EMB management is a horrible company, they bill us thousands but every issue or request tenants place gets deferred to the HOA board. They also failed to post an assessment for January 2025 and I accrued hundreds in late fees despite Townsquare (the processing app) acknowledging that it was EMB’s fault and letting me know they need to refund late fees. I have autopay set up as well. I have called, emailed, etc for months with no resolution or call back. Run from them.

We had a change to this Property Management Company from the previous one. The previous one did not send us any notification about the change, nor the new one. We finally got hold of someone from the old management company when our dues were rejected and they pointed us to this one. This new Property Management Company was very responsive and immediately sent us all the info by email on how to signup to their portal, setup automatic payments etc. and it also looked like they had transferred all our data from the old company efficiently. Very impressed by their responses so far.

Cheyenne was a great help to me. She was responsive and called immediately after the holiday. She had read the notes and was prepared and determined. I give her 5 stars and EMB 4. Their answering service gave me misinformation on 3 separate occasions. Cheyenne was thorough and empathetic to my situation and followed up to ensure I got the assistance I needed.

Service non existent. I called for a request for my attic problem. A ticket was created on their platform Townsq. They responded 2 days later and told me they will find an HOA board member to help. Then they disappeared for several days. I repeatedly asked them for updates, emails, phone calls, text messages. NONE got replied. I repeatedly told them how important and urgent the issue is. NO REPLY. And my ticket was CLOSED!

I pay over $400 every month and get all frustration.

I have been paying my HOA dues on time every year. I never received any notices stating I was late on my bill. It wasn’t until I had accumulated all these extra fees that I was finally notified. I kept trying to reach Cheyenne Fisher by phone to get an explanation but to no avail. I would just keep getting emails saying I owe more money. I had to pay the balance before I accumulated more late fees without an explanation as Cheyenne apparently does not respond via phone. Customer service is non existent unfortunately if you want to talk to a human.

There are people at EMB who try very hard, but ultimately something is not working organizationally. Not enough people are held accountable for outcomes. I was on the HOA board for a while and it took up so much of the board's time and initiative to get our finances in order.

Sales of units seem to be the weakest part of EMB. There were financial accounting errors, lack of communication (the HOA board was emailed **many** times from frustrated agents, brokers and title companies) and ultimately, there were sales that fell through.

I sold my unit and two months later got an email saying I owed money, which is impossible as EMB sent a payoff statement to the title company which then used it to finalize the sale. They wanted ME to do the legwork to find out what the issue was after charging an outrageous account closure fee! Instead, I'm using that energy to write this review.

Update: their response is just a long winded way of saying that they don't know how to talk to a title company to get clarification without sending me a bill, and they don't know how to manage bank accounts and an HOA with special assessment balances. It's still not a good look.

As we can see with uploaded photos, they charged $150, it was included in the title company's statement, and they still tried to tell me I owed money and then blamed it on the Title company.
