Constantly late to fix or replace things, even necessary items for a working mother of two, like a washing machine or dishwasher. After receiving notice that our lease will not be renewed, they gave ZERO leeway when asked to extend the lease one month so we can find somewhere to move after the school year ends. Not family friendly at all.

We've rented a lot and I was so impressed by how professional and easy to work with 360 was. They handled maintenance issues promptly and were very reasonable when we reached out with any requests or issues. They got back to us quickly and were always easy to get ahold of. The office staff is friendly and keep on top of everything. By far our best rental experience through a management company. I highly recommend renting with them!

PROPERTY OWNERS BEWARE!! Unresponive to urgent maintenance requests on weekends!! I live next to a building managed by them. An empty unit had an alarm go off, and it continued to go off for over 24 hours. Non stop beep beep beep that you can hear in the neighborhood. I called the management company “emergency” line since it was the weekend. I was told that a work order was needed and since I wasn’t the tenant nothing could be done. A “work order” for something urgent. What if it had been a plumbing issue? If I were a property owner I would be concerned with such a bureaucratic response to an alarm. Fire department had to come. Ridiculous!!!

Special "Thanks" go out to Jerry Kelly, Mike Wendle and Dave Smith - and all other staff/management for making my move-in and move-out and lease/payment/maintenance at Seabreeze Apt. trouble free and excellent. I just have to say this and give a shout out to William who works for 360 properties.
First things first, I have extreme anxiety when it comes to property management's from previous bad experiences/employees with other agencies that I feel physically sick to my stomach when it comes to walk throughs.
And today was no different. I could feel my head starting to hurt. Sick to my stomach. Sweating. It's just bad.

Well I was met by William who did our walk-through and he was so kind and wasn't judgemental about dings or scuffs on the wall, or the boys broken bedroom door. He made me feel comfortable and I went to lead him to our bedroom for the walk-through and he said "oh. I'm not going through your rooms."
Which was a huge sense of relief and respect for privacy. I had the old property manager do a walk-through with 2 other men and came into the apartment after I told them I was sick with Covid and laying in bed, sweating, suffering and they came right into my room with no regard to how sick I was and proceeded to go through the closets and stand and talk in the bedroom and try to ask me questions while I laid there. It was horrifying to me.

William asked me if there was anything he could get orders put in for fixing etc. He even asked me for my permission before taking pictures of certain things and told me he wouldnt take pictures of my living room because I was folding laundry at the time he arrived. He was so so kind to me today and made me feel so much better about this process. Made me feel okay that our apartment we've been in for 5 years is LIVED in. Didn't make me feel bad about the boys breaking their door off the hinges or how the boys window shade fell off. He just offered help to get the door and shades back up instead of saying things like "how did you let this happen?" Or shaming me.

Seriously breath of fresh air.
Thank you William. If anyone knows him let him know I appreciated his kindness and professionalism today. 😌

360 Management will nickel and dime you for everything. Despite leaving the place clean, they charged us over $400 for cleaning and an additional $400 for repairs most of which were fabricated. They even billed us for items such as an over-the-toilet shelf and a plunger that were present when we moved in, along with minor issues like pre-existing rust in the sink. Renting from them means kissing your deposit goodbye, as they are unresponsive to calls and quick to shift blame. Additionally, when repairs are needed (while you live there) they opt for the cheapest and most atrocious solutions, prolonging the process unnecessarily.

2 stars because we had no big issues with them during renting.
But we had the same issue as everyone else. We used a cleaning company off the list they recommended. This cleaning company spent half a day cleaning everything… yet 360 hired someone else who had to spend 5 hours re-cleaning? They also charged us for us changing out a shower head that we never did.

Strongly recommend avoiding this company.
I didn't choose to rent through 360. I leased through another company and "inherited" 360 when that management company was bought by 360.
I unfortunately have to echo what others have said in reviews. This company will gouge you at move out. Deducted almost $700 from my deposit after leaving my condo spotless.
