They manage their apartments terribly and you will never be able to get a hold of someone at the company. Application process took longer than it should have. Move-in was a nightmare. I went to tour the apartment for the first time and it had an AWFUL smell. Even the leasing agent who toured it with me admitted it and said she’ll look into it. The apartment was also not clean. There was crusty gunk on the bathtub faucet, above the cabinets were just filth, not safe if you have allergies or cats. Then, the manager contacts me and says he toured the apartment (on his own) and it is very clean and there’s no need to do any additional cleaning. I ask them to at least do something about the smell and they deny to do anything. So now I’m left trying to make this move in ready. Somehow, after carpet and deep cleaning, I finally manage to get it in a condition that’s livable for me. In the year I was there, it was my norm to live with a variety of cockroaches and bugs. Weird smells came and left. My cats hated this place, which was also interesting to me. My cat would literally try to run out anytime I opened the door. The energy was just off. The window seals were terrible so the sound of howling wind would take over anytime the weather permitted. And then it was time for move-out! Another leasing agent came over and toured it to let me know what I might need to pay during move out. He said the apartment looks great and he doesn’t see why I would be charged anything. I was told it takes about two months for the Gaines management company to process the move out. Well, months go by and I didn’t hear anything about my deposit until finally a debt collections agency reaches out to me. Apparently I owe them $300 worth of random fees. I ask why my security deposit didn’t at least cover some of it and they say they don’t know anything about that, I need to go back to the company they’re representing. I go back to the leasing office and they send me to their management company, Gaines. They only provide a phone number for Gaines. This phone number leads straight to a voicemail, and you’ll never get a call back. Now, I’m stuck having to fight this debt collector who is relentlessly harassing me and refusing to give me any additional information regarding the charges Mission has made against me. DO NOT MOVE TO ONE OF THEIR PROPERTIES. You will regret it every step of the way, and well after you even move out.

Crooks; their complex added bogus charges after I moved out and I spoke with the regional manager Zodi Ragsfale who’s more useless than the property manager/staff.

I’m being charged for “scratches on the counter” cleaning fees after I had signed a cleaning agreement with them: they halted the service and didn’t notify me and proceeded to charge me $98 to clean a 1 bd.

Looking to file a suit against them.

I have lived at one of Gaines' properties for nine months and their accountant decided to add a holding deposit onto my rent statement this month because it was waived when I signed my lease. I provided the office with a copy of my lease and they told me there was nothing they could do, as it was added by the corporate office. I can't afford to pay it in full along with my rent, but it's up to the corporate office to decide if I can do a payment plan or face an eviction notice (they don't do late fees - you just get a notice of eviction if your rent isn't fully paid). The turnover in the office at my complex is astonishing and it is no wonder why if they are working for a company like this with such shady practices.

This place is ran by a very fraudulent family. The apartments owned by the Gaines family are over ran with rodents, noisy birds/nests stuck in vents, roaches, and dangerous and hazardous mold. They do nothing about it when you leave maintenance requests at front office. The appliances in the apartments are all broken. Ovens, fridges, microwaves, dishwashers all broken. Also spent a full summer without an oven and AC in over 100 degree temps. Sent in 11 maintenance requests and nothing was done. It is illegal to leave residents without proper plumbing, heating/AC and clean water. They run business illegally, unethically. Please read the reviews on their apartment names under google before agreeing to anything. The reviews are all true. Oh, also I have to add that when I moved in there was yellow spray stains on every wall. After a hot summer of no AC and horrible smells growing in the apartment I concluded the yellow stains to be animals urinating on the walls before I moved in. However I have taken pictures of all that has gone wrong. The incomplete maintenance requests and the files I have sent to office of apartment. I have also spoken to other families and single residents in my community and put together a file including a ton of images of mold, non-working AC units, stained and unsanitary conditions upon move in, and non working appliances making the apartment nearly unlivable. I am compiling more for court. If you have images or complaints that aren't being listened to, please message me on here under my account. Gaines is deleting reviews but if this is up, please contact me about your issues. Housing rights and laws must be followed and they're not doing that.

Car was towed after being at the Tuscany Square Complex in Dallas, TX for less than 15 minutes (NO TOW sign and curbs were covered in leaves). What apartment complex/investment company takes advantage like that >>> THIS ONE! And upon reading more reviews, it looks like this is the normal for them, which is sad. Why would anyone want to give their money to a company who targets every vehicle. It costs us $166.53 and wasted hours of our time to retrieve vehicle. Called and left MULTIPLE messages for this complex... NO answer and NO call back, go figure. Pathetic business practices and customer service. Also, sent an email that same day (2 days ago) to Gaines and still no reply. FUTURE RESIDENTS OF ANY OF THEIR PROPERITES BEWARE and take your business elsewhere. Looking forward to Erins robot response and NOT pay us back... it's not our company's fault YOUR resident did not tell us about this absurd requirement

CURRENT RESIDENT AT SADDLEBROOK APARTMENTS IN DALLS.

DO NOT MOVE HERE!!!!

I've been living at Saddlebrook Apartments, managed by Gaines Investment Trust for the past 6 months & it has been a terrible experience. I live in a 1st floor unit & the noise level from my upstairs neighbors is UNBEARABLE. I've contacted the corporate office and was offered a noise-canceling machine that I refused because it shouldn't be needed to be comfortable in a place where I am paying full rent. Leasing Manager, Cindy offered an upstairs unit for an additional $270 per month, which I also refused, I should not have to pack up and move again because of poorly constructed buildings and inconsiderate neighbors. I will be moving out of here before my lease ends and I am preparing for the fight with termination fees. PLEASE save yourself the stress and avoid the complex.

The property is excellent for me. They have great service in the front office. Everyone is kind. The apartment is great size. Lots of space. I needed Maintenance only once since living here. They were professional and kind. The property is kept in great great condition. Its quiet. People are kind. Staff are respectful and responds quickly.
