The company is a joke! I tried contacting them several times and left voicemails with the company and no one would ever answer or call me back. We were dealing with a property manager named MARIO. His communication was amongst the worst I’ve ever dealt with. When we finally got a hold MARIO we entered a verbal agreement to review the lease agreement Monday and move in on Friday. We had our house packed and ready to go (we have three kids so this wasn’t an easy task). We asked Mario if he would adjust something in the lease agreement as I did not find it fair the tenant is responsible for steam cleaning the carpets upon move out. As well as it was a month to month agreement and I wanted assurances that our rent would not be raised within the first 6 months. I got a rude reply saying he’s not going to adjust anything in any contract for anyone.

THEN HE VOIDED THE LEASE AGREEMENT AFTER I HAD MY FAMILY AND KIDS BAGS ALL PACKED AND READY TO GO. I can’t get a hold of him or anyone from the company. DO NOT DO BUSINESS WITH THESE PEOPLE !!!!

My rental experience with Kitty Hawk was outstanding. Their office is efficiently managed, well-organized, and punctual for our appointments. They were responsive to any concerns I had with my rental unit. Terry, Marc, and Mario are a competent team of professionals and I wish them continued success in 2022. Thanks for the great experience and being good property managers.

Sincerely,
Brian

My experience with Kitty Hawk has been nothing short of exceptional. Specifically working directly with mostly Mario and at times Mark, these guys, in my opinion, went above and beyond when it comes to serving as a property manager. I've had a few rental properties over the years in different parts of the country and I can honestly say that finding a good one is NOT a given. These guys are one of the good ones. They found me a tenant within 30 days due to their marketing expertise and from then on my experience with them was handled with a high level of professionalism and class. I would not recommend any other property management team over these guys. If I could give 6 Stars I would not hesitate to do so.

I see some very good and some very bad reviews. I have been working with Marc for sometime with a few different properties. Marc is pretty good at addressing issues from tenants and is a competent problem solver. I can not speak to the rest of their crew as I haven't met or consulted with them on any issues. If you get Marc your problems will definitely be taken care of and fast.

Super rude and unprofessional. TERRY IS THE WORST. I called on a Friday evening and spoke with Terry about a property for rent a block from my house. I asked him twice if someone could meet me at the unit so I wouldn't have to drive 30mins to Chula Vista to pick up the keys from their office. He told me it wasn't possible so I let him know I'd be there first thing the next morning (Saturday) to pick up the keys. They open at 9am and when I arrive at 9:20am, Terry very rudely tells me the keys are with a repair man at the unit and I'm welcome to go meet the repair there. When I asked him why this wasn't communicated to me the evening prior when I requested such arrangement he said "it's first come first serve." I'm not sure how a scheduled repair man counts as first come first serve with checking out the keys which surely he would have known about the evening before when he instructed me to come pick them up as closely to 9am as possible. Their receptionist is also super rude and he told me they were going "run my credit" if I wanted to see the unit. Not submit and application but view the unit. This place is a joke of a business and their office are in a terrifying old converted apartment complex with a sign outside that says "call the police for elevator issues"

This is the single worst business I have dealt with in my life. They are rude and unprofessional. If dealing with someone with a bad attitude is not bad enough. They create problems instead of solving them.

For example, I needed a place without stairs. The man's answer is, "I don't know" When his answer should be yes or no or I will find out and call you back.

I have a Home Team for my personal properties and I didn't want pets. My rep had a prospect with a family Dog. He immediately called me and asked if one of these solutions would work...a pet rent fee or if the dog was only allow downstairs or kept at a size and breed limit. A compromise was made and everyones is happy.

This guy reply,"I don't want your sinking dog"

They have a earned 1.5 stars on yelp and with my experience it was too generous. Do not rent or let these people repusent you or your hard earned real estate investment. It

One word: Unprofessional, we called in to schedule a showing with 2 days in advance, and the day we showed up they told us that the property was rented, they ask us when we call and then told us that the day we call was rented, so why didn’t they mention that from the beginning and why schedule more people when you already have a potential tenant. They obviously don’t know how to do business, made us loose half a day of work for nothing. If they don’t know how to manage something so simple like a showing imagine how they manage their properties.

Horrible service and very unprofessional. I was shown a Hillcrest condo that I really liked. It required me to call the agent, Terry K, several times to make an appointment. He kept having me call back on different days. After finally seeing the place, I really liked it and wanted to go through with it.

To apply, he told me it was required for me and my partner to make an appointment to both physically come down to their chula vista office (open 9:30am to 4pm on weekdays) to fill out the application form. He said it would take at least an hour, but count on 2 hours. It was almost as if he was trying to dissuade me. Also, what year is this? Email or fax is not an option?

Anyway, I was still willing to go through with it because I really wanted the condo, but Terry K never responded to my email or phone message after the showing. Instead, he posted the condo on craigslist later that day - already a total of 5 or 6 listings for this place and not all the same price. The posting didn't even have interior pictures - which didnt make sense because it looked really great. The condo was empty and ready to be moved in and I was ready to move in. I was more than qualified for the condo and met all the requirements, but I guess he is not interested in renting it out or doesnt want to rent to gays.

He mentioned he was retired, but maybe he should fully retire.
