So apparently after switching from Patriot Properties to Evernest, my first review is GONE. Trying to be clever Evernest and make your rating higher? Or is that an automatic removal once ownership changes?
We first rented from here when the company was Patriot Properties. Great management at first and great communication. Maintenance issues, which were few, taken care of right away. After the pandemic hit in 2020 and ownership changed as well as our property manager, it became challenging to contact the new property manager, and he was negligent to say the least and his boss was even worse. She almost never was in the office, only worked from home, and next to never answered emails or the phone. Maintenance issues for us were almost non-existent, but if we did have a maintenance issue, it became “Read your lease, you are liable”, and after back and forth emails proving we weren’t, it would finally be corrected. We did our best to not need to report anything just to avoid needing to contact them. Blessedly, whatever “issue” we had, we could take care of ourselves.
In the end when we were finally moving out, we cleaned, scrubbed, and vacuumed and left the place in excellent condition. I took hundreds of pictures and around 10 videos during the entire process and on the final move-out day. I received an email the next week from the property manager complaining the place was left a wreck. Holes in the walls, spoiled food in the fridge, trash on the floor, and to expect our deposit to be eaten up plus to owe money. When I sent the manager the pictures I had taken along with the final move-out video asking him HOW he found the place in such a condition His reply, “Ooops, sorry, wrong place.” You’re darn right wrong place and nice try! While some of our deposit was taken for rather frivolous reasons, we got close to 75% of it back. What I did not like, nor appreciate, was the massive use of water and electricity we had to pay for after move-out until our lease was up. The manager hired a cleaning company to clean the place more and used our money for the water and electricity, the water and electric bills were still in our name until the place was rented. They also rented the place within two weeks of us moving out and still charged us an extra month’s rent, but we were refunded after I wrote a letter of complaint to corporate with proof the place was rented within two weeks of us moving out and that the money for rent was taken from our account.
In short…..AVOID EVERNEST!

Not satisfied with the service they provide. If the tenant is few days late in paying rent they hold funds until their accounting decides to to pay owners. Not customer focused- focused on what’s convenient for them not for the home owners. May other issues with is property management

Absolute worst first experience with this company. We used them while moving to a different country. Emails and phone calls were ignored, you essentially had to call multiple days, multiple times. The phone numbers that they had listed were incorrect. Apparently there is one person at the office with no access to any of your account information. Per contract they are supposed to notify you if any repairs and such exceeds $500. A number of times they went and did whatever it was they did and charged us 4 installments of $450, we didn't catch it until later.
THEY FORGOT TO LEAVE OUR KEYS FOR OUR HOM, UNTIL 2HOURS BEFORE WE BOEDED THE PLANE FROM KOREA TO THE STATES THAT DAY. The home and yards WERE NOT CLEANED PRIOR TO RENTERS LEAVING, NOR WERE THE FRONT AND BACKYARD KEPT DECENT. Dishwasher broken, ac/heat furnace malfunction, broken shelves in closets, leaking sinks, pet poop and urine stains on the carpet, broken garage door etc. etc. Save yourself the anxiety and headache and find someone else.

DO NOT MOVE INTO AN EVERNEST PROPERTY. Moving into an Evernest Property was a huge mistake. Our home has not had a working dishwasher for the 4 weeks we have lived here. There is no sense of urgency to fix the issues and no our dryer is also broke and they have give us no roadmap for when the issues will be fixed. They make you jump through hoops to live in a place but then do nothing to support you as a resident.
