The office staff is good, we have had a lot of problems with our new renovated apartment being not up to par but they have been helping get it there and being understanding of our concerns. The maintenance is nice (My husband loves talking to them) The property is well taken care of other then the trash bins fill up everyday and overflow onto the ground.. Overall we like it and will likely be extending our lease for a few more years.

We just had a frustrating experience with Viridian Reserve IN SANFORD, FL that is leaving us beyond disappointed. At 2:30 AM on Saturday, our car was towed, and the situation is currently being handled poorly by management. When we approached Dale, rather than offering any support or understanding, he placed the blame squarely on us, claiming we deserved the tow because they couldn't see our parking decal. However, upon inspection, it was clear that the decal was visible (hence why we haven’t had this issue since we moved in seven months ago), this made their response even more frustrating to us. We’ve always followed the guidelines and rules set forth by the complex, and all we were seeking was a simple resolution—namely, a refund for the unjust towing. Dale, the “manager” we spoke with, was particularly unhelpful. He admitted that he hadn’t even looked at the photos we sent and instead, he only reviewed the image provided by the towing company (which was taken in the dark and with no flash). To add insult to injury, he bluntly stated that if we wanted a refund, we wouldn't be getting one.
This experience raises serious concerns about the management's lack of consideration. What if I had a baby or an emergency? I thought my car was safe behind the gates that I pay for. Now, we’re left waiting for a response from upper management regarding our refund, with little hope for a satisfactory outcome. The lack of compassion and accountability from management is disheartening. We expected better support from a place we call home.

You come in take over management and screw over tenants on their move in date that are on limited income.
Movers have been scheduled and now a tenant can't move in as your management pulled every file over the weekend.
I've been in property management for 10 years and how you are operating TOM is very poor. Transition of management all that information M/I M/Out NTV is handed off weeks before changing locks on doors.
You honor what is in place on rent ready leased units.

Mission Rock Residential is a TERRIBLE management company. They’ve made some changes to the grounds and fixed the things that should’ve been working all along, like the gates but they increase rent at a rate that doesn’t match the value of this complex. They also offer no grace period and are unwilling to work with you. Last month their online payment portal went down and unless you took time out of your day to get them a check for rent, they charged a late fee! The audacity of this corrupt management company is unparalleled. They are contributing to the homeless population of our city by raising rates to the point that people can no longer afford to stay and can’t afford to move and are being evicted.

8/1/25 Still no call back or email regarding refund. I have contacted 3 different offices by phone and email. NOTHING!!!! BUT SOMEONE/THING CAN RESPOND TO A REVIEW IN 24 MINUTES.

Horrible communication with the Denver Corporate office. I wonder if there is a human ever there ?
Called and emailed for 10 days regarding my deposit refund. I have and invoice showing the amount owed. No check!

Trash management company. Doesn't take care of their buildings or tenants. This year they couldn't send me my lease documents correctly. Last 2 years they screwed up the amount I owed per month and of course I had to yell about it before anything is done. Pests all over the complex that they refuse to take care of. Worn out appliances. I had a leaking refrigerator and the solution was to put some duct tape inside, which did nothing. They did eventually replace it, but only after accusing me of not using the appliance correctly. Thanks. Currently my washing machine is not clean, causing odor in my apartment and mold spots on my linens which they think is fine. I won't be renewing again. Slumlords charging way too much for a trash living experience.

Let me pull you into my review real quick. Mission Rock Residential is THE WORST property management company I have ever dealt with.

Alright, now let's get into it. I've actually stayed at two Mission Rock Residental properties. One was a house, the other my current apartment (I'm moving out this week!). Both places were a dump.

Mission Rock Residental has this way of luring you in by showing you a decent looking place, but once you actually get in it you realize it was all smoke and mirrors. That nice looking floor? It's just a cover over the rotting subfloor. You'll sink into the floor in some spots. That nice color of paint? It's laid on thick, I wonder why? *Cough* Mold *Cough*. The bathtub in the guest bathroom at the rental house, rocked like a boat. It was a cover over a rotting old tub.

Pests, pests, pests. They "offer pest control" but good luck seeing them. The house had a massive ant infestation, they literally crawled into our bed at night it was so bad. Mice too. The apartment has roaches, mice, and spiders. Big roaches too, who needs a pet, Mission Rock Residental has you covered.

Nothing works, everything breaks. That should be their slogan. Electrical just not working, appliances breaking, A/C issues, leaks, water pressure issues. This was a problem at both places but mostly at the apartments. Did they do anything about it? Nope.

This company doesn't care about you. You are just a thing that spits out money to them. The less they have to spend on you, the better. Swapping management companies but never actually fixing any problems, because they don't care. They are big, and you are nothing to them. You gotta live somewhere right? Pay up and shut up.

will disclose I had some lady call me and act like she cared. She did send some people out to look at my apartment, but it was a bad time for my roommates (I was at work), my roommates told them to come back at a better time. Never came back. You know what that tells me? It was damage control. They didn't care, they just wanted to look like they cared.

Don't rent from this company, tell everyone you know to avoid them. I know if I see Mission Rock Residental anywhere near a rental I'll stay far away and tell everyone I know to avoid that place. Don't let them treat us this way. Avoid at all cost.

I used to live here in 2018, and Joy was the Manager, she is now as well. She is great, has always been attentive to my needs. I have seen people complain about bugs, but in my opinion if you are clean you don't have that issue and if you do, let Joy know because they have pest control. They can't fix what they don't know. I have always loved the indoor hot tub, it was closed do to issues beyond their control, but it will be up and running soon and I am excited. It's nice to have an indoor hot tub in the winter. They try to stay on people to clean up after their pets, there again, that's the owners fault not the property's. They are very quick to get issues fixed, they are continously upgrading. I love this place and always will as long as Joy keeps it going how it is. Take it with a grain of salt on bad reviews, because you have to remember, not always the cream of the crop live in apartments. It's about the pride you take in your place, that helps the community strive to be great. I think it's in a convenient and relaxing location in my opinion. You will hear jets, but you get use to it.
