Literally the worst property management company I have ever dealt with. NEVER communicates anything, NEVER responds to anything, NEVER gets maintenance issues resolved (and won't tell you they aren't resolved until you reach out weeks later), NEVER takes care of their tenant requests, and to top if off they are the rudest bunch of individuals I have ever worked with. If you want a company who offers care, concern, and satisfaction, this is NOT the place to use. I wish, with every ounce of my being, that we could work with another company. If you ever have maintenance requests or issues, even if its ONCE a year, prepare to have a headache and go through a ridiculous hassle. The employees are so unprofessional and disrespectful. I had to contact their office today regarding some timbers that needed replacing in the yard, WHICH I called about 4 weeks ago and have heard nothing, and I was told by the woman, Dorene, that she " was really not in the mood for this today and to stop with the tone". I figured she confused me with one of her children and so I reached out to the regional manager with my concerns. I am sure that will get us nowhere just as fast, but we will see.

Terrible service as a tenant. I can't imagine trusting a large financial asset as a home owner to these idiots.

Had a roof leak one night. Called the issue in right away. They sent out an electrician the first night and then an HVAC service tech the next night. Neither of which were needed. They needed to call a roofing and siding specialist. They finally got one there... two months later.

Rude people top to bottom.

Trying to tell me we ruined carpets upon moving out. Guess what... I have proof the damage existed at the time of us moving in but they won't call me back to discuss the issue.

NEVER DO BUSINESS WITH THESE PEOPLE!

Very dissatisfied with office staff. The members of the team are not customer service oriented. They are rude and demeaning to tenants and landlords. They will provide what they say is the bare minimum for the contract obligations, but never above and beyond for you or the tenants-- as that kind of customer service is unrealistic. I will never again trust my home, my asset, to this management team.

If you choose to rent out your property & your marketing agent is LaTonya Billups, turn the other way! I put my house on the market with L&F in January 2015. "No hits, no calls," claimed LaTonya. I had friends, friends of friends, friends of family calling to see the house. LaTonya was not returning their calls. Yet she still reported "no hits, no calls." I contacted LaTonya and she had a nasty attitude. I called the property manager who apologized profusely stating,"This is so not LaTonya." I continued having problems with LaTonya so again I contacted the property manager with my concerns. No response. A month later it's still happening, people are calling to see the house & LaTonya was not returning their calls.

Today (Oct 1, 2015) a family friend said she'd called and left a message. At 9am I texted LaTonya and asked her to return the lady's call, no response. At 11am, two hours later, I received an email from the property manager that the property is 45 minutes away and this "limits the ability to show." L&F knew that when I signed up with them. So is that why LaTonya wasn't calling back potential renters because she didn't want to take the drive? After the email from the property manager, 45 minutes later (11:45 am) LaTonya decides to respond to my text stating "wishing you the best." Really? You're not calling back yet another potential renter.Thanks for wasting my time.

LaTonya Billups is definitely the most unprofessional, tactless, tasteless, rude, disrepectful, lying "person" I've encountered in a long time. It's unfortunate she's got L&F supporting her unprofessionalism.

Customer service is terrible and they try to find any and every reason to keep your deposit. Kelly stated that she couldn't return my full deposit because she didn't see carpet cleaning lines. I sent the carpet company out to the property 2 times and she still says that it looks like it had not been cleaned.

Absolutely horrible! Nickel and dime you for everything. Even though you are good tenant….PLEASE go through someone else! Save yourself the headache of multiple emails a month after you move out of what you all have to pay for still!!!!

This management company is completely unprofessional, and only concerned with collecting fees. They let a tenant complaint go unresolved for weeks. They were often unresponsive to requests from the owner and tenants alike, and generally unkowledgable about property management issues, specifically general repairs.
