NuVu is exactly what is wrong with the rental market, and then some. They will take the absolute MAX amount of money they can from you at every little opportunity. Things that most landlords consider normal wear and tear, they'll make you pay top dollar for. This single mama here, who has had only very positive move-out experiences is still paying for what they decided I owed after less than a year and a half. I moved out more than a year ago. They are only about profit and will take you "to the cleaners" for any reason they see fit. Rent from them at your own risk.

invasive inspections, tenants should have a right to privacy. Given 3 days notice of inspection. Photos of serial numbers and such on things like fridge should be taken before move in. Taking photos all over the house closets bedrooms etc of our personal belongings and lying about the purpose of the inspection is not ok! 3 days before the first inspection we were told it was to check basic upkeep like caulking and not to worry. When she showed up, she admitted it was also to see if they want to offer a rent renewal or not. If you don’t pass the inspection, they kick you out. We moved to save money and were offered a renewal every time and are clean people so it wasn’t an issue other than the fact that I like my privacy and don’t like dishonesty! They will show homes while people are still living in them. They nickel and dime people at move out. Our property wasn't ready for move in when the signed lease said it would be ready. It cost us a lot of money in hotel and food when we moved here waiting for the home to be ready and had to sign a new lease with a new move in date. Not offered any compensation. They do not hold themselves to the same standards they hold others to. Our air filters were black when we moved in and the washer was moldy and made our clothes stink. Even after replacing the rubber ring and us always leaving it open when not in use, it continued to smell and get moldy again, shower smelled like a dog for months. I love animals but don’t want to shower and smell like one, and many other issues but I got tired of the issues so I stopped saying anything. The sprinkler blow out guy enters your yard without announcing himself. Yes I knew he was coming that day but I do not appreciate anyone just coming into the back yard. I had the curtains open and had just gotten dressed out of the shower and didn’t expect anyone to just show up in the yard without knocking! This happened every year spring and fall. Charged for a fence panel damaged by weather and overcharged on cleaning at move out. I’m not saying they didn’t have to clean at all, and there were a few things we had to pay for and I don’t have a problem with that. There were minor cleaning things like not wiping out the oven after running self clean on it but, one of the cleaning photos was of a single drip of something on a cabinet to give an idea of how much they nickel and dime and it stated on my receipt that I was charged for cleaning things I had already cleaned. Overall we loved the house, maintenance was great, and Sara is kind and accommodating but I cannot recommend NUVU at all!

I will NEVER rent another property owned by this slum lord company. I have lived at Greensferry Landing for 2 ½ years and the way I have been treated over the last 6 months since our newest property manager took over, I am absolutely disgusted by this company. I was extremely appreciative of NuVu for allowing us to move out of the unit earlier than our lease expiration without penalty, however this company is a JOKE. The owner of the company allows his employees to treat their tenants like garbage and he clearly does not care one single bit about the residents and the properties. It’s obvious that all he cares about is money. NuVu Property Management lost good residents and will continue to lose good residents the more the games continue. Please take your tenancy and money elsewhere. There are other companies out there that deserve to have your money.

I love the place, good neighbors for apartment living. Maintenance is very professional and accommodating for those of us that work long hours also. Rent increases are for the most part reasonable with cost of living and competitive with other similar apartments options currently. However I avoid going to the main office unless I absolutely have to due to the current manager Emi. Comes across very unprofessional in emails and the handful of simple requests to fit my schedule regarding picking up new key cards or random mail pickups that was delivered to the office. I can’t even imagine what it would be like to handle move-in/move-out procedures with her.

NuVu is one of the rare good property management companies. They worked with us, had fair rent increases, maintenance was always quick to text us if we put in a request. I lived in one of there properties for quite a while and would recommend them to anyone looking.

NuVu was recommended to us by a realtor who said they were known for good mgmt and well kept properties. They have been that and more. Trisha and Shelby have met all our needs and have gone overboard to make us welcome. We have had two maintenance requests in the time we’ve been here and each were answered promptly by very helpful workers. I don’t know what prompted a few of the negative reviews here, but I can’t believe that when given the chance to do their jobs this mgmt company wouldn’t do for them what they’ve done for us with the same grace and respect. The owner will screw you out of money. I had the manager say our walla were fine and only needed a touch up but the owner insisted on charging us for all new paint. They also did a pre inspection before we moved out and said everything needed touch up work but they took our deposit and tried to charge us $1500.

We had the same issue as others that have rented with this agency. Do not use them. Our move out fees totaled around $5000 and they couldn’t provide receipts when asked due to everything being “in house”. Our neighbors warned us about their up charging, but sadly we didn’t listen.

They charge $75 an hour for maintenance fees for move out and will tack on 10+ hours for basic things like lightbulb replacements and a few blinds.

They also decided to replace the entire carpet (downstairs and up) blaming it on our pet, despite the pet (who we only had for the last part of our lease) never stepping foot downstairs or never having an accident (the pet was well trained 9 year old).

In addition, they also tried to evict us in midst of our contract (and Covid) due to a personal relationship on their part (a past coworker had issues with us personally and pushed them to evict us without any other reason). They stopped once we threatened to bring in a lawyer because we were perfect tenants and they had no other reason to do it. (Never late on rent, never had cops called, never broke anything etc).

This isn’t the first time this has happened with this company, and my guess is that it won’t be the last.
