Stayed at Pavilion Heights for around a year in a 2 bed/2 bath. The building was well maintained and regularly cleaned. A few touch ups were needed when we moved in but maintenance always came pretty quickly. Pavilion had great communication when we had questions about payments or the building. I do think they could make the parking a bit cheaper considering we pay a good amount for the apartment in general. I would definitely recommend staying at Pavilion Heights! Already miss it.

I had a great experience moving in with Pavillion properties. I was in a pinch and needed to find a place to live in less than a week, and they came through for me! I love my one bed, one bath that has been renovated recently. Look forward to living here for a few years at least, and the management company has been easy and convenient to work with!

I strongly caution against renting from Pavilion Management. They are dishonest and it will cost you. My son and his roommate, grad students at the Jacobs School of Music, left their apartment in excellent condition at lease end, at least as good as when they moved in, but of the $1,200.00 security deposit we paid, Pavilion kept $1,050.00! They said it was for "cleaning" and "painting," but that was nonsense. The move-in and move-out photos are indistinguishable. When I pointed that out to an employee, they made a partial additional refund, but they are still wrongfully withholding approximately half of our deposit. And further, it is the landlord's responsibility, not the tenants,' to paint the apartment periodically and to get it ready for the new tenants. Mark Hoffman, Pavilion's owner, has not had the common courtesy to respond to any of our emails or telephone calls. He is not to be trusted. Before my son signed the lease, Mr. Hoffman promised me that he was not the kind of landlord who withheld return of security deposits for no good reason. He said he would do so only if there was damage to the apartment caused by the tenants that went beyond ordinary wear and tear. He did not honor his word. As I said, my son and his roommate left the apartment in as good as condition as when they moved in, if not better.

There's a good reason why Pavilion has received so many negative reviews. They deserve to!

Pavilion is trying to take my daughter's deposit after a subpar renters' experience. My daughter did not get to move in on time to her apartment in the first place and nothing was reimbursed for the 9 days she was unable to move in. In addition, she was charged a pet and water fee for August of 2024 in full when she moved out August 2, 2024. On top of that, after leaving the apartment in good shape they are trying to take about $700 for cleaning and painting fees. They also charged $44 for a missing mailbox key that was never even given to her. She was actually towed from the property in her first couple weeks of living there because she was not given a parking pass on time. The overall experience has been horrible. It feels like this company wants to make money off of college students vs being ethical. We have both tried to get Pavilion to speak to us about this with no response. We will not be stopping until a fair amount of her deposit is returned!

Caution: Very questionable Practices Regarding Deposits

I had a disappointing experience with this business regarding deposit deductions. They cited charges to my deposit that were unexpected and exceeded the deposit amount. Additionally, I was informed that being present for the inspection would result in a fine, which seemed unusual. Following the inspection, charges were added that were not listed in the inspection notes, such as a full painting job for a flat that had been renovated just two years earlier and showed no such issues during the move-out inspection or in the photos I took. When I provided said photo evidence of the flat's condition, the response simply reiterated their claims without addressing the provided documentation. I recommend exercising caution when engaging with this business.

There are rental management companies in Bloomington and then there is Pavilion Properties. They exist in a league of their own in terms of willful incompetence and believe that it is completely within their rights to withhold or misplace security deposits from past lease agreements and not apply them to any sort of damages they may charge. I had the misfortune of having my apartment complex acquired by them in July of 2022 and since then have known them to be rude, unwilling to provide assistance when needed, and - in summary - the worst humanity has to offer. Students: RUN. Parents: don't guarantee this place any money. If you have the choice of spending $1200/month to rent any of their properties, you would be better off working with a more commercial rental group charging $400 more per month. The only thing they are "a step above" in is greed and malicious over charging.

Edit- Should this company "offer" you the opportunity to rectify any problems over the phone, it's likely they'll just hang up on you as they did with me. In the past when I have called their front desk, they told me that any individual who could actually help me with my situation was on "Lunch Break" despite me calling at 10am, 12pm, 2pm, and even 4pm in some instances. To charge $900 to repaint THE ENTIRE apartment because of allegedly botched paint touch-ups in a few spots is insane. And this is coming from a friend of mine who used to do work painting and cleaning apartments and even helped me do it. Especially considering that the maximum fee professional painting companies will charge you for that kind of work is $200 for paint and labor.
Any attempt to call them since that first call has resulted in being sent straight to voicemail. I'm guessing it's time for lunch break #2 at the office or better yet they've blocked my number so that they can eventually charge me in small claims court for the ridiculous fee they've charged.

Worst people ever. They literally offered money for good reviews. I’ve had staff treat me like an idiot. They’ve ignored us when we’ve had issues. Their maintenance is horrible and they will make sure they charge you for EVERYTHING possible. Had a maintenance guy tell me I needed to come fix the drains in the laundry room after I reported leaking coming into our apartment from it. We didn’t use the laundry so it wasn’t our cause at all. He got aggressive with us and was rude the entire time. The building was horribly made and you could hear everything. We could hear people walking around 2 stories above us. There was so much noise that we barely slept for months and Pavilion did nothing the entire time. They’re spiteful people who will do nothing to help you and I wouldn’t be surprised if they charge you for breathing wrong. We had water damage from an upstairs neighbor and they just spray painted over it and made no effort to actually fix anything. They will charge you hundreds for maintenance. There was never enough parking to the point we had to park in the grass beside the building. They were aggressive about this constantly. They tried to make us sign a new contract that would have forced us to pay for parking… yet there was never parking even available. Horrible people through and through. I don’t believe any of the good reviews are real in the slightest. Avoid Pavilion and don’t believe a word they say.

They have been extremely helpful in making the process of arrival on campus for students at Indiana University simple and hassle free. They are also very helpful with students that are branching out for the first time from living on campus. The staff always helps to make the process smooth and are willing to answer any questions.
