I am appalled about the way you guys handle things. A phone call would have been nice to let me know that I have gotten approved 3 days ago. I did not authorize the $100 deposit charged and did not receive any updates until now today at 10am 1/8/25. All this information I would have never received until I had checked my bank statement. I had called and spoken to Kolby and am furious that I will not be getting my whole deposit back due to the holding apartment which I am barely FINDING OUT TODAY THAT my application has been approved. Note. They did not notify me! Only sent an email. If I have known prior, I would have called and opt out earlier. This is the first time a rental company has ever done things via email and not even attempt to make a courtesy call to INFORM ME. Not even a courtesy call. A more efficient thorough and ethical way to do business. If I did decide to go with you guys would you have even called me in person to bring the money into the leasing office? Per, email Amanda said she would EMAIL me 2 weeks prior to sign the lease... NOT CaLL. This is beyond outrageous based on this unfortunate experience. It is extremely unethical and they are scammmmmmers! Renters beware, they wont call you to update you like other companies. I will never rent with this company! Ever!

My start with the company back in February 2023 was not a good one. But, Around Midway of my stay at the Grove management changed and the new Manager is truly awesome. The issues I had were resolved through the new manager.

Now here we are at the beginning of the year; a catastrophic situation happened in my family. I had put a deposit on another house managed by Manco; and I was afraid that I was going to lose that deposit, but after explaining to them the situation that I was in, they showed me compassion and granted me my deposit back.

I am so grateful. I believe that it takes a village upper management relies on people that the public sees every day, so if that property manager is not doing their job It reflects on upper management.

I give thanks to both Property managers, Maggie at the Grove and Valerie at the Orchard, 79 for making my experience with Manco Abbott one of the best.

And I am so very disappointed that I did not get the opportunity to move into Orchard 79. It is a very nice area again thank you Manco Abbott.

Well, I have to come back and retrack my words regarding Manco Abbott. I received a phone call on January 26, 2024 from Manco Abbott at 4:07 P.M. telling me that I were not going to give my deposit back after telling me on the 16th of January that I would receive it back. I did not get it in writing that was my fault. What happened to Good Faith Business and honoring your word. I guess that doesn't mean anything anymore. I feel so stupid because I know better but I was so distraught with the situation going on in my life that I trusted the ladies that told me that I would get my deposit back. They had me give my new address to their Property Manager at Orchard 79 so that she could send me my check. I was told that it would be 21 days before I receive it.

All I can say is that this is wrong on all levels. I don't have money to give away like this. My journey started bad with them and it is ending bad.

I'd give -5 stars if it were an option. This company is unethical and keeps deposits. Also, company sent my 91 year oldparents to collections over countertops that were never sealed. In the four years that they lived there, no one from management came to seal inferior countertops. Apartment was spotless when they left and they kept deposit including the extra bill for countertop. Avoid this company.

My husband and I own a commercial roofing business that services the central valley. Manco Abbott has been one of the best property management companies to work with. We have enjoyed being one of their vendors for four years. Their dedication and commitment to servicing their customers and tenants definitely stands out above others. The staff is always working their hardest to take care of each persons needs and are always super friendly to deal with. We highly recommend them!

I rent an apartment that is managed by Manco Abbott, Inc at Le Provence on E Foxhill Dr. I always love driving into the complex because the grounds are always kept clean and the foliage nicely trimmed. I truly like the attention to detail, as I sometimes see maintenance crew walking around dusting the inside covers of patio lights around the premises. In the 3 months of living there, I have had a total of 7 maintenance requests--all of which were completed within a 30-minute to 24-hour period (depending on the severity) and to my total satisfaction. The girls in the front office are extremely pleasant and helpful. Blake always greets me with a hug, which I love. They recently were able to track down an expensive delivery of mine that was delivered to the wrong apartment, within a very reasonable amount of time. The amenities offered, which are included in the price of rent, far exceed my expectations, and I love to take advantage of them all. Manco Abbott and Le Provence offer luxury living and they take it to the next level.

Before doing business with Manco Abbott, I did my research. I found Manco Abbott to be a good, sturdy company that was easy to work with. I was living in San Luis Obispo, and went through the entire application process through phone and email. I only saw photos of the apartment through pictures, and once I arrived to move in, I was not disappointed. It was the easiest application processes that I have ever gone through, and it wasn't even done face-to-face. Finally, I can always trust a business that is accredited and has an A+ rating with the Better Business Bureau.

Lived in one of their apartments. While living here, our van got graffiti on it and a giant rock went through my bedroom window. When we moved in, there were stains throughout the house. After moving out, Manco Abbott took over $1000 out of our deposit due to "pet urine" in the carpet, in which they replaced. Our dog is over 14 years old and has not once peed, pooped, or vomited indoors since he was a puppy. They robbed us of $1000 because the apartment complex (Stonegate Apartments in Fresno, CA) did not see that that the carpet was already stained throughout the apt prior to us moving in. We even pointed out the stained when we moved in but the apartment complex refused to do anything about this. We took EXCELLENT care of this place and even spent DAYS cleaning it to the best of our abilities when we moved out. But they only gave us about $40 of our deposit back. I do not recommend Manco Abbott unless you are willing to lose money. Unless, of course, they are willing to work with us to get our money back. We might have to take this to a higher level than Google Reviews.

I live in a rental unit managed by Manco Abbott. While I like the rental unit, the management company is about the worst I have ever dealt with. They do not give timely notices of changes ( I received notification on the 6th that my lease must be renewed at the end of the month and my rent is going up but if I choose to move out, I have to give 30 day notice.) The State of California requires that landlords give tenants 30 days before changes to the lease agreement are made just as the tenant is required to give 30 day notice to the landlord. I know that my next rental will NOT be a Manco Abbott property.
