Lisa tried to get me to spend more money and was a terrible communicator.

When we talked about a purchase price, Lisa recommended $15k more than what I wanted to offer (the property sold for $25k under what she wanted to offer).

When the appraisal came in lower than expected, she tried to get me to increase my purchase price which would have hurt me.

And throughout it all, Lisa REFUSED
to communicate via phone call even after I explicitly ASKED her to call on the phone to try to clarify miscommunication for these huge decisions. She refused and probably cost me a lot of money.
