I rented here for nearly 3 years and was asked to.move since landlord son was getting married. The staff was helpful until the very end. They refused to do a walk through with.me and kept over $400 of my deposit. All this could of been solved prior to.me moving if they had done a walk through with me prior to.me moving out. Thr company said to.me we no longer do walk throughs due to Covid. And they apparently no longer communicate unless sending a certified letter. Customer service is very poor. I had no idea that they wouldn't communicate with me unless they sent me a certified letter 4 weeks after I moved out. I had cleaned the carpets and they are charging me again for cleaning the carpets with no explanation of why?
I had cleaned the property to the point that some one could move into the place and it would look good. I have sent a letter to the company asking why they cleaned the carpets again after I had them cleaned. Wsiting to hear back from them.
AT this time I can not recommend renting from this company since communication is poor. This past year their office has been closed to tenants due to covid concerns. You could leave messages at the office and it was hit or miss if you ever got a phone call back. 1/4 of my deposit has not been returned and I have asked for explanation as to why or a check for the remainder of my deposit.

I lived in Sonora for 1 year in this property and it was time to renew my lease. They worked with me for lease extension which I had a lot of requests and questions. They were nice and professional. I never had any problems so far and I am happy with them. They also worked with us when we were getting this properly last year. We had to get into this property really fast and they let us see the property early and prepared the property fast. Reading other reviews, I am not sure if they are the kindest or fastest people to work with but I never had problems with them so far.

As tenants, I cannot say enough good things about the ML Property Management team. Our move-in was anything but easy, with a heater that did not work at all. It was an unexpected surprise, and everyone bent over backwards, and made sure it was fixed ASAP, and that we were informed all through the process. This was a really difficult situation, due to the backlog of work all service and repair companies are dealing with. Everything we needed to have done to our place was done, and the service people they brought in have been timely, capable and very friendly. There is so much to deal with in property management that it can be really hard to keep up with everything and everyone. We are enjoying our new home very much, and wish to say THANK YOU to Adam Prevost for all his amazing work to handle service and repairs, to Tracy for taking care of paperwork, and to Olivia, for showing us our new digs and making sure we had as smooth a move-in as we had.

Very poor customer service. The ladies in the office are extremely rude and If you pay a deposit well you can kiss it goodbye even if you leave the place in pretty great condition. Lived in a place I've rented from them for a year and every single window and door frame has no caulking on any of the house. They can't even be professional and have the nerve if they have a problem to relay something to you. Would rate it no stars if I could. Will never rent from this property management again.

I was told before moving to Sonora to avoid this company at all costs - rental market being as tight as it was I signed a year lease out of sheer necessity. Be aware you are responsible for all maintenance, water/sewer, propane, PGE etc. This management company does nothing but collect checks and overcharge move out costs from your security deposit. Would not recommend anyone sign a legally binding contract with them. Take the reviews seriously and look elsewhere if you're able to.

Other than the agent who showed us the apartments available, the rest of Mother Lode Property Management were difficult to work with from the first day. Calls go unanswered or the response is, "I don't know." You are treated like they are doing you a major favor by letting you rent one of their properties.
The carpet had crusty spots on it when we came in that took several hours of applying carpet cleaner, sponge up, wet, sponge up, etc until the crust was gone. My wife and I are mature professionals and they add insult to injury with a lease clause that says not only do you need to have the carpet cleaned as part of the move out checklist, it has to be done by a truck mounted professional. That is required whether it needs it or not! I have no problem with an expectation the apartment is clean as I leave. A truck mounted cleaner is a total waste of money. I wonder who is getting the kickback from that clause. There were many little things that were not so egregious. A few little things are fine, that happens in the best of places. However, when it comes to many small problems it becomes an unpleasant rental experience.
Any professional looking for a place to rent will want to avoid this rental agency. For that matter, ANY normal, hard working adults should avoid the agency.
If any property owners are looking for someone to manage their place(s) there has to be better agencies out there.
I will have a follow up on Facebook after I see how we were treated at move out.
