I’ve been renting a home from Arbella Properties for nearly two years now and they have been absolutely fantastic to rent from. Anytime I have a question or concern, they have always immediately responded and addressed any concerns as quickly as possible. Tim Hensley just assisted me with renewing my lease for a third year and the process was quick and easy. Thank you so much for everything your company and staff do to make renting a home stress free. I may have a lot on my plate at any given time but I know I never have to stress over anything with the house.

We had a leak from our hot water heater.in the basement. After I put in a maintenance request they had it repaired the very next day.

Wanted to edit my review and add some words: I’ve had a great experience renting from this company! My apartment is great, maintenance is great, I’ve had absolutely no issues with any management or neighbors. Everything since moving in has been so smooth and incredibly fair. This is my first time renting and I believe I have had the best possible experience! Thank you guys! My apartment at laurelwood is beautiful and I couldn’t recommend more

Had a leak at kitchen sink drain. After running a plumbing co in Arizona for 35 years I know what it is like getting good service tech's. The guy they sent out, (apologize for not recalling his name) , was excellent. Was on time. He took his shoes off when he came in. He had to change both sink baskets and this can make a mess. He cleaned up made it look like no one was there. And upon completion invited me to examine it for my satisfaction. Hard to find people this good.

Arabella has been very prompt at getting repairs fixed in my apartment. Actually the best I have had. They sent reputable companies to complete the repairs and follow up to make sure things were done to our satisfaction. I have been very impressed with Arabella's reaction and turn around time to my request for repairs.

Arbella did a very poor job in Property Management of our HOA. High turnover in staff. I could go into great detail, however, just be cautious, and if their sales pitch sounds too good to be true, it most likely is. They no longer manage our HOA.

Response to Arbella.
As I had stated in my original review, I could go into great detail of what was promised on initial interview that would be done, but once contract in place, things very shortly started to change. Also the people that were working with our HOA are no longer with Arbella. Big turnover.

1. Homeowners assessment in 2024; the quote was for replacing caulking around windows/doors. Later homeowners found out through minutes of a meeting that quote was for caulking over old caulk, not replacing. Arbella got the quote, big mistake by Arbella.

2. Arbella was to walk property monthly taking pictures and discussing with Board. This did not happen after a brief few times.

3. Homeowners were to receive financials quarterly, this was never done.

I have copy of contract for items 2 and 3 outlined in the contract.

These are just a few things, I can list numerous more. All I am saying, is to anyone looking for Property Management for their HOA, do your homework. If the sales pitch sounds too good to be true, it probably is. Our property is now under the management of another managenent company here in Johnson City Tn., and thus far as a property owner, I have been pleased with their taking care of a couple of issues in a prompt manner.

This “property management company” needs to go out of business!!
Homelessness is at a RECORD HIGH.. no wonder 🙄
I don’t need to go into detail.. just read the reviews or call the office to find out for yourself. Absolutely disgusting way of running things. I’m sick.
