This apartment is perfect if you want a downtown living experience without feeling like you are living amongst a ton of students, have to fight for parking daily, or wonder when the trash is going to get picked up. It is located right next to Highland Ave parks and is a great location for walking, enjoying the area, and going to restaurants. Kim and the management team are very courteous and accommodating, and take really great care of us as tenants.

Honestly, one of the best experiences. Maintenance is super quick to respond, valet trash is an added bonus, and the parking situation is ideal. Kim is such a sweetheart, always making sure that we are well!! We had to unfortunately break our lease due to family issues and personal reasons, and we are honestly so depressed we are having to leave the Murals. Overall, great location, super close to UAB and downtown, if I could I would stay here!!

Yeah these jokers advertised a unit that looked brand new with grey flooring. Virtual tour was that same unit. After signing a lease and seeing the place in person, it looked like an old hard wood floor trap house. Holes in the roof. Missing vents. Fire detector is broken. Landlord will do nothing about it. The Murals on Niazuma are in a great location right off Highland and you can't beat the price for the area. There have been great improvements since the new owners and management team took over last year. Highly recommend!

Still having trouble getting maintenance. SPM raises rent ($95 a month this year) but is slow to do maintenance. My bathtub cold water faucet has been leaking at full blast for at least two months. I have reported the need for maintenance three times and not had any luck. This makes it hard for me to take showers and impossible to take baths. I'm sure this leak costs SPM or whoever pays for such things a lot of money, because it wastes a lot of water, and I only pay a fixed fee for water and sewer. So in dollars and cents it would make sense for them to do it.

I saw a review recently that said they were having problems because they had "restructured." Maybe they should have a moratorium on rent increases. Just like they don't have enough people to maintain their properties physically, they probably don't have enough to handle all the extra money, either. (I am half joking there.)

Decent apartments for the price and area. However, getting in touch with the office staff is very hard. More often than not, nobody answers, and when they do, it seems to be someone at a satellite office with no answers. I have been told many times that my requests would be marked as "high priority", and that someone would call me back, but usually I have to follow-up myself, or never receive a callback.
The communication we do receive as residents is confusing, so just be aware.
