Currently living at the Larkspur apartment on Summit Rd and it has been an awful experience.
1. Management is difficult to get a hold of when I have an issue, more info below.
2. I reported a clogged shower 3 days ago and have yet to receive so much as an update. Last issue I reported (no hot water in the shower) it took management 3+ weeks to send someone out.
3. There was a break-in at the apartment building because there was no security on site, and there was no auto-closing doors/gates. It took management 5+ weeks to install additional gates and they are still constantly left open. After reporting the open gates to management they, didn't acknowledge the complaint.
4. Parking garages are often blocked by trash, or parked cars so I cannot access my carport, and again management has done nothing to address or even acknowledge the issue.
5. There is no AC and the heat is controlled by the building (you cannot control your own heat), this has lead to days where the apartment is freezing, and other days where the windows are all open because it is so hot in the apartment (in November).
6. All of the building garbage is stored in a hallway you need to walk by every day to access the parking. Since it is not in a bin, it piles up so high that you need to step over garbage to pass the hallway.
7. If you do not run your shower for a few days, the water comes out dark brown (not yellow, dark brown). Management said that this is normal, but I have never seen this happen before, after running the water for 5 minutes it clears up but who knows what's in the water.
8. While signing the lease in August we were promised that constriction would be completed by September, in November there are still days where I wake up to loud construction noise of contractors working on improving the building.
9. The elevator has an issue where sometime the door doesn't open all way, or the door won't close properly.

They took over management of my apartment. The communication from my leasing agent Justin Do was very poor. I left my apartment in good condition, just didn’t sweep or mop, and they charged me over 70% of my deposit for cleaning ($250) and a paint and patch($330!!)….and for blinds that were damaged in my apartment that I noted in my walk through($50). Terrible company. I’ve never written a review before and I’m upset enough to do that. Peak living is absolutely terrible. I’ve also added photos of the condition I left my apartment in as well so everyone can see I’m not exaggerating. It was left in good conditions. I don’t think I deserved to have almost all of my deposit taken away.

f I could give zero stars, I would. AVOID UNIT 200.

I lived in unit 200 and the unit repeatedly flooded from the kitchen and bathroom sinks. the flood included water and disgusting debris from the drains and they did not get my unit professionally cleaned, I had to clean it sunday night and maintenance helped a but the following morning. when I spoke to maintenance about this, they said this is an ongoing issue for this unit but I was never told about this upon move-in. it took over a month for vintage wallingford to respond about fixing the drains, the apartment manager indicating the owner wouldn’t be likely to fix it because it was too expensive and i wouldn’t be let out of the lease either. they only responded when I pointed out they were in breach of seattle housing codes and my lease. i’m not sure if the flooding issue was ever fixed because it occurred during times of heavy rains and that weather hadn’t occurred again. some of my personal items were damaged and had to be thrown away due to sanitation concerns but since they weren’t cooperative, I didn’t bother pursuing compensation. there was flooding on the carpet and the carpet wasn’t replaced upon my move out, or if it was, I wasn’t charged, but knowing their business practices, I would have been charged if it was replaced.

for unit 200, you also cannot receive packages as it’s separate from the rest of the units, has no access code for the front entry and none for the back either. the vintage wallingford wouldn’t help when i raised this issue, although they could have installed a ring doorbell like the neighboring therapist office. it’s still listed as a commercial unit so you also can’t do things like set up mail forwarding or get your free covid tests.

I was offered rates to resign and when I brought up the above issues to negotiate the rent down (I.e. repeated flooding that was never confirmed to be fixed), it took over two months and repeated emails to receive any kind of response.

upon my move out, I was charged to remove a curtain rod that was installed by a previous tenant and I provided evidence this was an incorrect charge. I was charged $200 for wall damages and paint repair, although hanging pictures and normal wear and tear was allowable per the lease and that’s the condition I left it in. I was charged to snake the drains, which was ironic since the drains were so clogged prior to my move in that the unit repeatedly flooded (water on the kitchen floor, damage to the cabinets flood). I questioned all of this immediately upon receiving my deposit and Ive been steadily ignored for over a month.

they also failed to return a move out inspection form, which per the lease, means they cannot lawfully retain any of my deposit. another tidbit they will not respond to.

avoid at absolutely all costs.

Recently, I encountered a challenging situation where I faced difficulties receiving shipments at my residence, leading to the inconvenience of rescheduling a customer who was understandably displeased. As a provider of custom flooring, timely delivery of sample colors is crucial for my business operations. Moreover, the marine construction projects we undertake require specific parts and tools that are essential for efficient completion.

Worst experience ever. We stayed at the Chatue apts in Seattle and they were already over priced but we needed a place and the location was ideal since work was on like 5mins away.
Besides all the issues we went thru with maintenance and the fact that our garbage is open to the public (and we pay garbage) and there were many times I saw people dumping garbage and we were charged, I spoke to the manager and her pacifier was “ oh we’re going to get a lock” (never happened). This place is the worst I swear, people don’t want to pay security deposit for their pets so you see cats and random dogs running around in the parking lot.
The grounds are not kept well at all . You are stuck with one person of contact and if your manger(Marchui pitiful) is like ours you would not get a response till days later.
I moved out in October and I still have not recently deposit yet . I spoke with someone in the office Friday and she said oh the manger will contact you ,nothing.
Please don’t move here I’m really really trying to help you. We’re filling a suit against them because of Washington state laws they are violating

Terrible communication. Their lock system failed and I was locked out of my own apartment at 2 am, basically homeless. I called the “emergency” number with no answer. Emailed the property and the manager said it was an inconvenience. Which is just so incredibly frustrating. Also they NEVER fix anything. I have been with out a washer and dryer for almost 3 weeks now. I have put in multiple maintenance requests. One was completely falsely since my washer is still not working. All they care about is money and not about their residents.

DO NOT RENT FROM THIS COMPANY!!!!!!!!!!! This place took over as management company of my apartment in Richland WA. The Lofts at innovation center. This place used to be wonderful! Now the new front desk employees are essentially worthless. Didn't remove a pet that died (25.00 a month) after I notified them of this. And look at these lease terms.... WHO CAME UP WITH THIS?!?!? (Can't add a photo so I'll elaborate). 1 month lease is $2529. No option for 2 month, or 3 month. 4 month $1846. 5 month $2409. 6 month $1755. 7 month $1707. 8 month $1658. 9 month $2080. 10 month $1646. 11 month is $1946. AND 12 MONTH IS $3181! WHAT ARE THESE PEOPLE TAKING? HORIBLE RENTAL COMPANY AND EVEN WORSE STAFF NOW AT THE LOFTS.

Go up
