Summit real estate management, like all real estate management companies, is useless.. Either they hire on-site managers who are incompetent or poorly trained. I suspect both are true. Three weeks before moving in I surveyed the apartment and noticed that a significant hole was in the screen door leading to the patio. I sent an email to the on-site manager who did nothing. After moving in, I had to make several requests before the screen door was repaired. I had to repair my front door, which was scratched everywhere. I had to fill multiple nail holes and repaint. I had paint areas that the maintenance person missed. When I mentioned these problems to the on-site manager, she shrugged and said, “ Oh, he must’ve overlooked these.” On-site managers are not trained to supervise what their maintenance people do. I have received email stating that a certain item was accomplished when no such thing happened.
Tenants have to provide a security deposit In case they cause damage to their apartments. Summit management in turn is responsible for the common areas which are in disrepair. I have lived here for four months. We have had four on site managers - ridiculous! I was curious about why a yellow line was drawn on one side of my street. I went to the on-site manager.. She referred me to the city. I went to the city. The personnel told me that the street was private and under the control of the HOA. I went to the HOA. Personnel told me that the street was under the control of Summit management. Seems I have to do a lot of their work for them. In the entranceway to my building the door needs painting, the paint of the window frames is chipped everywhere, and the lights are turned off during the daytime so that we cannot easily see our key holes which are in shadow. The walkway to the door needs repair as does the entire street. The yellow line should be repainted white so that guests know that they can park near our apartments. I was in the on-site manager’s office today with a list of concerns. You know immediately that she is incompetent or poorly trained because she did not take out a recorder or take notes. The biochemistry of short-term memory would prevent her from remembering anything that I said.

I will start off by saying I have never written a negative review before, but the amount of unprofessionalism of this property management company is astounding.

Summit Real Estate Management is AWFUL and I would not recommend living at any of their properties. All of the one star reviews are likely very valid and accurate!

Katrina is unhelpful and just plain rude. The start of my main issue with her was when mold was found in my apartment at Capitola Commons. Mold was found in the closet and bedroom, and later spread more throughout the bedroom. I was told Katrina would be who I needed to be in contact with order to get the documentation I that needed for this issue.

It has now been almost two months since a mold specialist came and took samples of the bedroom wall, and since I first reached out to try and gather this documentation. The mold specialist found an issue, hence why I need this documentation for my insurance claim. Katrina sent me a tiny portion of the information (about the mold in the closet) over email, but did not send me any of the relevant information or any documentation. I asked for the documentation regarding the findings of the mold specialist for the bedroom wall by the outside stairwell and the documentation about the treatment of the mold and she said she cannot provide me with this information and that we will wait until my insurance company reaches out. My insurance company then reached out while she was out of office on vacation, but she claims that I had all of the information that I needed over email already, which is far from the truth.

I called Katrina to talk about this issue and had to reach out multiple times to get a response. I finally got a call back from Katrina who was out sick. She said something along the lines of frankly I’m irritated I have to deal with this while out of the office, but it was her choice to call me back while sick. She’s had PLENTY of time to do this before. She was so angry and rude, I was shocked at her customer service. I told her that I just needed documentation to be passed on to my insurance company, but she claims that she gave me ALL of the information over email before she was out on vacation and sick. Again, this was not the info needed and she had refused to give me the info I did need. After she said this on the call, I asked if I could say one thing since she would talk over me whenever I started talking and she said no. She would not let me speak at all and would talk over me, yelling and interrupting the entire call. I couldn’t get one word in. All I’ve needed for the past two months was two documents emailed over to me or my insurance company. I truly believe they may be hiding something since she cannot complete this simple task and continues lying about it.

Katrina has been extremely rude and unhelpful to other members of my apartment complex as well. Earlier this year, when a tree fell on the roof of a unit and firemen wanted everybody to be evacuated, the management company did not want to because they did not to want to pay for accommodations. So, they again put money above the people. All this company cares about is getting paid and they will try to make things as difficult as possible, hoping that you will not follow through with things. The lack of respect that Katrina and the management company has is something that nobody should have to deal with.

I would not recommend living at any of Summit’s properties, as you will have no help if any issues arise, which they are likely to.

One of the Great things about living in the Woodlake Apartments is Brandon. When I bring a maintenance issue to his attention, I have confidence that he will take care of it quickly. What is even better is Brandon's warm, friendly and positive disposition. It is such a great experience to be around him.

I just want to take this time to express my sincerest gratitude to the district manager Mike S., I believe of the Portland, OR area. His professionalism, understanding and patience with my situation has shown me that you can trust people to do whats right.

My ledger, when I moved out of woodlake apartments, was a complete mess and it showed I had dues for things that I shouldn't have been charged equaling a pretty hefty amount, and instead of fighting me on it or forcing the items on me to pay or risk it going to collections, Mike instead reviewed my account read through all the emails and items I sent him and concluded that I was indeed charged unnecessarily and wiped the charges off my account as a show of sincerity and good will.

I honestly appreciate this and hope he sees future successes in all his dealings, and wish him all the best.

Brandon and James from the Summit Real Estate Management Team are exceptional humans. They made our building really feel like a place to call home and in turn, we felt like they were a part of our extended building family. We had the pleasure of having them onsite at our building for the last four years and sadly the company no longer manages our building. Both of these folks took such pride in their work and were always in a good mood. Two of the hardest workers I've ever known. I miss Brandon's cheerful greetings in the halls and James' warm smile. They both took such good care of the property and the residents. We also had a few managers who were always lovely to work with, Tanya, MaryLyn, Brenda and Jen. They definitely put their hearts into their work. I have to give a special shoutout to Tanya who helped us navigate moving to the building from out of state at the start of the pandemic. She's a rockstar. This entire team was always kind, professional, and helpful. We miss them all and wish them the very best where ever they go and hope they all get great big giant raises for being so so wonderful.

These people are either absolute crooks or total imbeciles. Both my heater and hot water stopped working in the middle of January and it took them almost 2 months and a 100 phone calls for them to come fix it. They forget to process documents all the time and make bad excuses if I call to ask questions. Sometimes Dave (the manager) will tell his dimwit receptionist to pretend he's out of the office and give her cues for what to say in the phone call. Had to get lawyers involved. Avoid this company like the plague.

I have been living at the Burlington Tower since 2009 because I’ve been completely SPOILED by our incredible team. Jen, Brandon, James and the entire staff make this place an absolute dream residence. Communication is great, problems are resolved same day, and they are all a pleasure to know. I feel very fortunate to live here.

Management is unresponsive and constantly unavailable. The freeze in January flooded my apartment with sewage. I've been displaced and couch surfing for *3 months* now, with almost ZERO communication from management on the status of things (not even a " hey, we're trying to find a contractor, dont have any new updates currently" to confirm they're recieving my emails), despite me sending follow up requests even weeks apart.

I've sent well over a dozen emails (it is their correct email, as i CC their ENTIRE office when they get unresponsive like this), but even with that, i've gotten a total of 3 replies, and none of which have addressed my questions (such as " What are my options for where to LIVE while we wait on repairs? who covers that expense?).

I've lived in the same unit for 10+ years, and i was happy with it as i simply havent had any need to interact with management or maintenance pretty much the whole time except to renew leases.

the communication from management is ABYSMAL, unhelpful, and worthless in times that it is genuinely important (eg. a resident is displaced due to failure in the sewage system)
