We've been with Cal Property Management for a little over 6 months now and we are very pleased with the way they have managed our properties. From the start, Chris took the time to meet with us and thoroughly explained how everything works, making us feel confident about the process as this was our first time using a property management company for our rentals. They’ve been organized, responsive, and proactive in handling any issues that arise. This has made managing our properties a smooth experience. My experience as a tenant was amazing! Unfortunately we had to move out of town. Staff was always friendly and professional. I would recommend Cal Property Management to anyone that is looking to rent.

They broke the lease and threw me under the bus after an accidental house fire and minimal damaged. They were kind enough to give me 1/4 of my deposit.. but the lease clearly said that accidental fires had an allotment for relocation until repair. I had to take the loss because I am low income, but technically they owed for breaching lease. They catered to the drinking family’s around me with maintenance and harassed me quite often. I am glad to be out in with a safe and fair Landlord now.

If I could give Cal properties zero stars I would!! This company is not professional, rude on the phone, doesn't respond to emails, lies, can't keep up with maintenance, and downright shady. I received a notice in the mail saying that I didn't add Cal Property Management as an additional insured on my renter's insurance. I already pay for renters insurance, why would I pay for Cal Property's insurance? The last thing I have to say is good look defending yourself from any claims this company makes, they will just ignore you. When receiving out move out instructions, the the property management wants the rental to be brand new or they'll charge you to fix it up. You're essentially subsidizing the property managements fees to get the rental back in order for the next tenants, regardless of how long you were a tenant.

Carrie the president, Norma the office person and the other owner(s) should be ashamed at how bad they run their business.

Future landlords and renters beware of this property management company.

Edit: just wanted to add that their online portal provided by App Folio is great, but even with a great system, if the property manager doesn't maintain the system properly, you'll end up with messy accounting and service requests that stay open for months, and those requests may or may not actually be resolved!

Haven't even rented with them yet but being made to apply for and pay the fee of a property before even being able to view it seems like a cash grab. Absolutely horrible customer service in regards to not returning messages. If this is how potential tenants are treated, I wouldn't feel secure actually renting from them.
