**Do Not Recommend Moving into Legend Property Group Apartments**

I would not advise anyone to move into any of Legend Property Group’s apartments. The management is unresponsive, unprofessional, and fails to address issues promptly or effectively. When problems arise, they remain unresolved for extended periods. Brittney Ritt, in particular, takes offense if complaints are brought up repeatedly, and Brooks Lawson is unresponsive, ignoring all forms of communication. It’s clear that they treat this as just a job and have no genuine concern for the tenants’ experience.

The properties themselves leave much to be desired. The walls are paper-thin, and many neighbors are inconsiderate, exhibiting disruptive, childlike behavior. Resting peacefully is impossible. Repeatedly addressing issues with the office seems to worsen the situation, as concerns are consistently ignored. For instance, I was asked to record inside my home and even allow an agent to enter my apartment, only to wait six months for a resolution that never came.

The turnover rate in their staff is high, and you’re often left guessing who’s in charge. Communication with tenants is poor, and asking simple questions feels like you’re speaking to individuals who lack professionalism and competence.

For example, I’ve repeatedly reported the disruptive tenant in apartment 201, who stomps around, drags objects, and behaves inconsiderately at all hours, often early in the morning. Despite numerous complaints, Tiffany initially assured me the issue would be handled, but it only worsened, almost as if intentionally. The tenant seems to stomp with heavy boots, drop objects, and even excessively flush the toilet. The disturbance is constant, and nothing has been done to address it despite my documentation, videos, and ongoing complaints to Brittney Ritt and Brooks Lawson.

Apartment living shouldn’t mean enduring this level of negligence. I’ve shared all documentation with my lawyer and will
continue to pursue this matter. If you’re
considering living in one of Legend Property Group’s properties, I strongly urge you to think twice.

Maintenance came into my apartment early in the morning the day after christmas, unannounced, while I was asleep and undressed. Tried to call anyone about it but didnt get anyone because it's the day after Christmas and no one is in the office. Even the guy I ended up talking to was just an extension and asked ME if I had any ideas... nice.

Now I'm finally in contact with the area manager, Tiffany, and she is doing absolutely nothing about it which tells me that this entire company does not value my safety as a tenant. It is unfortunate that I have recommended people to live in some of legends locations- huge mistake.

Legend Property Group is the parent company in charge of Citypoint place. I’ve lived in Citypoint place since 2016 when it was converted into apartments. This week on Tuesday, we had a pest control gentleman come out and walk-through every unit. On Wednesday, an email came out:

Dear Tenant(s)
It has been confirmed that a pest control issue was discovered in a few units. If you feel that you have a pest control issue of any kind, please report the matter immediately. You may put in a work order or contact your Property Manager immediately.

Please remember, it is a violation of your lease when maintenance issues are not reported.

Why yes I do agree that this information should be disclosed to property management. Not once ever has management relayed to the tenants that there has been an infestation problem. One more than one occasion I’ve had people move out and roaches and other bugs like ants were seen on these tenants property as they were leaving their unit. And then maintenance had people come and clean that unit and never disclose Any information About an infestation. And if you need the exterminator to come out just for you they make you pay the invoice from what I understand. I just don’t see how we can be threatened with terms of breaking lease. But the property management does not have disclose investigation otherwise. And they don’t have pest controls coming out regularly to maintain the property. I’ve noticed in the past that they will only send out pest control when there is an outbreak, but again will not disclose any of that information

My husband and I live at Cary Street Station, we actually really like our unit and the location of the property, but the management and how this group treats tenants is shocking.

We had issues with bikes stolen, mail stolen, which we dealt with. What we couldn’t deal with is our neighbor blasting music and having 3 dogs that bark all night long to where we couldn’t sleep in our home. We filed countless complaints, had videos through all hours of the night/day. Management completely ignored us for months.

We ended up taking them to court to break our lease without their ridiculous fee and won.

I’m entering my second lease in my current building, and I would first like to say that the apartments are nice. I really enjoyed living here up until the beginning of this year. To start, from January to April I was being harassed by another resident who lived in my building, even caught him on my ring, camera, committing criminal acts. When I expressed my discomfort with the property manager Dante Villoch and Sally (whose last name I do not know), absolutely no assistance was provided to me. I was pushed off onto the police department, however, the individual was never confronted by property management as they stated nor was, he confronted about violating the terms of the lease.

Fast forward to a couple weeks ago. One of my packages was stolen from the lobby. I contacted the property manager. I provided him screenshots as well as a timestamp from when my package was delivered so when I went down to retrieve it. I was advised that cameras would be checked and that several packages have been stolen that week. I continue to follow up on the matter and was told that more time was needed to check the cameras. I filed a police report. An investigator contacted both myself and the property manager and now all of a sudden “ new cameras” were placed in the lobby. And the footage of my package being stolen is nowhere to be found. Dante lacks accountability like no other. Anytime he has contacted he ask is if he’s being bothered when asked to do something. Other residents feel the same. I do not know what else to do to receive assistance. The police couldn’t make them do anything so I will be taking other action. Please keep in mind before contacting this company for leasing.

I have lived at the Cary St Station location for over a year and I have really enjoyed my stay here! Everything is included. I greatly appreciate the no pet rent and the available pet facilities (dog park and sometimes dog pool parties).

I have never felt more at home in an apartment since you are allowed to put holes in the walls and mount whatever you would like (You cannot paint the walls without permission but my walls are too tall anyway).

Maintenance is always quick to respond and very friendly towards me and my cats. I told them the first day my refrigerator was not getting cold and they completely replaced it with a new one the next day!

Staff in the leasing office are friendly, understanding and informative.

Hope a 2 bedroom opens up in the next year so I can upgraded!

I seriously will always recommend Legend Property. I've lived in Richmond on and off 5+ years and they are the first company I've ever had faith in. I live in the Garber Gables property and maintenance is super responsive, even coming within the day most of the time. Krystyne, the property manager, also responds to my emails within an hour which I have NEVER experienced with a property manager before.

All of their buildings have great amenities and utilities included which takes a lot of the load off. And great pricing for what it is. I genuinely think they are the hidden gem of Richmond property management

My husband and I have rented from this company for eight and a half years. All of our property managers we've ever had in that time were great, except for the most recent one before we moved out in the year of 2023. You've never given anyone any problems. We were always respectful and very quiet. We owned two cats this whole time and they were not destructive and neither are we. I always kept my apartments clean and we didn't Do anything to our apartments that would label us as destructive. But my last year at Butterworth lofts and Hopewell Virginia was a nightmare. Sure, I've made some friends while living there but the area in which the place is located at is full of crime and druggies. I have had a gun pointed in my face. I have been assaulted. I've even had a homeless person take a giant poop right beside my car while I was still in it. That's not the only negative thing about this place. The current property manager accuse me of throwing whole meals out of a window? She said she had proof but seriously why would anyone in the right mind throw meals out of the window? The one thing I had outside my window was a bird feeder and apparently that's constituted as littering, destruction of property, and a disruption. I never been accused of anything but that was pretty much insane. Last I checked bird seed was biodegradable and it's not considered littering and how can birds seed be destruction of property? It's not like the seeds themselves were the size of watermelons. It's just bird seeds for crying out loud! Not only that, when I lodge the complaint about an abundance of furniture piling around the dumpster and the dumpsters being almost in the middle of the road because of the furniture piled up around the dumpster stalls, I got chewed out and yelled at by the building color manager. He knew the property manager by name so I can only assume they are friends of sorts. The dumpsters were like that for at least a couple of months and the elderly and handicap people that lived in the building. I saw that they struggled and I got their trash for them and I took their trash out for them because there's no way they could have reached the dumpster to throw their stuff away. The very next day after I called it was taken care of which was awesome...great. When my husband and I finally decided to leave and move out, we do the respectful thing and gave notice before I could really get into packing up and moving. The property manager wanted to view the apartment with my things everywhere while I'm trying to pack up so you can assume the place was in disarray with boxes and my stuff everywhere. Who is comfortable having random strangers walk through their home with their stuff all over the place? I'm not ! This situation was what set me over the edge. I used to love this place so much but I never had anyone treat me and my home was such inconsideration. She didn't so much as call me she didn't so she didn't even try to talk to me. If this was a good idea, she just sent me an email
" Telling" this was the date and time that people were going to be coming in my home. Let me tell you why this is a bad idea. People that nobody knows come into your apartment with boxes and stuff everywhere. Number one that is a hazard. If someone were to slip and fall, who would get sued and who would get in trouble? Good question right? Number two. I don't know these people at all. How am I supposed to know they're not going to try to swipe something? and who again in trouble for that probably nobody. I would probably be being told to be quiet and stop complaining. Because every time I've ever been on the phone with this property manager she doesn't let you talk. She just wants to tell you how it is and not listen to your concerns at all. During this whole time I was in mourning of my brother I couldn't get through or a response from the property manager when I told her how much of a bad idea was to have a viewing of my apartment because I didn't want people in the way as well while I'm trying to pack. There more but I ran out of room.
