We are so grateful to work with Advantage Property Management Services (APMS). As first-time landlords, we lacked experience and felt overwhelmed with the idea of renting our property. Russ and his team has made the process of renting our property efficient and effective. From preparing our home for rental to finding a tenant, APMS helped build our confidence in the process and the partnership.

Working with Advantage Property Management Services has been great so far and really takes a lot of the pain out of trying to manage a property. Our property manager, Harrison Smith, has been amazing in communicating throughout the process from getting the turnover project started, setting the rental fees, to any maintenance issues. They do occasional drive thru to check on the property by taking pictures ensuring the front yard is clean and well-maintained. Maintenance requests are handled swiftly and thoroughly, with excellent follow-up to ensure everything has been resolved to satisfaction.They are also a local area based in Pleasanton where they bring a personal touch that’s hard to find elsewhere. They know the area, know the people, and make it clear that they’re invested in our community. Edit- Fernando is an angel; however, the property manager is a racist pig!!! She discriminated against me!!! She put me through all of these additional hoops to get the apartment that I was qualified for, and then she gave it to another person the day before I was supposed to sign the lease!!! do not rent from them!!! Take your business elsewhere to a company that supports and represents diverse people of all cultures, religions, ethnicities, and social backgrounds!!!

My family and I have been living on one of the properties they manage for the last 3+ years and whenever there is an issue, they respond very promptly and address the problems immediately.

They also follow up to make sure things are taken care of by vendors or handled by the HOA. They have been fantastic to work with.
