The house we rented at the start of June (McBeach West) was wonderful but Fort Morgan Property Management was so inept that we've vowed from now on we'll never again rent any property they manage. Ever!

Management companies are responsible for maintenance and safety along with housekeeping and similar tasks the owner would normally arrange for if they were local. When we informed Fort Morgan Management that the only vacuum cleaner in the house we rented was broken they specifically promised us they'd send over a replacement that same afternoon. With a house full of people there's always going to be a little sand brought in that needs to be cleaned up. Despite what they promised they never showed up. The next day we stopped by their office to check on the replacement and found out they never had any replacements to begin with, didn't have any arrangements to have it repaired, and didn't know if they could get a new one before we'd be leaving. We were offered the office vacuum cleaner if we'd bring it back. We stuck with the broom and dustpan instead since there were no restrictions on when we could use it - which was often.

While we were in the office we asked them about the trash pickup schedule that was supposed to be posted on the refrigerator. There are six trashcans outside the house along the driveway and all six were full to overflowing. Renters are specifically responsible for getting the trash cans to the road on pickup day, but the management company didn't have anything to show us when pickup day was and blamed it on unspecified previous renters who must have stolen the schedule. They didn't have a replacement schedule for us, and they didn't know what day trash pickup day was for our street. I found out on my own it's Wednesday and Saturday. When we checked out I left all six trashcans by the road. Four of the six were broken and seemed like they'd been that way for quite a while.

Safety issues? It seems like they never checked, or at least not recently. Exposed nail heads on the support pillars near the parking area. Exposed nail heads on the stairs. Exposed nail heads at the top landing. Sharp edges on exposed tile adhesive by the entrance stairs. Broken plastic lounge chairs with sharp edges by the pool. Broken chairs with sharp edges on the deck. Outlets without covers of any sort in the main floor bedroom. And the most surprising thing of all - the smoke detector was gone from its mounting on the ceiling of the main floor bedroom and the connection wires were hanging out. Its a tall ceiling and their aren't any step ladders in the house.

During our office visit Fort Morgan management excused their situation on not having enough time because they had "more than 50 houses to manage." I tend to agree but I believe it's because they may have never been taught how to manage rental properties and the obligations they were ignoring were things they might not have been aware of.

If you're a vacation home owner in Fort Morgan and looking for someone to manage your property - find someone else.

We rented a property through FMPM over Labor Day holiday. I actually called last minute and booked and was surprised at how easy it was. Tiffany communicated with me several times over email. Although the property needs major updating and a thorough clean, it suited our needs well as we were only there 2 nights.

I can not thank Susan and her staff for the best vacation ever. We had originally booked a different house with a different company and let’s just say it was less than ideal. While my husband and I were driving we were looking at other houses and saw their sign. I called and within a few minutes she met me in her office and had us a new place to stay with a matter of minutes.
Our family vacation was saved and we were able to enjoy the rest of our trip and celebrate our daughter’s graduation and engagement in a beautiful house and in my happy place. I will definitely be booking my next trip with Susan as it was a great experience. Thank you, The Hood’s from Indiana

House (Hydration Therapy) was not in good condition. Mold was on the bottom of windows. No place to hang clothes or even a closet at all in two bedrooms. Price was way to high for the bad conditions of the place. Hall bathroom tub did not drain properly nor was the stopper installed and the sink faucet handles were not even attached (moved back and forth when turning off and on). Not a good experience.

Our family stayed at South Bottom Escapades during Memorial Weekend 2023. First, I must say that the location was perfect. That was all that was perfect. We chose this location because it had an elevator and a member of the family had a broken leg. There were many issues with the elevator and maintenance came several times. In the ‘bunk’ room only 2 beds had full bedding. The front of the dishwasher fell off when we opened it. The flooring was busted in multiple areas and metal was showing. The outside door handle by the stairs was hanging down. The stair railing was broke. The hot water valve in the master bath kept spewing hot water out of the handle base when you turned it on. The ice in the stand alone ice maker kept melting. The light fixture over the dining room table was broken (worked but fixture broken). We complained that with paying almost $800/night it should have been in better shape. We were told that they would be sending us a refund (not sure of the amount). We have never received that; however, upon following up we were notified that legally they don’t owe us a penny but because they said they would refund they would. We don’t expect to be reimbursed any amount. That is not what it is about. There were so many safety issues that should not have existed in a rental property. But, hey, the location was perfect. We will never rent from Fort Morgan Property Management again.

We were so lucky to stay a week this June, 2022 at Banana Cabana 2.0. The pictures don't do justice to the beauty of the home and outdoor area. We had 18 people and plenty of room. The kitchen is absolutely amazing and you don't need to bring a thing if you like to cook like I do.

The bedrooms were perfect, the pool outstanding and the beach was amazing. Susan from Fort Morgan Property Management was the best person I have ever worked with.

To those of you who are fortunate to get a reservation at this perfect property, you are extremely lucky. We made amazing memories and would have rebooked immediately if it had had an elevator. Some of us are not "spring chickens!"

We stayed at Kiva Dunns June 2023. The house was beautiful, but we will never rent from Fort Morgan Property Management again. This group is not reactive to issues or concerns at all. I put up a review on their website and it was never posted.

The house was not cleaned at all, no vaccuming, no mopping, and left with bloody bed sheets on one bed. We came home the second night to the front door being wide open, after we were sure all doors were locked. The first night there, we were stopped by security and ask for a hanging tag, we had not been given a tag. The guard said we should have been given one for each car. We called FMPM and got no answer. We sat there for 30 minutes before the guard accepted an email as proof we were renters. I called to discuss issues with FMPM and never had a return call.

Thursday, maintenance entered the home and never notified us they were coming. I had medicine missing from the house during our stay, I'm suppose to take daily and was 4 days without meds. After repeated calls and emails, I finally spoke to the owner of FMPM, Susan, who only justified the issues and never even apologized.

In addition, there was construction of numerous houses all around this house, and the neighborhood that was not listed or mentioned. It was nearly impossible to sit out and enjoy the lovely porches. I love this house, it is well furnished and close to beach and pool, it has everything you need but will not rent from FMPM again. We stay in Fort Morgan every year and have never had these issues.

We stayed at the Sleeping Bee in early May in Fort Morgan. This was the best vacation we had in quite a while. The house was perfect. It was beautifully furnished with all of the amenities of home. It is located on the beach in a very peaceful area. We loved it so much, we booked our return visit when we brought back the keys. Fort Morgan Property Management was very accommodating and friendly. I highly recommend them for your next vacation rental.
