Although I could go into greater detail Google Reviews have a 4,000 character limit so Iāll keep it to a minimum. Let me start by saying this review is not coming from a disgruntled former tenant. I encourage anyone considering making Kings Point their home to read the reviews/complaints (both here and with the BBB) and before signing a lease see/inspect the EXACT apartment youāll be leasing, not a model or āone just like it.ā Document and keep EVERYTHING, invest in cameras for your unit (I never experienced theft of any sort), and upon leaving, request to be present at the move out inspection and follow through...itās your legal right. Kings Point Apartments is the place I called home for 16.5 years. In that time I had zero issues with break-ins, vandalism, theft, and/or insects, bugs, or rodents. As a matter of fact I lived in a quiet little area. I was on the corner and under a model unit so it was extremely quiet. That coupled with the rental rate is why I stayed so long. As long as you pay your rent on time and donāt make any ānoiseā youāll be fine, but once you speak up or challenge them on something thatās the rub. Case in point in late September I had a minor kitchen/stove fire that was determined to be mechanical in nature. The fire marshal instructed me to contact maintenance to have the stove replaced. Upon contacting them they assured me despite the fire marshalās instruction the stove was safe to use and just needed to be cleaned. No, I donāt feel safe so please replace it. We danced the back and forth dance until I was offered a replacement stove for the ādiscounted rate of $180.ā No thanks, Iām not paying that. At that time Iād been in the unit for over 16 years and the stove wasnāt new when I moved in. So Iāll use it, but I need it in writing stating that itās safe to use. They didnāt want to risk that so they decided since Iād been there so long theyād replace it. Great. Only not soā¦I get home that day and have a letter of rent increase on my door for $30/month for 6 months (isnāt that ironicā¦equals exactly the $180 they wanted to charge to replace the stove). Mind you I was in a vested lease so that was not legal, but I guess I wasnāt supposed to know that. And, $30/month. No one would move over a $30/month increase at such short notice. Except me-Iāll leave. Because one thing I canāt stand is someone playing on my intelligence. I requested to be present at the move out inspection SEVEN weeks prior to my move out date and I did so via email, notice to vacate, certified letter, and written on my final rent payment which was also submitted seven weeks prior to my move out date. I finally heard back 1 week prior to my move out date and we scheduled a time. I was present and let me tell you sis came in hot and heavy with her little clipboard writing down a list of ādamages.ā At the end of the inspection I asked for a copy of the list of damages only to be told āno, itās an interoffice document.ā The purpose of being present at a move out inspection is to protect yourself from unfair charges when you vacate a property. I never got a chance to see the document, but thatās cool because I had a document of my ownā¦..a detailed list of maintenance request dates/times, model and serial numbers of appliances, along with the IRS amortization of rental appliances. I also reminded them that the unit I shared a wall with had been damaged by fire almost 8 years prior and had sat empty and padlocked since that time. Which Iām almost certain was a case of insurance fraud because they never sued the tenant and according to the fire report the property damage was estimated to be $15k. Needless to say I received the majority of my security deposit back. In all of this I learned there are no lawyers in this geographical area that represent tenants in these matters. I did however have the pleasure of consulting with Daniel Turczan of Waldman & Associates in Fredericksburg, Va (no conflict of interest). So Iāll just say proceed with caution and protect your interests.

One of the most trash places you can live in. They just try to make the outside look nice. They do not fix any issues you have in your apartment and if they do it takes months and breaks again in days. They are NOT ethical! They never answer their phones. Poorly trained employees who gives wrong information. And if you give them a āhard timeā they harass you.

I felt so low to the ground after I was scheduled for a viewing and was denied because I have a public housing choice voucher. I was forthcoming and made the property manager (who was out to lunch at the time). The representative was rude and very unprofessional. To say things like "well, this isn't public housing" and to just assume I didn't make 3x's the rent is unacceptable to work in customer service. "You need to contact your housing authority for more details".... for context, there is a process where I can port out but that didn't matter. Considering I called beforehand and was scheduled, I don't appreciate being treated less than due to my financial status. It's not only inappropriate but illegal. For the record, the only information I gave her were my sources of income and I was insulted and turned around. I am highly disappointed. I wasted my time to come out only to be thanked by disrespect. I would not want to rent from any place like this and as a Board member of RRHA I'm highly disappointed that this is even an obstacle for someone seeking fair housing.

I have been at this complex for 5 years and this last past year has been absolute hell!!! The rental office is always closed and never follows up with calls related to Maintence issues. This company is a scam they donāt mind taking your money, but donāt know how to treat residents. I am currently experiencing issues with my heat and the staff has not responded. I will not recommend this complex to worst enemy and to make it worst their corporate office doesnāt even follow up or even care. I hate it here and will never deal with this unprofessional company again!!!!

I did a one year lease here. I rented the one bedroom loft for $1,080 a month. The apartment is roomy and I really liked the layout. The neighborhood is actually pretty quiet and a super nice library in walking distance. I thought Brittany and the staff were pleasant to deal with. I honestly have only one main complaint. These apartments are old and upper management is not taking care of the units as good as they should. The air conditioning units are old. I had my AC go out on me during the weekend and it was 90 degrees. I got the run around for an entire day while I sat in a hot apartment. I ended up paying out of pocket $400 to have my AC fixed and when I asked for a refund, nope. You can't beat the rent, people are nice here, just the maintenance here sucks. I don't blame the maintenance workers or even the office staff. It's the owners. They simply won't invest some of the profit they are making from their investment back into the units. This place has such great potential, it's sad. If you need a good, clean and safe place to stay at a reasonable price and are willing to deal with maintenance issues, this is a good option. I also can say, if you take good care of your apartment and clean it before you leave, you will get most of your deposit back 45 days after you move out. They only charged me $200 to clean the apartment and carpet. Very honest there! The owners are why I'm not giving them 5 stars

Do not apply do not waste your time, they gave me the run around and so much excuses and that lady Nicole is something else in that office they are very sneaky, I donāt put nothing past them . they are so money hungry when I emotional Support dog but they want me to pay a pet fee they discriminate

I'm not a resident. In March, I originally came there to see and apply for a one bed/bath with a loft, but was told I didn't make enough. I filled out an inquiry sheet and they told me I would put me on a waiting list for when a one bed/bath came available. Months went by, but I never heard from them. Since they don't have a website, I would check Apartments.com and saw they had one coming available in August. So I emailed to see if I could apply for it and that I was put on the waiting list. She ignored that part completely, but told me I could come in apply.
I came in the next day, saw the model apartment (the carpet was dirty) and applied the same day. First they said they would get response in five days, then they told me two days.
I waited a week, but didn't hear from them, so I called to see about my application. I've talked to these people three times, and they come up with a new lie every time.
First lie was that my application was sent off and they were still waiting to hear back.
Second lie, they call me the next day and said they hadn't sent off my application because the date was wrong and they wanted to double check before they sent it off.
The third lie, after like three weeks, I called to see about my application and no one answered, so I called back again. She finally picked up and said the office is backed up and she's called them three times about my application and hasn't heard anything.
It's August and I still no exactly as much as I did last month: Nothing!
Given these reviews, I'm just going to chalk it up as God is looking out for me. I gave up. They took my money and probably threw the application in the trash.
I will say I know someone who lives there and she loves it, never had any problems with them. Her only complaint is she wants something bigger.

The worst experience I've had renting, and I rented at 4 different apartment complexes. The apartment I rented smelled, and was out dated, and that was the best one they showed us that was available. I thought that all of our concerns would be taken care of after we moved in but I was wrong, they are more concerned about cost and profits then making sure that there tenants are happy. My wife and I had to clean the entire apartment including the refrigerator, stove, and dishwasher because it wasn't cleaned prior. Don't even get me started on the bathrooms. Maintenance man came into my home with no prior warning for a work order that I put in months ago. The only person that was great was Jessica Parnell from the corporate office, she really tires to make things right. The rent office staff sucks. I can write soooooo much more on how this place is bad, but then I'll be writing a book. Beware. Hopefully they will get a better office manager.
