To other landlords: In my experience, Parkway always acted to protect both the landlords and tenants to the best of their ability. Protocol was always professionally followed. Their practices are fair and legal. They actually do the property walk through inspections themselves and accurately assess the conditions both before and after lease periods. They effectively communicate concerns, they answer when you call, they work incredibly hard to resolve conflicts. They let you know when your tenants haven’t paid rent and in the same breath inform you of the steps they have already taken to collect that rent. They have maintenance professionals on speed-dial and will handle any property issues that arise while keeping the owner informed every step of the way.

To tenants: One reviewer here referenced their experience as a tenant during a property sale and I’d like to point out that those complaints were related to that sale and not the day-to-day management handled by Parkway Realty. From my perspective, Parkway is committed to treating tenants fairly and ensuring a positive living experience, however, if it is a collaborative effort. Parkway will not only answer your calls with any concerns, but they will also immediately take steps to rectify any issue. I know, because I can attest that they immediately call the owners to notify or request permission to take care of things for the tenants. If you want to ensure a smooth experience as a tenant, just be sure to report any maintenance issues promptly, and communicate any concerns or requests to Parkway. They won’t know that you are unhappy unless you tell them, and they won’t know about maintenance items unless you report it. If you want to get your full deposit back, take care of the property and leave it in as good or better condition than when you arrived. Yes, Parkway will inspect behind you, and yes they will deduct from the deposit if necessary. This is fair. In short, if you take responsibility for your actions, pay your rent on time, and communicate openly, you will never have any issues with Parkway Realty as your manager.

RENTERS BEWARE. Make sure you are present for the Final walk through! Thank goodness we noted ALL(or tried) tiny issues with the house upon move in or I am sure they would have tried to charge for those things as well. I should have thought about this, but for almost 4 years we had no issues. The house was in a higher end neighborhood. The house was clean and yard always maintained. We treated this home as if it were our own and cared for it without a second thought. We called about our deposit and was asked about a small tree that had long died in the small pond where water would puddle. We even dug out the ditch at times for water to more smoothly flow. Upon move out more grass had grown and the backyard had looked better than ever. They company charged us to MOP out the garage! It was swept and clean. The company charged us to dust ceiling fans and wipe down door facings. The ceiling fans had been cleaned and doors and baseboards scrubbed by hand before move out! They sent pictures of the shower and toilet seat. The shower was scrubbed. It just had buildup and needed replaced from MANY years of wear. The toilet seat was scrubbed and cleaned. It also was just worn due to MANY years of wear. The company charged us to clean carpet although carpet was not in bad condition for the age and no where in contract did it state our responsibility freshly cleaned carpet upon move out. The bottom corner of microwave had cracked due to heat from the stove. Make sure you report every little tiny issue IMMEDIATELY and document! We were nice and told the owner a year and a half before move out that the laminate flooring laid incorrectly was sliding but it wasn't a huge issue. Mr. Rivers said that he would contact the guy that laid it, but we never heard anything back and the flooring continued to get worse. We believed them to be good people. The company gave us just enough money back from our $1000 deposit to make it not worth the headache of pursuing to get the other monies back. We were even nice enough to let many people come out with the rental company a month before move out and walk through where the home was kept cleaned. The home was immediately under contract for rent prior to us moving out. Document everything and be picky about even the smallest of issues. It is also hard to get company on the phone during business hours and to promptly return calls. This was during the entire duration of renting although there was very few times we contacted. RENTERS BEWARE.

We rented from Parkway Realty for 18 months. After I wore myself out cleaning the house all day when we moved out, they turned around and said we hadn't cleaned anything. They took most of our security deposit. If you rent from them make sure you are present for the final walk through. Don't let them do it by themselves.

Parkway Realty does an okay job with my properties. I haven't really had a whole lot of issues, although some of my friends with a bunch of properties have said that when there is an issue she doesn't follow through very well. She gets the paperwork done quickly, rent comes regularly, and she takes care of maintenance issues (although sometimes some of the repairs seem odd). Her rates are good - 9%. I guess my main issue is that she doesn't return calls or emails.

Heather and her team were absolutely wonderful. In over three years, I never had a negative experience. If I find myself renting again, I will contact Heather and her team first.

I applied for a house through this company. I asked for a refund because they lied about the property availability for starters and secondly I misread the description of a 3br and thought it was a 2br because I got it mixed up with the house listed above it on the same street in the same neighborhood on apartments.com. These people refused to give me my $45 back, so I’m not even sure this company is legit. If the application fee is for the background check and they haven’t run one yet, why am I unable to get it back? Shady. They lie about processing all applications so they can keep application fees.
