We owned a condo in a lovely area in Oceanside. Prior to owning, we rented in the same condominium complex for years. We had nothing but good experiences and wonderful neighbors. When we became owners we had neighbors living above us for some time, who were renting, and decided to move. The new neighbors that moved in above us made awful noises all throughout the night, and day. We started by speaking with them, but it became clear-as-day apparent that they were drug users...all of our surrounding neighbors could tell as well. They had a 19 year old who lived with them who ended up moving out. We were lucky enough to catch her the day before moving out and she confirmed our suspicions stating that the people living there were actively using meth. Additionally we saw many men going in and out, and from the noises we heard, we were under other suspicions as well. The 19 year old also confirmed that prostitution was going on as well.

Over the next few weeks, turning into months, we contacted the couple who used to live there where we were given LAND TREK'S information as the property managers. We told them what was going on. We also went upstairs and saw that one of the property's windows was broken. Unfortunately, they also had animals living in the condo that were going out onto the deck above ours and going to the bathroom which was dripping down to our deck. Mind you, we dealt with the police and the HOA, and we were told by both that this was something that had to be dealt with by the Property Management Company, as neither could just kick them out or demand to see the inside of the property, as that is against their rights.

When contacting LANDTREK we first dealt with someone named "Robert" who stated they would be calling the tenants to discuss what was going on. We never received a phone call back, and when we called back we were told that Robert wasn't employed there any longer. We called numerous other times and were never given the courtesy of a call back. Once we were told that what we were suspicious about was indeed true, we called and told them. We were then handed over to "Tom, or Thomas Reilly," the Presiden/Sr. Manager Broker. The dealings with Tom were where things became even worse. I have never, in my life, been talked to as poorly and rudely as I was by Tom. He talked to me as if I were a 15 year old girl (not a professional, late 20s, working class, law abiding, polite citizen that I was). He belittled me. He was so rude that my husband called back and stated that is now how you speak to someone, and that we would not tolerate this. Tom went to their condo and "checked up on the place," and stated that he saw nothing.

I then called again when our patio continued to smell like feces and he said he was going to come himself because I was lying. My mother in law was kind enough to meet me when Tom came, and we were both shocked at how awful he was to me. He not only told me I was lying, but he spoke in an almost threatening manor.

We have since moved, and the lady who purchased our condo told us that after 2 months of her living there the tenants above were finally evicted. We were overjoyed, but that was after the almost 6 months it took to sell our place due to having to disclose that the people above were drug-attick, prostitutes, and that the property management company had been told what was going on yet did not do anything about it. Mind you, the entire complex knew what was going on, but we were the ones living directly below, and were the ones most effected by it.

I conclude with saying that LAND TREK is a very poor business. The ethics and the way they treat people blows my mind. My husband and I are both working professionals who deal with customers constantly. The way that LAND TREK, and specifically Tom Reilly, treated us was disgraceful and shocking. I would highly recommend that if you are looking for a property manager, that you do not choose to go with this company.
