They failed to communicate that the house we were moving into had a known severe roach infestation, and that it was going to be treated multiple times while we were there. Didn't see any roaches when I toured the place, but there were tenants living there at the time so they must have been hiding in their belongings.
They left us without a place to live unless we wanted to move in with the roaches!! Luckily we found a place with much kinder people to rent from, but this is inhumane and greedy to try and pull on someone. They were willing to drop off our refund check the next day, but then kept delaying another day until it was the following week.

I moved into one of the Monument Ave apartments this past May. I saw the bad reviews but I'd previously rented with a "bad" RVA company (Pondok MGMT) and had a fine experience, so I figured it wouldn't be terrible. I am counting down the days I get to leave this place. Henry Briggs has made my life so miserable. I feel like I'm begging the front office to get them to see I'm a human being who has to live in these conditions. Essential repairs, even move-in repairs, will not happen unless you cite VA legal code in email and threaten to send your rent to escrow.

Here is a list of issues I reported to them either on move-in inspection or within the first month there, and how long repairs took. I had to follow up multiple times for all of these and cite VA Landlord Tenant Act.
- The toilet did not flush properly: One Month
- The dishwasher leaks all over the kitchen floor on sanitize setting: Never
- The third-floor balcony has rotten wood on the railings where you cannot safely lean on it: Never
- The fire escape has rotten wood/wobbly steps: Four months, and still not completely fixed
- One of our windows is caulked partially open and has no bug screen: Never
- The door handles do not work: Never
- Wooden floors splintering all over: One month
- Kitchen linoleum floor peeled: One month
- Almost all of our outlets were ungrounded, including essential outlets where the refrigerator/AC unit were plugged in at move-in: Four months
- Large crack in closet wall: Never
- Bathroom flooring was improperly installed causing mold growth and wood rotting: technically 3 months but they put new flooring down without fixing the problem.
- Stained paint in random areas: Never
- Loose wiring in living room: Never

Two days ago, I came downstairs to see the ceiling in our lobby caved in where our downstairs neighbor's bathroom is. I have no doubt this is due to the terrible building maintenance and the joke of management. It took them two days just to remove the debris caused by the hole, the wood revealed above is rotten and cracking, and I don't feel safe in this building. They still have not fixed the hole itself. After my move-in inspection that listed most of these issues, they did not do a single repair. I followed up with a long email a month later and they claimed they would do every repair and they did a small number of them. When they apologize, they are lying. When they say they will make things right, they are lying. When they say they will fix something, they are lying. I'm trying to ride out this miserable lease and counting down the days until I can leave. I truly wonder how the people running this business go to sleep at night. Someone could die just by leaning on my balcony and they probably won't do a thing about it.

Ms. Shelby has been exceptionally helpful, informative, and kind to me during my time as a renter of their property associated with Harry Briggs Realty. Her honesty, professionalism, and customer service have been exemplary, especially in assisting me with the termination of my lease due to health problems.

Ms. Shelby's kindness, transparency, and dedication to her role are an example that her staff and others should strive to emulate. I am deeply grateful for the honest and truthful information she provided me throughout this process.

From experience, I can say their Maintenance team is atrocious. To get them to do anything, I literally have to threaten to report them to the state. I had every intent on moving out this year but was caught up with a death of a close family member, so I had to stay another year. Unless you are desperate and need a place to live, avoid like the plague.

AVOID THIS COMPANY LIKE THE PLAGUE

It's 4pm and I'm at a property for viewing and was just called and told the employee coming out "is tied up" and they'd need to reschedule via a call later.

I called 1.5 hrs ago and asked to speak w the person who'd be showing the property, to let them know I could meet them earlier if they were available. I was beyond rudely told that my appointment was at 4pm and no one was doing any special favors for me.

I received similar, over the phone treatment when I made this appointment last week when I asked if I could have a contact person to follow up with.

The property is also disgusting and has multiple electrical and structural issues and I'd have never rented this property. But as someone looking to rent or buy I wouldn't do business with this company if my life depended on it.

Needless to say I'm not shocked by all of their 1 star reviews and thankful I avoided the hazard of what is a sad excuse of a company with employees who are obviously miserable in their daily lives and push that same attitude towards potential clients.

Henry, do a better job and find ppl that want to work for you. Because nobody in your office has any respect for you or themselves.

I have been renting from Briggs Realty for a few years, in the same house.
I can’t be happier with the level of professionalism I have encountered.The office, maintenance and financial representatives are always courteous and eager to get answers to my questions.
I have had little to no maintenance needs.. I think the only time I called maintenance was to light my pilot light in fireplace. (And they came next day).
The communication is great between us, and the owner of the home makes an effort to keep the home up. Showing me that Henry Briggs seeks out proactive owners to represent.
I see a few negative posts, but realize; they are managing other peoples homes. Your maintenance request may be stalled due to the owner’s request - not the management company. And I am sure Briggs Realty goes to bat for their tenets.

LOVED my apartment building until Briggs bought it and unleashed Theresa Alford on us. Briggs may be a fine company for rentals (I wouldn't know), but if you're at an Alford property, understand that any issues you have should go right to the main office, not to her. She avoids emails and calls, even in urgent situations, displaces blame instead of actively seeking solutions, and should probably stick to her other realtor job instead of being another abhorrent landlord in Richmond. Please give us back someone who cares.

Been renting from them since 2019 moving from another state and they give me a chance at a rental property and ever since this company as been awesome to me.. I have rented 3 properties from them and when the lease was up they moved me into another property of my choice. Can't ask for anything better. Also when I needed any repairs it was done within that day or 2. Never had an issue with them. I know everyone experience is different but I just don't understand how other people had the worst experience from them and I had the best experience.. and NO I'm NOT A BOT. But wanna leave a review finally (4 years later ) and thanks to this company and especially Theresa and Nicole for handling everything.!!
