UPDATE* the person whose responding to the review is only doing it to seem like they care when I have in fact been calling the on site office since December and they don’t pick up and still haven’t sent someone to fix the hvac and it’s now February! I’ve called the main office in jersey of emess as well and left multiple vms about the hvac and they don’t call back either!

Worst property company EVER! My HVAC system has been busted since December 2024 and they haven’t sent someone to check it out yet. I made a complaint to the city so they non renewed me but STILL HAVENT FIXED THE PROBLEM! Their property manger at Riverbend (Frieda) even told me herself she’s not getting a raise this year bc her property is doing the worse. I will actually be calling the city and making another complaint today. They never answer the phones they are lazy and never call back. I will eventually hire my own HVAC tech and take the cost out the rent as per what the city of Allentown told me to do if they don’t fix it. They let ppl suffer here and don’t care bc they aren’t the one who has to live with the problems. HORRIBLE HORRIBLE HORRIBLE 0/10

Hi I'm Jose Lugo I leave on Riverbend at Allentown. They don't want to renew my lease and I try to reach main office multiple times with no answer. I accept to move with no faith even if I fell I don't break the lease. I have almost a year aging waiting to fix my AC , the technician show up 2 times and don't fix the AC. The 2 time he show up I allowed him to enter my apartment and he left because we are sick at home . I open 2 other maintenance request for bathroom mold ho it's dangerous for humans the first time they just painted and mold comes back again , still waiting for fix it . I always pay my ren on time. When I sign the lease for 2023 to 2024 Monica from the apartment office tell me to don't pay the $100.00 month to month fee because she are going to send a email to main office to take it out of my account and never happen, after more than a year when I get the nonrenewal letter the office send the email and the answer was I have to pay for it. The most time when I call the apartment office nobody answerers the phone , and when I go personal to the office I don't get the best treatment , even if I wait at the door until they stop to watch her movie or tv show. I call several times and I leave messages.

Hi this is Julia thank you for your reply regarding the below information. However the windows have not been fixed yet!!!!!!! I read you said to call you directly but I can’t never get anyone.

I have been waiting almost six months for Colonial Gardens to come fix two of my windows. As well as I have continuous issues with mice and they came out once then not again and they came out three months ago. The four traps that they placed have now been thrown out with mice in them

To all of my fellow renters at Levittown Trace Apts:
Please know that EMESS will not do anything more than as little as possible on your problem instead the proper repairs. My door literally split, the deadbolt fell out, and I wanted the door replaced. Their solution was to install a plate to hold the door together. Naturally I was furious, and asked the head of Maintenance if he received a year end bonus for keeping the maintenance budget down. He stopped working on the door and I was informed that I cannot be in the apartment for any future repairs, nor am I allowed to talk to anyone in the office.

I have been accused of harassment, slander, and posting falsehoods regarding this complex by the Office Manager Mary, the District Manager Stephanie, and a Regional Manager, Christine. I was informed that had I not given my sixty day notice, they would have started eviction proceedings against me. We get emails telling us there a document for review, usually warnings about some thing or another, but no such document telling us there is a full time office manager. after nine months of the position being vacant. Such professional courtesy to the tenants.

In the past three weeks, three long time tenants (over seven to ten years) have moved out due to being fed up with how run-down the complex has become. One tenant has black mold in his bathroom and leaks from when the tenant above him uses their bathroom. He also installed his own new carpeting (you won't get a new carpet until you're in the 10th year of your lease). They accused my cat for carpet damage at the door of my apartment, that was actually caused by the door being improperly hung. Four years of service calls with maintenance coming in and out of the apartment, but never addressed the door issue. (my son and I blamed the difficulty of opening/closing the door on swelling from humidity). The door was rehung when the plate was installed. But my cat ruined the carpet, SMH

I have also been accused of perpetuating the cockroach situation, since I will not let them use a gel that would endanger my pet's life. What do they use for apartments with children? Bug bombs have been proven not to work, as my neighbor tried several times.

I was told that the unit across from me was supposedly "ground zero" for the cockroach problem. EMESS has had possession of the apartment since October 4. 2023. Only now, six weeks later, are they cleaning out the apartment. The last time I glanced inside her apartment when the door was open, a few days ago, the existing carpet was still there.

To the woman with the mother who is extremely sick and has an attorney, my apologies and sympathy for the stress and grief you're dealing with. Please allow your attorney to handle this situation, EMESS will not help you in any way if it can be avoided. It even mentioned their "policies" in the response to you.

The thing that I am hoping for is that the actual Owner of this complex and the others to start paying attention to the loss of revenue from empty apartments and numerous court costs to evict tenants. EMESS is accountable to somebody, let's hope they find a new company that will restore the property even into the condition it was in when I moved in, 2019. I honestly had no complaints until this past year.

To all new renters, there is air conditioning, but only in the living room, you cannot put a unit in your bedroom. You cannot open your windows completely, as there are blocks preventing it. The office will claim insurance liability for the windows and bedroom air conditioner. If you have a garbage disposal, enjoy it while you can. Once it breaks, it will not be replaced and they installed a flexible hose in place instead of an actual pipe, so you can't use any clog remover.

I'm sure there will be a disclaimer from the brand new office manager, once again accusing me of slander, falsehoods, and harassment. I stand by every word in this post and can get proof from past tenants.

I lived in deercreek village for two years. The people there are nice however the overall maintenance of this complex is a total joke. The bathrooms fill up with mold CONSTANTLY because the bathrooms don't have any ventilation whatsoever. There was a huge problem with bugs especially in the bathroom where they had an exterminator come every month to service the apartments which did absolutely nothing. I also didn't get my deposit back until a month a half after I moved out which is against state law. I called the main office and left messages and emailed the management and no one responded. No one from the main office answers phone calls so any issues you may have will go completely unresolved. Do not rent from them!

I CANT EVEN BEGIN TO EXPLAIN HOW FRUSTRATED WE ARE WITH THIS COMPANY. They don't even deserve 1 star. My mother has stage 4 cancer, metastasized to her brain and she can no longer work. Her physicians told her she can't live alone as she is a severe fall risk. I've contacted EMESS management multiple times via phone and email and even gave the rental office documentation from her oncologist stating she can no longer live where she does. I was emailed a generic letter to the tenant portal saying she will have to pay almost 3K to vacate. Mind you this is a severe medical reason and she now has no income. I've called our attorney and know renters rights allow for medical reasons to terminate rental agreement. She needs all her deposit money back. They have no business ethic and NEVER get back in touch with anyone. My mother has already fallen multiple times as she needs to go up steps into her apartment. Now they have a liability and I won't rest until she is released from this absurd company. As someone who works in the medical field this is horrendous that they work this way. If someone happens to her there it will be an even bigger issue for them.

Since June 2023 we are placing maintenance orders due to the presence of mice in our apartment. Since June they have only been ONE TIME, they set a trap and did nothing more. They said they would go fumigate, they never did. We continue placing orders and complaints and nothing happens. The residence's property management person continues to play games and lie about the orders. Saying that the maintenance people are already assigned but they never come. He even marked the orders as completed and it was a lie.
Costumer service is the worst, not only at Riverbend apartments but in general. EMESS management does not work either, they never answer the phones or the needs of the tenants! They are all incompetent! Having mice in an apartment is a public health problem. We don't know what they are getting into but we are sure that the entire residence must be infected by them and NO ONE seems to care. We have children, elderly people and it is an URGENT issue! Never rent at Riverbend apartments or any other residence associated with EMESS management because they simply do not care about the needs of their tenants, they are honestly the worst!
