Potential tenants and landlord please due your proper and due diligence when conducting any business with Lorac! Our experience wasn't worth the 1 star I was forced to give and it can all be avoided if you thoroughly read any contract and know your rights as tenant/landlord in VA. However, if you really want to avoid the headache, I suggest avoiding them overall and go with a more honest and reputable realty and property management company. Best of luck!

Tonya is so easy to work with! She's extremely knowledgeable on the entire home buying process! After my wife and I did a walk through of a few houses, we ended up getting sick with COVID. While we were in quarantine, Tonya made it possible for us to still view homes virtually. She's very resourceful and flexible to make sure you get what you want! Pros - maintenance requests are responded to quickly through their tenant portal.

CONS - communication is poor, Amanda rarely picks up her phone and for months has had a “mailbox is full” message when you call. Emails often went unanswered. Requests for minor things such as replacement of a lost key fob (which we paid the $75.00) took 3 weeks to obtain due to ignored emails. We were told we were “top tier” tenants yet we were still treated very dismissively. I requested a move out inspection multiple times for two weeks and my requests were ignored til I got a phone notification one day that my move out inspection was to occur in 30 minutes. I needed to rearrange my schedule to what suited Amanda and the homeowner with very little notice. When speaking with others who rent with LORAC I found this to be a common practice for them. The worst example of lack of communication occurred when we gave our move out notification (with the required 60 days notice). They came and put a lockbox on and told us to join the “Showing Time” system so we can accept and get notifications of showings. We did and had NO notifications about showings, but three days later a male Realtor used the lockbox key to access our front door and was standing INSIDE our home when I came downstairs. It scared us so badly! He apologized profusely and said his request to show the home had been approved and showed me the approval notification on his phone. Neither my husband nor myself approved it (nor were we even made aware of the request). Our side of “Showing Time” had no record of a request. We can only assume it was approved through the LORAC office and not conveyed to us. Our request for an explanation of who approved the showing went unanswered. Again communication….we would have been happy to show the home to a future tenant if LORAC had given us the proper notification.

Please take the time to read the 1 Star Google reviews plus the other 1 Star reviews across various other platforms (YELP, Angi, etc) regarding LORAC. It is equally important to read LORAC’s responses to each of these reviews. It helps to give a clear picture of the negative, condescending attitude we experienced as tenants of this company.

Lorac Reality has been one the best choices we have ever made. They're honest, fair, and incredibly dedicated to providing the best service possible. They walked us through everything we needed to know when it came time to list our house on the market. They told us when our ideas were good and where we could improve things. They had our house rented in record time and it hasn't gone empty since. They continue to answer our questions as first time rental owners and go out of their way to make sure we are well informed and taken care of. When I needed to find a larger home to rent, I went straight to their website first to see what properties they had available because I knew they were great people to work with.
