This company charges illegal and exorbitant deposit fees related to the application process. New York law (specifically section 238-a of the Real Property Law) states that a landlord can only charge up to $20 per applicant in relation to an application unless it’s a coop or condo building. But Brooklyn Group is asking applicants to pay deposits of up to 25% of the rent (i.e can be $1000+ for some units) just to begin the application process, and I saw no indication that the unit was a coop or condo. This is pretty patently illegal and the fact that the deposit may be refundable if the company rejects your application does not change anything. The Real Estate Board of New York and the Department of State have also confirmed that this practice is illegal. Don’t be fooled by their nice website or their new buildings and don’t let them pressure you into paying illegal fees! I have forwarded a complaint to the NY AG but also wanted to post publicly so people are aware of the illegality.

Laura has been wonderful helping me and staying in touch with me while we waited for my voucher program to finally do what they needed to do. I am so grateful to Laura for everything she has done for me and I will continue to reach out and keep her informed on everything with my apartment. Kelly and Kenzie was also very helpful when I first met them to take my deposit and they both women opened their arms to me making me feel welcomed.
