Unprofessional & don't want to fix anything. They have crackheads & just anyone coming to your home as though there gonna fix anything. & The same problem reoccurs. Maureen is very disrespectful & classless to say the least. Kelsey on the other hand... Love her.

DO NOT RENT FROM THIS AGENCY, or use for home sales. 1 star is more than they deserve. Terrible maintenance, customer service, rental management, basically everything required to run their sham of a leasing agency. Home owners beware if using to rent your home out. They will decrease the home value with the worst maintenance and have no problem breaking laws if they think they can get away with it. Plenty of other rental agencies in the area. Choose any other and you will be much happier. I was using a different agency for years with no issue until the home owner decided to clearly save a buck and switch to this sad excuse of a company.

Wow. My wife and I just started renting from ABM LLC and we couldn’t be happier. Super helpful and everyone in the office has been so kind. We had a short list of things that needed addressed after moving in and 2 days later they’ve been set right.
Maureen has been especially great to work with. Highly recommend this family business.

I'm just not happy with how they go about things, me and my gf wer in need of housing very quickly, they had 3 places we wer interested in, first they wouldn't accept my door dash income even tho I make over$800 a week because I hadn't worked there for a full year so I didn't have a tax return but I did have weekly pay stubs, my gf didn't make 3x rent on her own per month but I ended up getting a job offer that put me over the required income myself... my application went through but my gfs didn't because she is in court with a old land lord still in a on going case and they called her in which she said my gf was a bad tenant ect( do you expect a glowing review from the person your suing?) And so they denied her app...I said ok that's fine the lease can b only in my name I don't mind... they said no of one fails all apps fail...I go on that's weird well I'll just reapply alone, they said no we won't let you because we kno she lives with you... what does it matter if the lease is in my name and in responsible for the rent? I said ok I'm so by to get my app fee back since they had told me if anything went wrong I could get it back in a check... this is when they said oh sorry no that's just if there's a app in ahead of you and they get accepted before we get to yours...I go so technically my app was accepted but your refusing to rent to me and keeping my$40 in fees? Ok doesn't sound like a scam to me...

YIKESSSS!!!!!! I haven't rented from them and just by the interaction I don't want to. I hope with all these reviews they make some changes. Maureen is not friendly at all. Zero customer service, zero emotion and not welcoming at all. Who in their right mind wants to rent from people who don't make you feel welcomed? After seeing the same reviews, how are they even still in business? First impression of this place has me thinking if this is how they are now, I know if I ever were to rent from them, they would treat me like trash!!!!

Easy application process. Maureen can be rude sometimes, but she has her nice days too. The older lady is more pleasant than non, but I've had a negative interaction with her too. The maintenance men are usally pretty cool. Always helpful, but sometimes they take a long time to do minimal tasks (riding the clock, we've all witnessed it before 🤦🏾‍♀️🤷🏿‍♀️).

When I first moved in I supplied a detailed itemized list of the issues I found during my walkthrough and they were not thrilled. They were very combative via email and told me they've never had a tenant report 52 issues at move-in. Granted they weren't all big things, trim/molding missing, insulation around the door, doors not closing properly, lock to the basement, etc.; however, they sent out the property manager (i assume that's who he was) to go over my list together and he agreed with the repairs and even suggested a few himself. He was very pleasant and easy to talk to and the issues were repaired shortly after.

My property doesn't have many issues. There are some upgrades that could be done though:
-the house used to heat by oil I assume from the very large vents in the floor of the living room and dining room and they could atleast cover them to help heating of the home as the heat escapes to the basement, causing a very expensive gas bill in the winter
-the downstairs bedroom and 2 upstairs bedrooms run off the same circuit and it must be of minimal voltage because I cannot run a window a/c in both rooms without the power surging (luckily the downstairs bedroom is my office so not occupied daily; however, this could be an issue for future tenants)
-there is a mold issue in the bathroom and the plumbing backs up every few months (I use drano and it's back working as normal, but this does happen multiple times a year)
-the fence in the backyard needs some maintenance
- the front and back door is not properly fitted which also adds to ny expensive heating bill
-the orginal doors on the house dont have standard knob locks for privacy (bedroom and bathroom doors still have the skeleton key style knobs)

I was late on my rent one month when I first moved there. They did email me inquiring why I only paid a portion, I provided a date when I would pay the balance and they sent me a summons to court. No negotiation, no offer to help, no assistance of any kind, they didnt even respond to that email, I just received the notice on my door. This didn't upset me though, I was a new tenant and I was late on rent which is a lease violation; they had every right. What did upset me is the improperly calculated late fee that was applied. My lease states the fee is based on balance owed, yet they charged me based on the full rent (I paid over half).

I've never been late after that so I'm not sure how they operate with tenured tenants or anything. I have inquired about repairs and even getting permission to register my business license to my address and they were helpful. Sometimes Maureen will give me push back on repairs, but I send her pics and stand my ground and they usually get repaired within a reasonable time. I have had to contact them again for repairs sometimes but not often and not anything real urgent.

I do however, wish they had a better on-call or emergency maintenance response protocol. I have had issues with my heat in the winter and was forced to wait until the next day or even Monday following a weekend due to this not being something they have a solid grasp on. This is a very irritating and health impacting negligence they need to streamline. They've been in business entirely too long not to have a better handle on that process.

All in all I would say they're an average landlord. They don't bother me, they dont come to my house unannounced, my rent has only increased once in 4 years and I pay a nice amount considering square footage and the local housing market. They're a 3.5 at best. They could easily improve with some effort‼

I have lived here for 3 years, I appreciate the price, of course you get what you pay for. It's not meant to stay forever, if you need a place to get on your feet. Haven't had any real issues with the office, I know we all are busy they do respond, if they don't,I follow up and it usually gets resolved. Wish the had better office hours, and a way to pay online cashapp or zelle or something.

I was interested in an apartment managed by this company so I went to the office to fill out my application. The woman working in the office seemed bored and was unfriendly. After filling out the paperwork, I realized the rent and security deposit was $50 higher monthly than the price listed on MULTIPLE renting websites and quoted to me on the phone. I asked the woman and she kind of rolled her eyes at me and said "Well the rent is definitely $800, I guess I listed it wrong because the previous tenants paid $750, but it's $800." She didn't offer to match the price that was advertised, try to work with me, or even apologize at all. The next day, she finally updated the listings with actual price of the apartment, after the ads had already been up for 20 days!

This company couldn't even bother to fix the multiple holes in the floor of the apartment that I looked at, and couldn't be bothered to provide the most minimal standard of customer service. If you're from out of town like I am, don't waste your time taking a trip to visit.
