"Brittany" the head of maintenance should find another job since customer service seems to be challenging for her. Don't call us again with a rude and disrespectful tone yelling at us to try and explain away your failures and inability to do what has been asked while also being unable to listen to anything we are saying. Simple and calm communication is not that hard. Do better.

Edit: Having random fees added when "maintenance" ignores requests. I've been attempting to have this company clean the trash from previous tenants for weeks now.

We’re a longtime vendor to Pro Invest who has suddenly been left hanging with nearly $8000 in unpaid invoices for appliance repair services we provided to them.

Not sure if they are bordering on INSOLVENCY but I’d steer clear from entrusting the custodianship of my property to a company that doesn’t pay its vendors and is clearly misallocating client funds.

Willing to speak to any interested parties and corroborate these claims. Just reach out to us at our company line.

I’m a landlord who works with ProInvest with a couple units.

I would HIGHLY recommend not partnering with them. Totally inept team. With one unit, a section 8 property, despite my requests to fully bring the property up to code; they failed inspection 3 different times and conservatively lost 7-8k in rent.

On another unit, in addition to failing to manage the tenant, they didn’t even realize the tenant moved out for 3 months— during which time there was no rent collected, and of course the we’re were 3 months delayed in improving the unit and getting it listed.

Following that, they took 6 months to rent the unit out. I’ve collectively lost 15k in just two units from just pure bad management.

Beyond that, when i sought to rectify these issues, my property management team literally ghosted me for 3 months — it took 10+ emails, phone calls, texts to get a response. Even then, they missed the call they scheduled to discuss.

This is the worst management company I’ve ever had to work with. It’s a shame because I really like their CEO, Brandon, who was helpful when the issue was escalated.

Would not recommend. Vendor will change how they request payment (portals). Will overcharge often and then you'll wait for reimbursement. Their service reps will not answer your questions.

Our experience with ProInvest as an HOA management company has been nothing short of a nightmare. Their handling of our community’s finances has been completely unprofessional and deeply concerning.

We discovered that the HOA reserve fund dropped from $50,000 to $4,000 and was left off the balance sheet for nine months. This only came to light when ProInvest, along with the previous board, attempted to justify a massive increase in HOA dues (from $200 to nearly $300) for a two-year-old property with zero amenities. When questioned about the financial discrepancies, they failed to provide any real justification, citing only vague “future projects” without offering quotes, breakdowns, or any documentation to support the increase.

When we pushed for an independent audit, they flat-out refused, making weak excuses and failing to provide any bylaw or contract language to justify their obstruction. Instead of addressing legitimate concerns, they deflected blame, spread misinformation, and actively excluded board members who demanded accountability.

Their refusal to allow transparency, coupled with the unexplained disappearance (and sudden reappearance) of HOA funds, raises serious questions about their financial integrity. Homeowners deserve better than a management company that hides information, dodges oversight, and treats the board as if they work for them.

If you are considering ProInvest for your community, run the other way. This is not a company that values transparency, accountability, or ethical financial management.
