I have had the pleasure of living in beautiful Emerald Lake Village in Oceanside, California for 3 years and for the past year, I have been fortunate to be elected to our Emerald Lake HOA board. My board experience has included working closely with Annette Imoto - our liaison with AAM, LLC - our property management company. Annette has been most helpful in my transition to the board. She is knowledgeable and professional and I am so glad to have her as part of our team. I truly believe that having AAM and Annette on our team not only helps us keep our association fees low but helps guide us in a direction that is most beneficial to our community. Although I have never worked on a HOA board before, I am quite sure that no other company could serve us better. I would be strongly opposed to ever seeking another company or director to represent us.

We work with many HOA's doing reserve studies as our job so really appreciate their professionalism and knowledge
I have also been on the board of the HOA where I live so have worked with AAM in that respect. They are always there to offer help and advice when needed to make sure we are aware of all our legal and maintenance responsibilities as an HOA

What an inefficient management company. They have been claiming I’ve been delinquent on my HOA payments to which I provided proof of on time payment, to be ignored and then notified that my “delinquent payments” were sent to collections. Awesome. Also, received a letter that my roof tiles needed to be replaced to which I was instructed to go online to view photos of a house that was not mine. Cool. Followed up with a message to them notifying them this is not my house, to which I was ignored, again.

This management company is a circus. Our lawn has been dead for years. The irrigation doesn't work right but They blame it on gophers and have sent a exterminator out a couple times to "try" to get rid of them. They won't fix irrigation until gophers are gone and yet do nothing about it. Our garage was hit by a car, its been almost 2 months and nothing has been done. We can't access our garage and when we called to get in, the service tech opened it. Then when we returned to have it reopened he never responded. This is only the 2 issues I can state here, due to length. There are at least 3 more that are simple fixes yet the management refuses to address. More concerned with their bottom line than tenant satisfaction.

This is the biggest circus and COVID has allowed them to further rob paying communities! From some of the poorest communication ever experienced to the inability to adhere not only to community CC&R's, but state HOA regulations, this company is a huge disappointment! If your searching for a company to provide excuse after excuse for their inability to be accountable, by all means go with AAM.

We have already attempted to address the problems with Annett I. only to have the problems excused and resurfaced a month later.
