I really wanted to like this apartment because it is a great location other than the highway-17 road noise.

Unfortunately it has been one issue after another since we moved in. Hot tub was broken and management didn’t due anything for 6 months when COVID happened so it was still broken once amenities were allowed to open. AC freezes over and isn’t operable during summer months and it doesn’t even get that hot, we have ants that come in through the walls and vents, management is constantly changing (3-4 different managers in less than 1 year) and don’t seem to care about residents. The only exception is the current assistant manager (Jennifer I think) is very nice and helpful, but ownership/upper management does not provide the service level associated with the prices they charge. Probably why people aren’t renewing when their leases are coming up from the SLIGHTLY lower rates from COVID. Figured photos are more telling than an angry post

Was nicer in 2022, but management changed and this place has really gone down hill. Water is shut off frequently, maintenance is not timely or responsive, the pool is not kept clean and there are often loud, rowdy parties here, the grounds are not consistently kept with grass cutting. All of the amenities are not kept up well for this very expensive rent, and rent goes up every year. I would not recommend signing here to anyone as things keep getting worse and the on site manager is not knowledgeable or quick to resolve issues.

I lived there several years ago. Construction workers were there every weekday morning at 7 something in the morning shouting in Spanish. My car got broken into there. The office team was super nice though. The unit I had was renovated but the windows were really old and paper thin so you could here a lot of outside noise such as the screeching garbage truck in the early morning.

I've been living in this apartment for several years. So far, new management is pretty awesome. They respond to your concerns/needs within a day or two. Other times, I just visit them and they are usually there and very friendly. They often give us a heads- ups about changes to the apartment complex at least a month or so.

Although they increased our rent, they are invested in improving the facilities, including upgrading patio furniture in the swimming pool area, improving the landscape/gardening area, upgrading the gym, and plans to install washer and dryer in every apartment unit. Overall, for the price of this place and the new improvements, it's been worth it. They are also very dog friendly and they even have a jar full of dog treats so I visit them often with my puppy.

I feel quite safe in this apartment complex and neighborhood and everyone here is friendly.

Great experience with this company! they are very prompt and are in a great location. The property manager has been so helpful in assisting me in the move from the east-west coast. His assistant (I think her name is Alicia?) is the best employee I have ever worked with in property management. She went out of her way to show and send us pictures of our unit since we were unable to tour, and was in contact with me daily during the application process.

We lived at Franciscan for few years and found this apartment excellent by all standards. Great location, close to the Campbell downtown, closer to freeways, and provides proximity to good shops and healthcare facilities. Apartment service is also excellent - prompt and professional, the management of this property is very good. Overall, nice and safe place for small families.

I have been living at here for many years. Since the new ownership and management took over, there have been lots of constructions going on. Most of the parking is taken up by construction storage. They started repairing my balcony in May and after few weeks they stopped the work. I was told they stopped it because it costs more than they anticipated. The balcony is boarded up and I can't use it. There is no estimated time when they will start the work again and when they will let me use my balcony. I had to remove all storage and furniture from the balcony and it is occupying my living room. I asked the office several times for updates, but communication is very few. I asked for rent reduction due to the loss of living space and storage several times, which was denied. I do not recommend this place.

Yesterday we got an email asking us to post about Moments that Matter which we've had as tenants at the Franciscan. I had a few right on deck!

It was very memorable for us when:
1) The new management increased our rent by 34% over the course of two years because they're trying to price us out of our un-renovated apartment so they can put new counter tops in and charge way more to new tenants. They tried to convince us to move into a renovated unit for far, far more, but given how uniformly unpleasant and unhelpful our interactions have been with them, we don't want to.
2) When we tried to dispute the rent increase both by talking to management in person and by engaging a mediator, as well as offering them various compromises on our side, they refused to help us out at all despite admitting that we were good tenants.
3) We had to board our cats because the ceaseless construction from all sides (including the roof!) made them so frightened and stressed that they stopped eating.
4) We asked management to give us even a rough estimate of how long we'd have to put up with the construction noise, and each and every time they've either lied about it or complained about how tough they have it with everyone coming and complaining to them.
5) We had to endure a 3-month-long ant infestation which management would do nothing about, despite the fact that they were coming from inside the walls where we couldn't reach them, and most pest control products are dangerous to pets. This is part of the terms of the lease, and heaven help you if you get bed bugs.
6) We were not allowed to refuse the installation of a washer-dryer unit in our apartment, despite the impact on our utility bill and disruption to our lives - changes to the interior are mandatory, and if you like your privacy or having control over your property, this isn't the place for you.

All of this was brought to management's attention, and we have the email trail to prove it. It's not that management was unaware, they simply did not care.

The new management has proven evasive, callous, and self-centered when it comes to tenant problems. We've done the math, and the amount of money they're spending on renovations doesn't justify our rent increase. I'd say that this wouldn't affect tenants moving into renovated apartments as much, but my friends who moved into a renovated unit have had to endure disruptive changes to their kitchen as well as similar pest issues and water damage (on the first floor unit, mind you,) and have found management to be just as inflexible to them.

Take the risk of living here if you like, but given that they're not bound by law or human decency to keep the rent increases low, and they don't particularly care whether it's livable for you here or not, don't expect to be able to stay here for long.
