I felt obligated to post a review on behalf of the community and the site staff. I have recently moved to the Richmond area, and needed to find an affordable yet premium place to live. I searched all over the area and knew I found my home after arriving to American Heritage. Melissa was very pleasant and had an abundance of information. I felt very wanted and welcome when I entered the Leasing Office. I was introduced to the maintenance man as he passed through the office and he seemed very enthusiastic and helpful. My application process went extremely smooth and I was able to get approved and move in within a week's time. Since moving in, I noticed that Melissa is very active in the community and I get a sense of great pride from her in regards to the property and it's residents. I don't normally do online reviews, but like I said in the beginning, this experience made me feel obligated to do so. If you are in the Richmond area, and having difficulty deciding where to live, I highly recommend my apartment community!!

I love my apartment here and have been here since the Fall of 2014, but what makes it so amazing is the leasing team, as I affectionately call them the "Dream Team" Kristina, Andrew, and Kirby are awesome!! Any time I've had an issue they did whatever it took to resolve the issue in an expeditious manner. Whenever I stop by the leasing office, they are all smiles and very friendly, which makes for a warm and inviting atmosphere when coming to the place you call home. I can't express my gratitude to them for always doing their very best to make sure the building is maintained, notifying the tenants of any impending changes, and truly caring about their tenants. The apartments have great floor plans, they are in a great location for state employees and VCU students. I just can't say enough about how great living here is. Thanks again for making it so pleasant, Kristina, Andrew, and Kirby!!! You guys rock!!!

I have lived here for a year now and I can honestly say that this has been the best living experience I’ve had.
To start it off, management is so quick to reply and answer questions and be of assistance. They are always great help. The building is quiet and pleasant. The neighbors have been respectful and friendly.

I am going on my 3rd renewal with Dodson property. I work for the government and literally had 30 days tops to move from San Diego to Richmond, VA. This transition was extremely tough but Kirby made the rest of the stuff easy! Living in an older building comes with natural issues- but Kirby by far is the most fastest, most resourceful troubleshooter a property manager could have. She’s customer focused and handles problems with a sense of urgency! I admire her for her ability to remain consistent with her level of services-if you’re looking for a property management that prides itself off customer service, accommodating and spacious units. D-O-D-S-O-N property is it!

This has been the worst experience for me. Don’t get caught up in what they post on the online website. I would not recommend. I’ve been without a washing machine since I moved in the apartment, which is roughly 3 months. They only have one Maintenance guy for 50 apartments and the guy clearly needs assistance. Every-time I use my washing machine water floods my apartment and pours into the tenant apartment below me, so I have to travel to the coin laundry to wash clothes which is an extra $130 a month(gas included) but Management thinks I should only get $40 deducted from my rent. Also it’s a lot of hidden fees when you sign the lease, my apartment was listed for 1215, but somehow I pay 1345 a month plus electricity. The fitness area is just used for props, Its never available to tenants. My bathtub was undone when I first moved in and still had hair in the drain from the previous tenant, management still hasn’t fixed the issue. My bathroom sink was stopped up on my first day living there with yellow water. And paint was in my garbage disposal. My mailbox was broken for 3 MONTHS so anyone could Have stolen my mail, it took management a entire month to fix it properly. Also the entrance doors to the building are supposed to stay locked and was said to only be unlocked by a key fob ONLY but every night the door mat is used a door stopper to prevent the entrance door from locking, allowing anyone to come in and out of the building. What if I had a stalker?! That’s not safe. It’s a crowd of homeless people blocking the entrance and begging for change as soon as I exit the building. And there Is no parking! I pay $140 a month for parking!!! I HIGHLY DO NOT RECOMMEND. I currently have a leakage inside of my wall which is not my fault! Management wants to knock down the dry wall in my bedroom to fix the pipe leak(which is fine) but I asked to be placed in a hotel because the work would require 3 days to get finished and I don’t want to inhale those sheet wall particles and possibly MOLD, they denied my request. Anytime there is flooding and leaks inside of a sheet wall I’m sure there is mold spores also. I have asthma and my windows do not open in my apartment. THIS PLACE IS HORRIBLE

I moved here in May and the negative reviews are somewhat correct, however, the new property management is doing everything to make things better. Also Melissa, the property manager, is AMAZING! She’s very personable, she listens to issues and makes them a priority to fix them.

Lived here for 1 year. American Heritage is in the heart of the business district, great for someone working downtown or needing to walk to VCU hospital.

Pro:
(1) Great Bang for your buck. The 3 bedroom units are amazing for the price
(2) hard wood floors, high ceilings, many apartments have views on the higher floors

Cons:
(1) No onsite parking, parking is done through a different parking company about 1.5 blocks away
(2) Can be loud on weekends if you are on a lower floor. In 2015 there was a club downstairs, and the clientele made it not always safe to walk around at night.
(3) 7-eleven directly below, with loiterers sometimes on the steps.

I am giving 4 stars because its a great apartment complex for the price! Still would recommend.
