This company will lie to you and steal your money. Do not do business with them. After 6 weeks of misleading us and costing us over a thousand dollars in expenses, THAT THEY CREATED. They are now refusing to take responsibility and pay us what we are rightfully owed after saying they would.
The lack of integrity is unprecedented.
They think they can take advantage of the little guy, they will find any way they can to screw you over. Do not trust them.

Devin F. was very quick to respond to our tour requests. He was extremely patient, professional and he showed us all the units we were interested in. Although we did not choose to rent with Urban Coast Properties, I would definitely reach out to him again if we are looking for a new place to rent.

I can honestly say that 6-ish weeks into my lease at an apartment managed by this company, they’re the worst property management company I’ve ever dealt with. This stems all the way from day one of my lease. From the day I moved in, the apartment was clearly not cleaned. Every single interior windowsill had caked black dirt. The air conditioner had dirt all over the front grill. There was and old leaking bottle of cleaner on top of the stacked washer/dryer. The washer portion of the stacked washer/dryer unit literally had the interior drum detached and there were holes in it. Running it the first time, it loudly slammed around inside the machine. I reported this issue and didn’t have access to laundry for 3 weeks until they finally replaced it.

You won’t get a prompt response from them for any repair requests without constant follow up. I resorted to driving to their office so I could speak to them in person during the middle of my work day.

Next. A soft spot in the bathroom floor. This was present at the time I toured the unit. I reported this issue after moving in. How they were unaware, I have no idea. They scheduled technicians to come out who showed up with no advanced notice to place industrial sized fans and dehumidifier in my bedroom/bathroom. I live in a small one bedroom apartment and was in the process of trying to set the place up. Extremely inconvenient, and the dehumidifier made the apartment unbearably hot.

Now for the mold. After the broken washer/dryer was finally removed, I discovered a baseboard I couldn’t see before, covered in what looked to be mold. I reported this on October 15. I received no follow up communication until I reached out multiple times, finally getting a response on October 21. They scheduled someone to come out on October 23. I’m sleeping in a bedroom with active mold growth for at least 8 days since I discovered it at this point and 6 weeks counting the time I was unaware it was there.

I understand appliances break, pipes leak, and mold grows - especially near the beach. The problems themselves are not the issue. The problem with Urban Coast is the utter lack of urgency and communication. You need to absolutely pester them to get a response and get action on any issues you’re having.

Furthermore, literally every problem I’ve experienced was present BEFORE I moved into the apartment. I hope they didn’t take any of the previous tenants security deposit, because they absolutely did not inspect or deep clean this apartment after they moved out. And if they sent an employee to do so, that employee should be relieved of their job.

Avoid renting from this company at all costs.

This agency is not tenant friendly. I scheduled a showing for a property on Wednesday for the next day at 3:45. I planned to take off work and be at the showing. While I was working the next day, this agency texted me at 1:41 to confirm the showing. I missed this text because I was working. They then sent a text an hour later cancelling the showing. I did recieve this one and responded back saying that this is ridiculous. They failed to respond after this. I suspect this agency would not be good at managing and communicating with tenants on many other issues with these ridiculous policies that waste people's time and energy. I'd give zero stars if it was available.

Devin was exceptional! He made the entire move in process extremely easy and was super quick to respond to any questions we had. He was very punctual with creating the lease and account setup which can always be a little bit tricky. Very glad to have worked with him and would recommend to anyone in the future!

In the past few months, I have spent a lot of time looking for an apartment that would be a good fit for my current lifestyle, affordable, and suitable for a few years. I worked closely with Alliah and Tianna to view their company's listed properties.
They were kind and patient, showing me many properties I had seen over the last few months. They always responded quickly and checked in on me when I wanted to schedule a viewing or had questions about their listing. I’m also very grateful for their accommodations when I accidentally missed the period to confirm my viewings and still kept the appointment. In addition to the help, they provided to see if they could get me a deal for units that I liked but were out of my price range.
I eventually found a perfect unit, and a lot of that was thanks to their help.
