Clearly I’m being gaslighted.
I’m having trouble understanding EQUAL ACCESS. It would imply affecting change of some kind..
HORRID MANAGEMENT- SCAM- READ ALL BAD REVIEWS

DISABILITY ALERT-
It is NOT accessible. Good luck getting into the pool. OR A SECOND FLOOR APARTMENT IF YOU INJURE YOURSELF AFTER MOVING IN. I have had a terrible experience here with Susie and Ellen. I do not believe either of them stepped foot in my apartment prior to my move in. Spiders and trash and filth and collected dust throughout apartment and garage. Zero done to remedy after over a week. They will gaslight you but no actual action will be taken. Pay attention to what they SAY/DO as they often contradict each other.
I notified the property I was in a wheelchair weeks before moving in. I requested hard floor to be installed so I would not Ruin their carpet. I was charged for new flooring but moved in with heavily marked flooring, not new. My move in date was a Sunday, this was their move in date, then Susie emailed me the Monday prior telling me they are closed Sundays and asking when I could pick up the keys Monday.. what was the expectation? I would REARRANGE my assistive services last minute and where was I supposed to live that night? This was expected because of their oversight. It was also just assumed. When I got my keys on Sunday after pointing out it’s not my problem, the apartment was FILTHY. I notified Susie first thing Monday morning that this was unacceptable and she came in for the walk through and said it was unacceptable. I waited for resolution. Nothing happened. I complained for 10 days before Ellen came to see for herself. She missed our first appointment on day 9, COMPLETELY DISRESPECTFUL. I was left to live in someone else’s FILTH for over a week all while paying rent for what should have been a cleaned environment. Ellen asked what I expected her to do as though having someone come in and ACTUALLY CLEAN wasn’t obvious. The sidewalk lights flickered all night from faulty wiring and cobwebs until they finally addressed it. The ONE POOL LIFT they have took a month and a half to install. The main building has NO DISABLED ACCESS. I pay my rent the same as everyone else. They are disrespectful. I WAS YELLED AT BY Adrienne, IN FRONT OF STAFF, for asking Adrienne, not to shine his headlights in my living room while warming up his vehicle at night. It’s simply unnecessary. He has extremely bright lights shining straight into my eyes while I sit in my living room. He said it’s only 5 minutes. 5min a day. 5days a week. 52 weeks a year. 1,300 minutes a year staring at his headlights. Simply because he must BACK INTO HIS SPOT. Some people value looking silly to doing what’s right. Ellen allows this. POLICY BELOW.
Ellen has been dismissive of access equality as long as we have been communicating. I began speaking with the property back in 2022 and they insisted they would make sure everything is accessible.
Does anyone know if those mud tunnels are Wasps? I have those in my garage.. possibly pets?
- Reminds me of a few weeks ago when I had scheduled some friends to come enjoy the pool and spa with me (also my first time trying the pool facilities and needed help) and when we got to he pool there was only one lift, set up at the spa, and it actually had no battery… so I was beyond embarrassed and subsequently frustrated. WOOHOO FOR EQUAL ACCESS… oh I guess not

Ellen asked me today how many times I’ve used the pool here and I asked her IS THAT A CRITERIA FOR INSTALLING ACCESS? I kinda need access first.. the property is only 4 years old.
Ellen told me 11/11 that I’m the only one that cares about the lift.
This is shattering to me and I imagine to anyone else who needs it.
ITS LIKE BRINGING YOUR OWN SEATBELT INTO SOMEONE ELSES CAR.

Very pleasant, very knowledgeable people. Ellen was very professional very helpful with a big smile. The property is absolutely beautiful and well maintained. Management is very attentive to any needs and attends to maintenance request within 24 hours or less. Love all the amenities on the property. Dog park a huge plus.

The property looks appealing, as well as the inside of the apartments but…
* Upon moving out after 6 months, I received an insane bill for spot painting, carpet cleaning, and cleaning, despite leaving the apartment in good condition (which was stated during the move-out inspection). It was as they were charging us just to get more money.
*Throughout my stay, I frequently encountered dark brown water, which is not only unpleasant but also raises concerns about health and safety.
*They charge you for parking space for your second car, and finding street parking after 3 pm is nearly impossible due to limited space.
*I recommend avoiding this property . The combination of hidden charges, unreasonable fees, parking issues, and water quality concerns makes it an unsuitable living environment.

If you value your money and how you’re investing it, then I strongly encourage you to consider another option for your future home. This place will flood your tastebuds with a saturating distaste that leaves an ever so discomforting aftertaste residue!

My most recent experience with their flawed management style pertains to cameras. They allow tenants to place video cameras and aim them at the apartment balconies and windows of other apartments. pics attached to this post.
When we expressed our discontent for this behavior, the onsite manager as well as the Southern California regional manager from the parent company, MG Properties, refused to do anything about it. Their response (both of their responses) was: ā€œour hands are tied, there is nothing we can do about itā€. The landlord and owner of the apartment complex claims there is nothing in their lease or in their business practices that permits them to stop another tenant in the complex from breaking California, Ventura County and U.S. Constitutional law.
Living on the 3rd floor of a building, it is my expectation that I could have a ā€œreasonable level of privacyā€ whilst prancing about inside my 3rd floor apartment. I certainly don’t expect that privacy to be penetrated via a surveillance camera that the onsite property management team along with their parent company MG Properties have provided a blessing to another tenant to procure and install.
Their prized staff member, Tracey, wrongfully had our vehicle towed off the property, then we asked about whether she knew anything about it, she lied to us for hours. She said she didn’t do it, she didn’t know anything about, she had nothing to do with. She said the property management team does not call towing yards to have vehicles removed, the tenants do that. She said the tenants of this community (Las Positas Apartments) have the right, and are encouraged, to call a towing company and have another tenant’s vehicle towed off the lot.
The management team and MG Properties share a flagrant disregard towards this and abhorrently refused to accept ownership of the wrong-doing in fact they supported this negative behavior. They refuse to mitigate the situation, accept the fault of their star employee or even own up to agreeing to the wrongdoings of this event.
Then there is the smoking. This place claims to be a non-smoking environment with smoking being disproved of, frowned upon and furthermore: banned. But this is simply not true. I’ve met with some of the newest tenants of this complex on the day/days of them moving in. Over the past month, I’ve met with at least 4 different people that on the day of them moving in, they smelled disgustingly of cigarettes and the piles of cigarette butts are growing larger.
Then there's the fecal matter. Neighborhood pet owners bring their dogs to our dog park and allow them to poop both within the park as well as outside of it. Some of them will pick up after their pet but most of these stragglers do not. They bring their pets here and let them poop wherever they want, then they just keep on walking by.
I have even emailed the president of MG Properties along with the founder and their top chief officers. Not a single one of them has shown an interest in resolving any of these issues. It's almost like it's clearly supported all the way at the top.

So, in summary; if you’re looking for an illicit environment where you can break the law, be disobedient and otherwise wreak havoc on other people’s lives; then welcome home – you are clearly enveloped with a warm embrace by the property management team and their parent company MG Properties.

But if you’re seeking a quiet, smoke-free, safe environment with a management team that is here for you and that is backed by a professional, well thinking parent company. Then don’t waste another second of your life considering this place. You will regret it for eternity.

Susie is horrible, almost as if she wakes up with an attitude. Customer service is worse. I’ve been trying to get in contact with higher ups in regards to an interaction we had. Some things as the person in charge you should not say. no luck so far to higher ups

Erick was probably the nicest part about living here ( leasing office). Hidden surveillance camera's was the worst part ( not sure why neighbors want to watch everything their other neighbors are doing)? And then there was Tracy Smith in the leasing office asking me how much was in my savings account and what was I spending it on? Should had taken heed about the news report that happened a few days prior to signing my lease ( had to do with a young man and his mother). It has taken me a whole year to absorb everything about living there to even write this review. I do appreciate Erick & Ellen and their kindness.
