I just wanted to say thank you to Greg and his team for their exemplary support over the past few years. We worked with Greg to purchase a residence in Burke, VA in 2013. A military friend recommended him to us based on their superb experience, and we were not disappointed. After purchasing the house, we ended up getting orders to move overseas after just 10 months or so, and asked Greg to manage the property for us. From finding tenants, to advice on upkeep, to managing the various challenges that naturally come with home ownership, I always knew the property was in excellent hands. Moreover, Greg and his team are professional, courteous, and highly experienced...so they know what they are talking about! When it came time to go ahead and sell the property, Greg’s advice and expertise were crucial to making a smooth and quick sale at a price I very much appreciated! In all, I highly recommend Riverside Property Management—they are superb professionals who take care of their clients in a professional, ethical, and fine fashion!

For the last two years I’ve been renting a townhouse that is managed by Riverside Property Management. I have had numerous interactions with Greg Wilson, the property manager, as issues have popped up that need attention (squirrels in the attic, worn-out appliances, etc). He has always responded immediately to my texts and taken prompt action. I appreciate that he utilizes reputable, professional companies to handle repairs and replacements. I also appreciate that replacement appliances have been good quality and not just the cheapest options on the market. Greg treats this property as he would his own home and he takes a long-term approach to managing its upkeep (as opposed to just slapping temporary band-aids on the problems). Not only does this approach protect the owner’s long-term investment, but it provides a comfortable, well-maintained home for the renter.

We recently moved to another house and called Greg Wilson and Riverside Property Management to rent out and manage our townhouse. During the rental process, we decided to sell the townhouse. Outstanding professionalism and responsiveness! I have rented 14 residences in the past 30 years and have never had a better property manager than Greg Wilson. During the COVID-19 Pandemic the inverter on our XL refrigerator failed on a Friday evening and it was full of recently stocked groceries. Greg quickly responded and scheduled a service call for Monday morning. The inverter was replaced and the refrigerator works great.

Riverside Property Management is top-notch! We had an issue with our heat and within 90 minutes of submitting the work order a repair company was at our home addressing the issue Every time we have needed assistance we have experienced similar responsiveness. As a family that moves often, Riverside Property Management is by far the best property management company we have worked with!

Well first of all Greg Wilson, who aptly claims to be a Navy Captain, is not. He's a retired commander. So not only is he lying about his rank he's also an invested party (as in owner) with these dishonest purveyors of property management. I will say that Greg was pretty nice to deal with but up until I read his review of HIS company I had respect for the man- although his son is very professional and honest. Now, after reading his review, We have confirmation that he's a liar and swindler. It fits so well with their business model. Moreover their property manager, Gustavo Cruz is a pathological liar. Not only is he lazy but he's quite unprofessional. He never answers his phone if you have problem then when he responds he makes excuses and lies about what he has been up to. Most of the people who work with Riverside tolerate them because, for the most part, they do what they say they're going to do, it just may take them a week to accomplish. Being prompt or respectful of your time or personal space is not a priority even though you're paying them thousands of dollars each month. If the property is maintained by them just be weary of their procrastination and dishonesty. The experience I had with them was so incredibly sub-par that I have launched a formal complaint against them. Yes things did get fixed but days, sometimes weeks, sometimes never. This management group is very small time and they try and act like big shots but perform like sloths. Don't get overly excited with these guys because you're assured to be let down. Caveat Emptor.

This entire rental situation is a small town Ponzi scheme where they take your money.

Having been a landlord it was only out of desperation and time restraints that I didn't catch all the red flags with this property management company. Greg Wilson glorifying the company in the review below is your trusty broker who primarily is just trying to gain a second or third application fee or pushing to be your realtor on the next house. Gustavo Cruz made an abrupt exit stage left during the year that we rented and despite his unanswered emails was probably the most enjoyable to work with.

The problem with this situation is that Greg Wilson has cut a deal with everyone. The company that processes their rent payments takes five days which is just enough time for them to charge you an exhorbinant amount of money of a late fee. The neighbors report trash cans if they are left out one day late or if you don't park your car in the right spot and threaten to call the police. My vehicle's window was mysteriously shot out because it was parked on the street for too long without moving (I'm sorry I also have a company vehicle).

Move out is the best. There are "approved" companies to use which are very clearly also on his team. The landscaper he suggest never returns calls and then billed us 125 upon move out when we had completely rehabbed a back yard that was covered in hay when we moved in. The cleaning company blankly states the house is "dirty" despite it being spotless and then charges over 300. We are charged for items that were ours. They're brutal.

Like many people before us I am sure, we were unfortunately in a very small window of time to find housing and regret EVER having anything to do with this property management.

Greg was detailed, quick, thorough. After managing my investment property for several years, Greg helped me sell my house in Virginia from California without a hitch. Excellent work and I would recommend him to anyone.
