The entire team at Protocol is very professional. They always respond to emails within 24 hours or less. We recently needed something done and Ann and Nadia were on top of it. They sent Luis who was quick, clean, professional, and did a great job. I have been impressed with Protocol since day one, and I have been working with them for almost 3 years! RUN AWAY. This is the worst property management company I have ever dealt with. Ann took over this company (which I'd previously been satisfied with) and has provided awful service. This company charges unreasonable fees, including surprise fees that they do not discuss beforehand when making a decision (to add another roommate, for example). By the time you learn, they've taken the money from the rent and you're screwed. Terrible communication, missed dates for informing tenants of possible rent increases, telling tenants incorrect information about City codes. Just run elsewhere.

Ann is a scam artist. Will promise things and completely backtrack and try to screw you over. Tried to blame us for everything under the sun to keep our deposit. Stuff that was very obviously an issue before we moved in, that they have records of even. Things we even SAID were an issue before we moved in, that we didn't want to be blamed for. Other things that were so ridiculous I couldn't help but burst out laughing. On top of that she has a real attitude problem. Once had an issue and took us 2 weeks to get a hold of someone, only to be yelled at for calling at all.

Only reason we didn't take them to court was it wasn't enough money to fight over. We never wanted to hear from or be forced to deal with that lady ever again. It was a literal nightmare.

Horrible company. Horrible manager. Even their maintenance guys are barely trained. They won't fix anything for you.

You always hear of nightmare landlords, never thought I'd experience one. Stay very, VERY far away.

Ann Chung (the owner of this company) is the most unprofessional and vile human I have ever come into contact with. My husband and I rented an apartment through a landlord who used this company for two years. From the beginning I knew something was off when Ann herself called me to ask us to leave a positive review for her because she had received a negative one from a previous tenant (ONE WEEK AFTER WE MOVED IN) there are negative reviews all over several platforms regarding this woman specifically and there is a good reason for apartment thattaken care of even after multiple months of communication back and fourth with Ann amongst plenty of other issues. Also the way she speaks to tenants is absolutely unacceptable she does a lot of name calling and is very aggressive. Now upon move out she is attempting to nickel and dime our deposit as I assumed she would. If you are a tenant who is about to move in to a property that uses this company run fast and run far. And if you are a landlord who would like to keep tenants do not hire them.

These people are the worst. Disagreeing with their agents will result in them ignoring you and calling you emotional. It is impossible to work through any sort of dispute with them. They don't respond to emails or any other communication in a timely manner so ultimately you're left waiting and hoping a majority of the time. PPM will never be on your side and will actively work against you. This agency borders on a scam that will do whatever they can to extract money from you. Stay far away.

P.S. Anyone giving them a positive review is likely a member of the company in disguise. Don't be fooled.

P.P.S. I had to agree to take this review down for a while or they would have retaliated against me. Its going back up and STAYING there now that I am gone.

They're worst in real estate to provide service. They lie to the tenants while closing/after move-out. Not at all trustworthy. I don't have option to give 0 start otherwise I'd have given that. They're not co-operative at all. Specially, Ann who works here.
There are fake good reviews for this company.

From the start Protocol has been a pleasure to work with. They are fair and consistent and professional. Ann and the rest of the team have been very responsive and prompt. The maintenance person, Peter shows up same day and follows through on work requests. They make the experience easy as a renter and as someone who knows real estate and property management, this can only make the lives of the owners they represent less stressful. Ann and the team know what they are doing and are doing it right. I highly recommend renting from Protocol and also would recommend owners letting Protocol manage your properties. She listed the house in Bellevue on Sunday and the next morning I was in her office with a deposit! - No time or rent wasted!)

The manager Ann Chung asked us for a $ 1500 deposit which she told us that if the lease process was not completed correctly she would return them, the lease process was not carried out because Mrs. Ann wanted to rent us a place that did not meet our requirements , we decided not to continue and we asked for the money back as it was in the agreement of the beginning and the lady did not want to return our money! She did not comply with the agreement that she signed, she did not answer our calls, then she threatened to call the police and tell them that we were harassing her just for calling her to get our money back.
