1) Appraisal price was lower than sales price. According to their "policy" they do not adjust pricing to meet appraisal price because of all the "work" they put into their rehabbed properties. 2) Rehab was not done by time of closing. An extension was signed for the work to be completed and re-inspection done promptly after closing and professional photos taken of the property. 3) Rehab and re-inspection took over a MONTH after closing. Photos were not done. Rehab was still incomplete. 4) Tenants moved in only to find out there was no permit for occupancy as there were still issues with the water heater. Issues were known prior to closing but not disclosed to me. The issue was "addressed", inspector sent out again, and failed inspection.. again. Other issues with home involving plumbing and garage leading to extra costs. 5) Poor communication after closing. Suddenly no one picks up the phone, no one knows who is paying the water, and no one knows what kind of repairs need to be done, were done, are being done, or redone. Summary: Frustrating experience. High cost not worth the investment or returns. Steer clear and do your own legwork - it will be more profitable and less headache. This was not the turnkey experience I hoped for.

After posting my review on BBB, I was a brief communication about reimbursing me for the additional expenses I incurred (falling under their Home Warranty "guarantee") if I agreed to also modify/remove my negative review. I was NEVER reimbursed. The company didn't even uphold their own guarantee! Dishonest company, sold me an overpriced headache.

They gave me a Promissory note ppm last year and has not paid the monthly interest properly and refused to return my capital.
