Over the last three years, my roommates and I have had ZERO issues renting in Bloomington—until we rented through Mackie Properties. Despite hearing horror stories about Mackie, we decided to rent with them due to our clean rental history. Unfortunately, that turned out to be a mistake.

The Good:
Living at the property itself was a positive experience. The rent was fair, we liked the property, and we always received proper notifications about upcoming tours or maintenance. Any maintenance issues were addressed quickly, typically within 24 hours.

The Bad:
1. January 2024, my rent payment bounced when I mistakenly had my rent funds in the wrong bank account. I received a $20 “Insufficient Funds” charge. This was my mistake, and I immediately contacted Mackie, explaining that I still had the legally allowed 3-day grace period to pay rent. I requested a refund for the charge, but their response was dismissive. They claimed that adjusting their accounting books was too difficult, even though it's literally their accountant’s job.
To prevent future issues, I went ahead and paid over $2,500 to cover the rest of my rent for the lease term. Despite this, Mackie refused to refund the $20 charge. To add insult to injury, their accountant at the time couldn’t even calculate my remaining rent over the phone, leaving me to do the math myself.

During move-out, Mackie nitpicked every tiny detail to justify deductions from our deposit. They lumped these charges under one vague category called "Cleaning - Outsourced," making it impossible to dispute. When reviewing our move-out inspection, they claimed the master bathroom bulbs were burnt out, but the move-out photos clearly showed the lights were working. They also noted "limbs and vines growing on the side of the house," even though yard maintenance was the landlord's responsibility per the lease. Another: “dirty window tracks” that were never clean to begin with, and conveniently weren’t photographed during move-in. These were just a few, of many.

To make matters worse, Mackie failed to return our security deposit within the legally required 45 days. When I called to follow up, their “Accounting Specialist,” Ruth "Marcy" Medina, was incredibly rude—cutting me off multiple times and telling me that, "this conversation is useless."

Overall, I strongly advise against renting from Mackie Properties, no matter how good your rental history. While losing part of the deposit is frustrating, I can handle it. However, I can’t imagine how devastating this experience would be for someone relying on their full deposit return, like an international student or someone on a tight budget. Consider yourself warned!

My experience living in a house managed by Mackie has been less than stellar. After more than 10 years living in the same place, I'm being forced to repay the home owner after essential repairs were made to my unit. When my microwave broke due to no fault of my own, the owner of this company bullied me into accepting financial responsibility. In fact, every major appliance in the home that I rent has broken, and I was expected to provide my own replacement. Do not rent from Mackie.

By far the best company I have ever rented from. Matt, Lisa, and the whole team at Mackie Properties were such a joy to work with. They were always friendly, professional, and responsive. Our air conditioner, for example, went down Fourth of July weekend. Two hours later they had a serviceman out to inspect it and provide us with a temporary window unit until the main unit could be fixed. Move-in and move-out were seamless with an agent present alongside us, taking photos with an iPad for documentation purposes. Upon move-out, in addition to thoroughly cleaning the house ourselves, we were required to hire professional carpet cleaners. Although an added expense, it was no surprise and had been in our lease from the beginning. More importantly we were given a spotless house at move-in, and we again made it spotless for the next tenants. One small suggestion: traffic on North Kinser has gotten fast with the opening of the new hospital. Perhaps you could add a two-sided mailbox, so that retrieving mail is a little safer for future tenants? Overall I could not have asked for a better rental experience. I'd highly recommend renting from Mackie!

Have rented for 2 months with Mackie. Hands down the most professional Home Rental company around! Staff is super friendly and informative, awesome communication and maintenance staff. Issues seem to get resolved quickly! Such a breath of fresh air. There’s also an app to manage your account. Super easy and efficient. I will update further along in to my lease.

Mackie Properties managed a rental house for our family for about 5 years and we didn't have to worry about a thing! Mackie Properties took care of all of the HAND inspections, maintenance, finding tenants, collecting rent, and overseeing the property. They would check with me when something needed to be done so I always knew what was going on but I didn’t have to do anything. It was great to know the property was in good hands and being professionally managed. If I ever have another property to rent, I will call Mackie Properties first thing! Matt Carter also served as our real estate agent when the house was first purchased and recently sold. He has been our family's real estate agent for the last 5 houses we have purchased. He's great.
