I agreed with other people here. Terrible service & business. We returned our rental house in a very good condition just as moved in. I spent a day cleaning very corner (that how I cared). They still charged hundred dollars for deep cleaning, it was still acceptable to us. However, there were so many additional charges that unacceptable come up more than $1.2K. They failed to provide us with the detailed receipts (items/labour hours) to justify for their charges even I requested so many times. Those charges were for prepare the house for sale not for new tenants. Besides, we was told if we could find another tenant that replace lease we wont be charged for the rent after moving out. I did help them to find a new tenant that willing to move in immediately, they did not reply, then waited a month later being told they are selling the house (in the peak of housing market, May - June 2022) then we still be charged 10 days rent after we moved out. They never replied to our emails or try to settle the account after that and sent us for collection. Plus all the terrible maintenance services/ repairs during our stay. Should stay away.

I'm adding more to review per the management's response as they sounds like we are unreasonable. This is the first time ever I wrote a review. The review will not be posted today if there were any effort to resolve our frustration.
I understand that we may have different perspectives to the issue. What I expect from a service company is to communicate. You should reply to our request and attempt to resolve not to ignore and send the unreasonable charges for collections. Then we surprisingly found out the negative credit report. We could even use the third party services to judge. I'm writing here for other pp to be aware of how you are doing business, not seeking any changes on our account.

1)There was no early termination in the lease, and agreement was like I said above, no charge ( or 2-3 turnover days) if we can find replacing tenant. I notified you 2 months before and tried to find you new tenant, after you made us wait few weeks on the prospective new tenant, you notified us the intention to sell and told us we wont be charged, then you changed your mind. It was $5K deposit and I paid $1.5K last month rent. Those I believe should be enough to cover for all repair expenses and cleaning. Or send me detailed statements.

2) Sounds like we damages the house but we did not (images) and it was perfectly cleaned. We requested detailed charges, not a house inspection report with hundred small items, which most were there since we moved in, the house was old and not perfect. I want to see what you repaired and how much we were charged for each item. You only wrote other repairs charges $1.2K on top of $450 cleaning.

Under California law:
"The landlord also must send you copies of receipts for the charges that the landlord incurred to repair or clean the rental unit and that the landlord deducted from your security
deposit. Receipts for services should include the hourly rate and amount of time spent, both of which must be reasonable and not be excessive. The landlord must include the receipts with the itemized statement.301 The landlord must follow these rules:
• If the landlord or the landlord’s employees did the work—The itemized statement must describe the work performed, including the time spent and the hourly rate charged. The hourly rate must be reasonable.
• If another person or business did the work—The landlord must provide you copies of the person’s or business’ invoice or receipt. The landlord must provide the person’s or business’ name, address, and telephone number on the invoice or receipt, or in the itemized statement"

I was extremely satisfied with Hopyard at the beginning our our contract in December 2020. Throughout the year there were many changes in maintenance. It became nearly impossible to get anything in the home fixed as instead of contacting the owner personally you were now lead through a calling service where it was nearly impossible to reach someone. The owner, Ed, was extremely attentive at the beginning and very kind. Something happened in the middle of 2021 with employee turnover and he got too busy. It became impossible to get ahold of him or anyone else at the company. We just ended our lease and returned the place in better condition than we received it in. Ed took over $800 from our deposit, over $500 which he said was for painting the house.... mind you we never put anything on the walls, no nails, no nothing and then a $300 cleaning fee when the home was professionally cleaned before it was returned. He is a nice person but I would stay away. They got too big for their bridges and are unable to provide proper service as of mid 2021.

Do not rent/lease with this company.
Once you sign the lease, you will have no one to talk to about issues in the property.
Zero care about issues, even with major issues like water heater, you will be left for weeks with no response.
Worst company, not worth it even if property is nice.

Update, as a response to the company - Thankfully im no longer staying in one of your properties.

My house was managed by Ed from Sep 2019 to May 2022. Like a previous reviewer said, at the beginning Ed was excellent at managing everything and I had no complaints whatsoever. However things changed around 2021 when it became really hard to get hold of him. Early 2022 I decided to sell the property and that is when things went horrible... Ed didn't upload the contract to the website portal so I had no way to contact the tenants directly - I trusted him to mange the property. This is what happened after the tenants moved out:
- couldn't reach him anyways, calls went to voicemail and emails were unanswered (80% got ignored, especially when I asked about the following items I simply didn't get any reply)
- didn't receive half of the rent for last month ~$2200
- didn't receive any security deposit ~$4400 ( I did not expect to receive full amount since the maintenance team actually helped clean the carpet and the house in general which I appreciated, but there's no financial settlement afterwards that pays me the remaining)
- even after carpet deep cleaning, it was too dirty for sale, I had to redo the carpeting for the entire house (the house was bought brand new in 2018 and in fairly good condition when I passed it to him in 2019), that costed $4500
- I don't know what kind of tenants he got me but my garage got destroyed... there was all sorts of random stuff painted, glued, nailed to the walls, I attached the photos(can't upload video for some reason..) for you to see yourself.. to fix all the walls it costed me $2000
- repainted interior walls since the tenants did some damage, among all the things, this one is reasonable since it's expected more or less, $2000

So yea... since I moved out of the bay area in 2020 and sold the house already I'm done with what happened. Sharing my experience and learning from my own mistakes... -_-

never experienced a maintenance service that’s this unprofessional. Scheduled maintenance for our water filters to be replaced in the Fridge when we moved in on summer 2021. The filters were 3 years expired. They first would not respond to the request. They then came in the wrong time window. The handyman took a picture of the filter to be replaced. Then nothing happened. A month later the request got closed. We reopened it. This happened on several occasions. It now has been a year and nothing happened. We called Ed, we emailed, we texted. To no avail. We’ve given it a rest for a few months and now opened 4 requests at the same time. Let’s count the days of continued scheduling chaos. Would be great if they’d hired a third party to do this if they are overwhelmed. I mean god I think we all are since the pandemic. But cmon…

We had a leak in the sink that started Wednesday night, we made the first contact earlier in the morning and in less than an hour Ruben called saying that he was in his way. He took about 45 minutes to arrive. In less than 10 minutes he saw what was going and stepped out for half an hour to get a new food waste disposer. Took a few minutes to change it, test and all set. 10am (just now) was everything done. Ruben dried and cleaned the cabinet under the sing and the water in the floor (that went when he was looking for the leak).
Additionally, he was wearing the mask all the time, is very polite, and the most important, the job was perfect.
