Do not ever rent from this company for any reason.
They have been the worst company I have ever done business of any kind with.
The property manager repeatedly refused to have any repairs made in over a year. He blatantly disregarded my maintenance requests to get the A/C repaired so I went this entire summer without any. I have screenshots of him claiming maintenance requests were completed even though nothing was ever fixed.

If I could give negative stars, I would. I have just been through a nightmare with this "management company". Thankfully, I was able to have the judge dismiss my case today. My pipes burst 3 weeks ago and they sent a maintenance guy out who had no key. He brought in his German Shepherd into my apartment and reeked of alcohol. He attempted to fix one of the pipes but another burst. They then turned off the water indefinitely and notified me via email. My place was uninhabitable since 12/23 and I had to go live with friends. My repeated attempts to notify them were ignored; no emails or phone calls returned. I finally spoke with someone in the office who said I needed to submit the termination of my lease in person. This was over a holiday weekend, so I left my letter outside the office. I documented every interaction, took videos and photographs of the damage to my apartment. I since was forced to move to another apartment but checked my mail and saw that there was a notice on my old apartment door saying they were taking me to court for January rent. I appeared in court today and was met with the coldest person representing the management company, a girl by the name of Abby. She actually lied under oath that I hadn't submitted my written notice until January 5 when I "returned my key" and that I owed them rent. The judge looked at my letter which she had brought with her and was dated for 12/30 and ruled in my favor and dismissed the charges, thankfully. This management company is corrupt, cold, and will make your life a living hell. DO NOT rent or lease a property from them.

After being sent a general lease II asked if there would be a few things that could be stipulated explicitly in it. For instance the least stated I was responsible for all utilities... However I was informed that would be the landlord's responsibility. I was informed there is absolutely no parking.. In the lease it states that I would have my own space. After asking them to please put these things in the lease, I was told that they had been using that lease for over 30+ years and they weren't going to change it for me.

Then preceeded to respond with brash snide comments.. pulled from the conversation: "I wish you well and hope you can find a property manager that will let you re-write there lease. I doubt that many will though" ... followed by We constantly update it. However, the updates are what we deem necessary, not what a prospective tenant feels they need."
If you are looking for a property manager that is willing to openly communicate and discuss any problems or issues that arise... This is definitely not the one and Randy will definitely tell you its his way or no way. I'm so happy all of the red flags came out before I signed the lease.

Rented from them for one year and it was more than enough. The place was in terrible condition. It rained and I had 4 leaks in my house, it took them 2 weeks to get back to me and fix them. Another time, my heater, which I can only surmise was from the late 1700s, broke. I called maintenance and they said they fixed it which was not true at all. It was 50 degrees in my house and I had to file 2 more maintenance complaints to get someone to actually fix it. I bought two space heaters in the mean time to stay somewhat warm.

They also have this weird expectation that you should just leave your door unlocked if you want maintenance done. At least at my property. The handyman never had his own set of keys so I just had to take the risk and leave my door unlocked if I wanted him to do the repair. Do not rent with these people. They are either deeply incompetent or just really don't care but either way you don't want any part of that.

Definitely one of the worst rental realtors My wife and I have had the displeasure of dealing with. The maintenance guy that was supposed to be the one to fix things came on his own time. He was always sick never wore a mask. He never actually fixed things he would just put a Band-Aid on it and hope for the best, Randy, who handles the day-to-day all the paperwork and the face-to-face seems like a really nice guy upfront, but when comes time to move out he was swindle you out of your refundable deposit check with a bunch of off-the-wall reasons to why he’s not giving you Your money. I 10 out of 10 Would not recommend this company to anyone. The house we lived in was nice don’t get me wrong, but these people are shady and honestly can’t be trusted. We are still owed our part of the deposit check and they have yet to deliver

Terrible company , even amidst the housing crisis I highly recommend dealing with ANYONE else but this company. Been here almost 3 years , in that time the lockbox was broken into -it happens- but wasn’t informed til 3 weeks AFTER when they sent a eviction warning, called them since we had for sure paid rent , only then was informed it was broken into and our money stolen. They are never in office even during the regular 9-5 workdays so the lockbox is really the only option 80% of the time. This was sept 2021, January 2022 Rent was raised while we had a issue with plumbing, went an entire 9 days w no water access at all even though I spoke to landlord Randy woods and let him Know, told us to hold off as it “wasn’t an emergency” We have a small child and water is a necessity. Went an entire 31 days before plumbing issue was taken care of ,even After emails and calls were made. Most recently May 4th 2022 was subpoenaed to court over “unpaid rent charges” for 3 months! Blatantly fraudulent As We have never missed a payment the whole 3 years. We won the court case Since we kept our receipts and money orders ,requested a lease break as this was the last straw In dealing w them. There were multiple others at court same day as us , being sued for the same exact amount by the same lady , Abby Boyle Who works for Randy woods at IPM property. Almost was tempted to back sue them for defamation and fraud but not worth it! Wanted to be done w them.This company is shady ,poorly run by money hungry people with no shame. I left out half of the other interactions I’ve had w them. Mind you no one was ever rude or hateful w them. We were fortunate enough to keep records of everything w them. I suggest you do the same if you’re left w no choice but this company. I’ve never had to leave such a bad review but these people are terrible to deal w. Least to mention the mice , mold , earwigs and leaks that come every time it rains!!

Terrible company, would never rent another property that they own. Took weeks to get out and take care of maintenance requests, would say that things have been fixed when they are not. My fridge did not work when I moved in,I let them know weeks before moving in and it took them 4 days into me already living there before they got a new fridge in. After some new neighbors moved in, I noticed a couple of roaches in my house. They were the biggest roaches I have ever seen in my life. I went to the office to speak with the property manager,Randy, and he tried to explain to me that a few roaches here and there is perfectly normal and that he himself has roaches at his place. I was horrified with my experience here. Beware of any property owned by this company.

I wish I could give negative stars. I recommend NOT renting through this company even if you like the property. This company has horrible communication with their tenants. If you have an emergency maintenance you would be better off fixing it yourself. They'll take at least a week to contact you about your problem and then they most likely won't follow through with fixing it. Cold showers for over a month isn't what I had in mind when renting through this company.
