I've rented 10 different homes in my life, and Larkin Realty is the best landlord I've ever had. I've been their tenant for over three years, and I'm continually impressed with how well they maintain the property, including both buildings and grounds, and with their prompt and professional responses to my communications. Relative to local rent prices, theirs are reasonable. The app they offer for maintenance requests and rent payments is handy and efficient, too. I'm so thankful for my beautiful apartment and to have Larkin as my landlord.

I’ve lived in Olde Orchard Park for about 6 months, and it’s been great. It’s very close to all of the amenities you could look for. Not only is the rent reasonable most of the utilities are included which is huge. When I had some issues in my apartment the maintenance crew was quick to respond to take care of the issue. The best part is the property manager Amanda Bara, she’s not like most landlords I can tell you, Amanda is great and makes you feel welcome and comfortable and is quick to answer any and all questions. Larkin Realty definitely has some nice properties. I would recommend Olde Orchard park or any of Larkin realty property’s to anyone.

I’ve been living at one of Larkin Realty’s buildings for almost two years now, and I couldn’t be happier with my experience. The property is well-maintained and very clean. I have to say it’s been really lovely working with one of the property managers, Courtney. She is always prompt with her responses and will address any issue quickly and in a timely manner. Overall, the location is convenient, and the community in the building feels safe. I highly recommend Larkin Realty to anyone looking for a great place to live!

I have lived at 1185 for over two years and I describe my place as luxurious ! The entire apartment building is always spotless, the management is responsive, pleasant , professional and always available (although I rarely need their assistance this place runs so very smoothly!!) and I just love living here !!!!!! I would recommend Larkin Realty to anyone searching for an apt.

This is a lot but if you’re seriously considering renting from these guys, I highly recommend you take the time to read it. I left another review 2 years ago after multiple failed attempts to get in contact with upper management given my awful experience as a resident. They got back to me about a week ago, and looking at these reviews, they seem to have done that with basically everyone. Doesn’t sound as “professional” as some of these mysteriously new comments claim Larkin to be. Please be careful trusting these recent reviews. Looking at them, something just doesn’t seem right. As a landlord myself, these guys suck and will take advantage of you. Even before moving in, we remember seeing only awful reviews, especially about Erica Smith. The only reason we accepted was because we were limited in our housing options, running out of time and it fit our budget. Truth be told, these guys ruined a year of my life, accused us of things we didn’t do, took money from me by using these random rules they’d implement last minute then basically threaten you into accepting. A man in their maintenance team named Larry would regularly gossip about us and our business as renters to a woman living in the building who he clearly just had a crush on. Even making jokes about how weren’t going to be asked to resign our lease because of our puppy at the time. Not realizing that she was actually a close friend of ours who told us everything. I never liked Larry, as a black man something about him just felt discriminating. The front doors of the building locked automatically so you needed a key or code to get in. Two separate times my brother would come over and while waiting by the door for me to come down and let him in, Larry has been seen on the other side of the door clearly choosing to ignore my brother even when he knocked. Mind you, I’ve witnessed this same man let in multiple people who clearly didn’t have a key without any hesitation. I hated this man so much, he’d smile in your face when you passed him in the hallway, not knowing I was being told everything he thought about me and my family. His imagine is engraved in my head. Fat, old, white man who usually wore a green button up, and this big work belt around his waist.

By month 7, my girlfriend couldn’t handle living there anymore, took our dog, moved out and lived with her parents until I finished up the lease. Don’t trust any of these recent reviews from all these people claiming they rented from Larkin in the past. It just seems suspicious to me that “former renters” are leaving all these positive reviews now, around the same time when Larkin happens to finally be responding to people’s reviews and trying to be engaging and actually give a damn. Even responding to reviews like mine from years ago.

Please look at the older, bad reviews, because I can almost guarantee you they are the only honest ones. Everything I read in those reviews before and after renting from Larkin are the only things I experienced. Like I said before, I’m a landlord myself, so I’m especially passionate about not letting these guys put more renters through everything I did. Google only allows you to leave one review for a business with an email address. I will use as many emails and leave as many honest reviews as possible if I need to. DO NOT RENT FROM THESE GUYS! And if someone from Larkin wants to try to reply to me again, don’t waste your time using the same response you’re recycling to people. Now if we wanna do an in person meeting we can, regardless I’ll be keeping the reviews coming.
