I do not rent from this company but my son has for the last year. I was with him during the application process and the walk through and everyone was very kind and helpful to him. They were very promt with the application and the turn around was quick. Be a good tenant, take care of the home and pay your rent on time. He has said nothing but good things about everyone there!

Horrible experience with application process. I have good almost excellent credit and I was denied due to income versus expenses. Be aware that they count "NET" income versus expenses via TransUnion credit report. I totally get that, but what I am upset about is when I contacted rep (Cynthia Gonzales) she was not helpful in explaining what expenses are counted. Her response to my question was to go over the report that I sent you. The report is vague at best and does not make sense to the amount that's being reported as expenses. Shame on this company for rudely denying my application with no full explanation! Another company that will take your application fee and RUN!
Update to response from Jim. After reading further reviews and seeing exactly what I went through with rep Cynthia Gonzalez. Why do you still employ an employee who is at best incompetent?

Cynthia was rude and very short. When I submitted my application the only thing that was looked at was credit, which of coarse is understandable BUT they stopped there (mind you I hardly have any credit). I pay more in rent right now than I would have if I were to have gotten approved for this apartment. Never once have I been late on rent from my current and past rentals or had an eviction. I even offered to pay a double deposit and get a co signer. I think that they should fully look at an application even if the applicant does not have the best credit or no credit at all. There should be other options to go about it. Especially if the applicant offered to pay a double deposit. On the bright side, Terry who shows the properties that are for rent was very nice and helpful. She is actually the reason I applied here. I always hear such NEGATIVE things about this property management and now I know why. I would be totally okay with getting denied for not so good credit, bad rental history , not enough money or an eviction. But those were not the cases.

We've had a great experience with them so far. Application process went smoothly. Communication was on point. I was contacted on the 3rd day for them to inform me that I was approved. Staff seemed very nice. I don't have anything negative to say.

do not go thru this company, they will waste your time , privacy , money.

we v been trying to se
a place . they wont show the place unless we r qualified supposedly.

to me this is illegal collection of private info before the prospective tenant can actually see pysically the property.

me, i ll take it a bit further because i will reach out to Hud and at least, put in a complaint against them. especially since the owner mocked me as i told them about his shady business.

horrible company, do not put a penny on their pockets , they forget about the humang beiin trying to see the item before buying it.

We lived in a house for 3 years. Had very terrible Service with this company. Would never fix anything. And when they finally would get around to fixing things the maintenance would do a terrible job. Also after we moved out. We proceeded to take legal action against this company. Due to all the issues not being addressed. Come to find out The Owner was NEVER informed of any issues that were going on in her home. There was mold growing in the wall behind the shower. They just painted over it to hide it I let the Owner know everything that they failed to do properly and legally. She Stopped using them after, and I believe she ended up taking legal action against PM Services. I WOULD NOT RECOMMEND THIS COMPANY TO ANYONE!!!!

Absolutely the worst experience as a renter I've ever had. At first they seemed great and were very quick (with in hours) to approve my application. From there it's all bad and I wish they would have denied my application. This is why:
When viewed the apartment it appeared to be well maintained. I asked the agent showing me the apartment several times, "Does the place have cockroaches?" to which he replied it did not. I asked that question at least three times when viewing the place. Each time he said "No". I accepted that as truth. Having never had cockroaches (and not wanting them) in any place I've ever lived in my whole life. I know they didn't come with me. But the place is crawling with them! Then as if roaches weren't enough... Bedbugs! Yep BEDBUGS gross. I reported them to the management and they sent someone out exterminate them (I thought). They actually only sent someone to verify there were bedbugs and did nothing about it. I had to get rid of them myself! Still battling the roaches though.
Regarding maintenance. I reported the shower in master bath was leaking. It took about 3 days for someone to come "fix" it. When he left it leaked, even worse. So I called again. About a week later they came to fix it. well it doesn't leak anymore but it doesn't work. I shower in the other bathroom now.
This has gotten much longer than I'd planned but doesn't even cover a fraction of my complaints. I won't even get started on the way there staff treats people. Or the fact that they discarnate against some tenants and show preferential treatment towards other.
In short... DON'T DO IT. RUN (don't walk) FAST AND FAR

*THIS IS A REVIEW FROM AN APPLICANT*

PROS:
1) My application was ran promptly.
2) Communicative via email and telephone regarding any inquiries about my application.

CONS:
1) First communication with PMS representative by telephone, her attitude was extremely curt and there weren't any improvements thereafter.
2) Same rep called me to inquire about a rental reference response she received, stating "good tenants" indicating more than one person (plural). I told her that my brother no longer stayed with me (which is part of the reason I am moving out). There were no further questions.
3) Upon calling to check on the status of the property applied for (because there's no notification for that), I was told the owner went with another applicant and I am only qualified to rent at $995 (I currently pay $1700, so that was a bit offensive)! I obviously asked why and she stated it was based on the fact that my rental reference stated "good tenants" indicating more than one person (plural). Not current income. Not credit.
4) I don't understand how this company decided that based on hearing a plural word, even after prompting me for explanation, that I didn't qualify. Note, I am the sole applicant on my current rental lease, as well as my PMS application.
