I have invested in Hosur Industrial Opp IV. The rental amount escalation and the rental payout - both have been stopped from Feb 2024 with no clear direction from the Strata on its efforts to resume this quickly. Have been waiting patiently based on the monthly construction progress updates, but now there is no progress at all in reality.

Additionally, the matter has reached the court, and it has got entangled into legal proceedings. When asked, it is more of a blame game rather than realistic solutions.

We all invested our hard earned money, thinking strata would be run like a professional organisation, but unfortunately, I am stuck in this situation.

Those looking at investing, please beware.

I've been an investor since 2021 and always had a transparent experience with Strata team regarding the investment opportunities.

What I like?
1. Appreciate the business model and opportunity of commercial investment which has been an out of reach asset class for me.
2. Clear legal documentation which makes me feel comfortable about the asset as well as my share of the money inflow/ outflow into/from the asset.
3. A thorough due diligence and well executed presentation from investment managers. A big shout to Samarth Kadarmandalgi who has always gone above and beyond to answer hundreds of questions and to provide an exceptional service. And to Sukhman Singh who details project risk and benefits in simple language, helping in decision making.

What I would like to change?
1. Regulation in this asset class to safeguard investors and to avoid possible conflict of interest.
2. A steady growth by Strata to avoid high risk projects which can jeopardize investors' money as well as their business reputation.

Unfortunately there is no negative stars options. Strata seems to be running a ponzy scheme. They are paying back investors from investors own money. Also they have taken Kick backs from the developer in names of family members. Please dont invest in Strata!!

There is an issue with strata and developer due to which asset is not handed over to tenant and has stopped rentals for us which was suppoed to begin. There is no clarity on why they raised extra money of mezanaine floor and now tenant doesn't want mezanaine floor. Strata is just raising money based on letter of intent agreed with tenant and later tenant is backing out on some of things which they dont want and affecting the rentals for investors.
Really disappointed with strata management on selling this kind of asset to us by giving false assurances that this is not risky investment and rentals will be regular !!

Invested in industral opportunity iv in husur, no rents as promised, strata not followed progress of work appropriately with builders and inconsistent updates, lot of conflicts between builder and strata on different l financial transactions and other engagements, overall investor got deceived and our investment under jeopardy, strata's approach to resolve issue is very discouraging.

I was checking the previous reviews, in which strata has replied to all the low reviews , but till date has not replied to my first review talking about the Industrial opportunity IV.

Why strata is not coming clean on this ?
