If you have weeds in your yard or flowerbed, they'll send you a low-res photo and warn you of a violation. They won't point out exactly what they're taking issue with, nor will they explain what their standards are so that you can make sure you meet them. One small batch of weeds is quite different than a yard that's overgrown. They'll conveniently ignore that the flowerbed at the entrance to the neighborhood also has grass and weeds in it, not to mention overgrown grass and weeds along sidewalks and streets throughout the neighborhood. Rules for thee but not for me, right? They also provide an email for someone to contact, but when you email that person, the email bounces back. Standard HOA, only out to get money from people.

I normally don’t give poor reviews but i have to on this matter. They send out letters for hoa dues every October or November and if you miss that payment,next bill you will have is after 6 months with penalties 25$ per month. They did not notify me last December,January,February,march or april. I just received the bill may with penalties. So be careful and watch your dues. They will get you.

I’ve been a property owner in a development where Hughes manages the HOA for 15 years. I DO NOT RECOMMEND THEM! In my opinion, there are shady and love to send letters to try to fine you and then stated it’s your second notice. I’ve got USPS informed delivery and non-performance what is arriving in my mailbox daily; so I can prove that I never got a first notice and I’m just getting in threatening letters. I would not buy any property that Hughes is associated with ever again and recommend you do the same.

I'm certainly open to an update to a 5-star review but have only been exposed to our property management for the past couple of months. However, I've been very impressed with our HOA manager and HOA amenity manager. They both (electronically) appear to have a soft touch approach which may help with our....more problematic home owners. For the meantime, thanks Hughes Ms. B is so great!

Update: After my initial post, we were given the option to meet with Mrs. Hughes. She thoroughly explained the HOA application process to us and was apologetic about the initial miscommunication. She even gave us her direct contact information. She explained that they normally allow walk-ins, but because she was away from the office there was no one available that day.

I am having to deal with Hughes Properties through our Home Owners Association (the Hamptons at Piney Creek). I have emailed (Charlotte) requests to have someone contact me and still can’t get a phone call (although she responds to my emails). Every time I call I get a voicemail. I even went to their physical location and was told one person was busy doing taxes and all the others were away.

Approximately two weeks ago I called my HOA representative, Charlotte. I called several times during the day leaving a message with the front desk and on her voicemail. Charlotte returned my call that same day but a few hours later. I inquired about a pool install in my back yard. She answered my questions told me how to obtain the forms I needed. Today, 19 May 20, I received a very hostile call from her asking where was my paperwork and if I had started any kind of work yet. I told her I contacted the city and my potential contractor and decided to postpone the project for now because of the Covid 19 making the process a lot more cumbersome. First she kept asking for my email, then she said I don’t mail the paperwork I email it to you so I need your email. I told her she had given me all that information two weeks prior to be sent via email with my written request. No kinding this lady instantly started ranting like she was chastising her child....she told me not to call again like it’s an emergency and not following up. I said excuse me and she repeated the same thing. So I let this very unprofessional representative of Hughes property know that she was acting like the bully owner’s of STONERIDGE homes and that she was not speaking to a child. I respect everyone I come in contact with because I have respect for the human race. This lady has forgotten she is in customer service and needs to work on her people skills or retire! Of course when confronted with her terrible behavior she did what bullies do and hung up the phone. I reached out to Betty to voice my displeasure with a representative of her company. I have not heard back yet.
Follow up...No less than 15 minutes after leaving a message for Betty she called and was very apologetic and professional. I would definitely say this employees attitude does not represent Betty’s company or her business ethics. Very refreshing to get a call!

The Hughes Property Team has been most helpful and responsive to our family during each of our interactions during the past six years. This included issuance of keycards, passing of common area "issues" needing Home Owner Association (HOA) Board actions, timely communications to & from the HOA Board, and the forms required by the HOA for approvals of installation of fence, changing of foundation plantings, and assistance in getting the right departments involved for street repair or fiber conduit installation damages.
The Hughes Property Team has responded to each communication or request professionally and in a timely manner. This has included three subdivisions and two Home Owner Associations.

I have been associated in various ways with Betty Hughes Properties for the past six (6) years. There is no better management company in my opinion in the North Alabama area. I have found the employees at Hughes Properties to be polite, ethical, and go beyond their duties to please their customers. Most people who are just starting to live in a HOA, have to adjust to the rules and regulations of their board members who themselves live in the community. Sometimes they don't realize it isn't Betty Hughes Properties that make the rules and regulations. Betty Hughes Properties take direction from the HOA Board Members. If your community has an HOA and don't use Betty Hughes Properties as your management company, you don't have the best!!!
