Writing this review based off the maintenance and professionalism provided by Jaykob. Jakob is one of the employees that comes around and helps with the upkeep of my house, every time he comes out he does a great job and is quick to solve any issues. Other employees should follow his work ethic. Definitely made it bearable to live here.

Just live off base.
We moved out in September and we lived there for little over a year. We were constantly having issues.
The week we moved in we went to the grocery store and spent over $300 in groceries and a few days later our fridge and freezer slowly stopped working. It ruined all of our food and when they replaced it they brought us the exact same model.
The shower was disgusting when we moved in, there was hair and gunk stuck on part of the wall.
Our oven light and fan stopped working very shortly after moving in.
They also had a third party company come in like four different times to take pictures of the sprinkler system and fire alarms and only sent notice once.
I was in the house alone, sleeping upstairs, and I heard someone yelling and knocking on my door and I came downstairs to find one of the inspectors halfway into our house. They had given him a key to unlock the doors to the house for inspection.
If you’re not home, they will unlock your door and go inside.
The only time I received a house inspection notice was when they left a note on the door and I had to call and schedule it.
They were constantly turning the water and power off for scheduled repairs.
There is zero air conditioning.
They also charged us to replace the carpet.
The carpet was due to be replaced in October anyway, we moved out in September. How does that make sense.
They don’t give a shit about noisy neighbors unless it’s a dog. So if you have trouble with your neighbors making noise all through the night, they don’t care. They will tell you to call the pmo, who also won’t do anything about it.
They updated their pet policy after we moved in and you now have to pay around $200 for each pet. Plus a pet cleaning treatment for when you move out, whether or not you shampoo the carpets yourself.
It’s honestly not worth living on base. Find somewhere off base to live. You’ll save so much money and probably be much happier.

Housing is okay. Streets are super skinny and the home I’m in needs to be renovated. Repairs literally take forever. Wouldn’t say it’s worth ALL of my BAH. Stuart Mesa is giving money back so it’s probably better to move there.

If you see this and you’re stuck between the decision to live off base vs on base… please for the love of all things holy LIVE OFF BASE. Here’s my beautiful experience dealing with this scam of a company:

I was charged 1k after moving out of SO1. 7 months pregnant I was on my hands and knees scrubbing every ounce of that house. It was LITERALLY cleaner than when we moved in. Upon move in there were bugs, dirt, sinks were gross, mold or mildew in the shower and our entire bathroom cabinet just decided to deteriorate one day.

Move out charges were my biggest fear because of everything I’ve seen in the Facebook groups but god I was so convinced we wouldn't get charged a dime because there was NOTHING THEY COULD'VE POSSIBLY CHARGED US FOR. Or so I thought…We spent hours… DAYS, tirelessly cleaning and spent $300 on a professional carpet cleaner (our carpets weren’t dirty at all but I wanted to be 100% sure they couldn’t possibly come up with any reason to charge us) jokes on us, they still charged us. A fat 1k in charges that make no sense. (Charges were a ā€œsmellā€, vinyl cleaning, full cleaning, total carpet replacement…) Smell makes 0 sense… we lived there… i’m so sorry it doesn’t have a new house smell…? Carpets upon move in were brand new. There were nothing wrong with our carpets and they quite literally looked the exact same as when we moved in. Vinyl cleaning or ANY CLEANING for that matter is crazy I was on my hands and knees scrubbing that bs. I wish I took pictures of house beautiful we left that house to add to this post so yall could physically see how fked up Liberty is. Oh should I add we only lived in the home for less than 6 months? I can’t imagine what families who’ve lived there all 4 years get charged…

Don't even get me started on the fact that we paid (more like they stole) over $3k a month in BAH for this house just for there to be mold in the shower, the rooms are tiny, consistently had toilet issues in our home and most important thing that everyone needs to note before considering… there is no A/C. It gets so hot during the day and we woke up sweating every night. You can imagine how fun that was for me at 7 months pregnant.

Moral of the story, as a family who now lives off base at their new duty station after this trauma… you are better off living off base and depending on the cost of the home u rent pocketing some BAH or simply paying a little over $300 extra outside of BAH… it’s so SO beyond worth it. šŸ™‚

We have lived in the San O community for a couple months now, and have had a couple of what I would call ā€œhiccupsā€ with the move in process and recently a flood in our home. That being said both times management has stepped up immediately to resolve issues and to move forward quickly identifying said issues and resolving them!

During our recent flood it couldn’t have happened at a worse time as I had to have all four wisdom teeth removed three days after our flood happened. To say the district manager Judy handled it swiftly and gracefully to ensure I had an easier time to recuperate is an understatement! She is now helping us along with the insurance claim for our personal damage loss. Communication has been great, and she is a joy to speak with!

Maintenance supervisor Niko is beyond prompt, efficient and above all caring. The men who replaced our walls not only did it in a quick time frame so I could rest but also did a thorough job! To top that off while recovering our new couch arrived while my husband was at work and they even rallied together and brought my new couch inside as well as helping me put our furniture back into its original positions to have back our ā€œnormallyā€ quicker!

The worst housing office I have ever had to deal with. Slow on maintenance. Rude front desk people. Electricity will cost you an arm and a leg. Garages are small and can not fit a mid sized truck. They will not fix counters or anything cosmetic so if it's got scratches they don't care. Cabinets have vinyl that peels. Floors are laminate and will bubble up. No air conditioning even in the hot summer. Landscaping company does a sloppy job. We moved in to a home with all kinds of broken stuff. These homes are not worth the BAH. Take your money elsewhere. This company will cause you so much trouble. They promise next day maintenance requests but will take up to a week. The landscaping people are lazy so you won't get stuff taken care of unless you show them. Did I mention the ladies at the front desks are rude? Because they are. They really do have horrible attitudes when it comes to customer service. We are looking for a new place because San Onofre Lincoln is terrible.

Excellent customer service!!! After moving in I had a lot of housing problems but were taken care of in a timely manner. Thanks to Jaykob, Luis, David and office staff who helped me through it all. It’s worth every penny to live here.
